Which Areas Near Jewar Airport Are Best for Property Investment?

“Near Jewar airport” can mean a built-up sector a long drive away or farmland next to the runway. Here is an area-by-area guide to the YEIDA sectors and towns around the airport: what is there, what our data shows and what to watch for.

Which areas near Jewar airport are best?

The answer depends on what you need from the area. Here is a simple way to sort the places people mean by “near Jewar airport”:

  • For living or renting soon: Sectors 22D and 22A, and the township in Sector 19. They are the most built-up areas on our pages.
  • For a YEIDA plot: Sectors 15C, 18, 20 and 24A, where YEIDA’s recent plot schemes were.
  • For land close to the airport: the villages and towns around it, such as Jewar and Tappal. These are earlier-stage and riskier.

Two areas need special care: Sector 25 (Jaypee Sports City) and Sector 17A (Supertech Upcountry), where big projects are stuck.

Two notes on places. The airport itself is at Jewar, on about 1,334 hectares in YEIDA’s notified area, according to the Press Information Bureau. And YEIDA’s new logistics park is planned at Tappal-Bajna, while an industrial node of about 8,000 hectares is planned south of the airport.

Sector 22D and 22A: the built-up cluster

If you want a home people already live around, this is it. Sector 22D holds 16 of the projects on our pages, the most of any sector. It mixes ready flats, under-construction towers and plotted townships.

Sectors 15C, 18, 20 and 24A: YEIDA’s plot-scheme sectors

These are the sectors where YEIDA has been selling its own plots. Its 2026 scheme alone offered 973 plots in Sectors 15C, 18 and 24A. On a YEIDA scheme, a plot here costs the same per square metre as anywhere else in its area.

Jobs are what would fill these sectors. In September 2026, YEIDA’s board approved a logistics park at Tappal-Bajna and moved ahead with an industrial node of about 8,000 hectares south of the airport, still at the master-plan stage. Our news desk covered it in YEIDA approvals near Noida airport.

The upside here depends on jobs and neighbours arriving. Until then, expect empty plots around you and services still being built. Read which sector suits a YEIDA plot for how to choose.

Jewar and Tappal: around the airport

Land in the villages and towns around the airport gets the most hype. It also carries the most risk of buying into a colony without approval. A plot here is safe only if it is in a YEIDA-approved layout, or has the right approvals.

Unapproved building is a live issue in the district. In September 2026, the National Green Tribunal asked the Greater Noida authority for details of unauthorised construction in its area, Hindustan Times reported. Before you pay for any plot, ask which authority approved the layout, and check it with that authority.

Two projects we track are being promoted without UP RERA registration: “M3M Plots Yamuna Expressway” and “Gaurs Bento”. Under the RERA Act, an unregistered project can’t be sold.

Areas with stuck projects

  • Jaypee Sports City (Sector 25): Stalled for over 14 years; land allotment cancelled and appeal pending in Supreme Court.
  • Supertech Golf Country (Sector 22D): Stalled — separate Supertech company in insolvency, land cancelled, not covered by NBCC.
  • Supertech Upcountry (Sector 17A): Stalled — NBCC restart scheduled from Jan 2027, but funding not yet secured.

If the courts settle these cases and work restarts, nearby sectors could benefit. Until then, money here can stay stuck for years.

Our project page shows it as stalled. YEIDA cancelled the land allotment in 2020, the Allahabad High Court upheld the cancellation in 2025, and an appeal is pending in the Supreme Court.
