Gaur Yamuna City is a 250-acre township, 101 hectares on Gaurs’ official page, and it is the one project in this set that carries a caution alert. The reason sits in its flagship apartment phase, 16th Parkview, registered on UP-RERA as UPRERAPRJ6801 on 31 July 2017. As of September 2026 that phase has 253 complaints on UP-RERA, and its promoter, Gaursons Realtech Pvt Ltd, has 735 across its registrations, seven still under registration. In September 2025, PTI reported that UP-RERA had referred Gaursons Realtech for punitive action for violating a status-quo order; the report did not say which project the case concerned. The history goes back further. In April 2017 YEIDA cancelled the building plans of two Gaursons projects in Sector 19 of Yamuna City, among 17 projects of five developers, citing fire-safety and sewage norms, flats sold without required approvals and revised plans not submitted. One of those plots measured 87,756 sq m, exactly the area of 16th Parkview. The phase later received Completion Certificates, so the cancellation appears to have been resolved, but we found no document explaining how. Those certificates were slow as well. The RERA completion date was 14 November 2022, yet uploads came in seven stages from May 2019 to 5 March 2025. None of this amounts to a stall or insolvency. It is a large, mostly delivered township with a heavy complaint load, and you should read that load before buying.

Where the township sits and how it began

Gaursons bought the land from Jaypee Group in May 2013, in a deal Business Standard reported as 300 acres; the developed township is marketed at 250. Development began in 2014. The RERA land description for 16th Parkview reads “Gaur Yamuna City (Pocket-3), Mirzapur Site (LFD-3)”, and Business Today’s 2017 report placed the two Gaursons projects in Sector 19, which several broker listings repeat. No single official source gives the sector for the whole township, so treat Sector 19 as the best available answer rather than a certainty. The land acquisition was contested: in 2011 farmers protested, and the dispute was settled with additional compensation and a 7% developed-land allotment to farmers. One clarification, because the Jaypee link causes confusion. Gaurs’ chairman and managing director is Manoj Gaur. He is not the Manoj Gaur of Jaypee Group, whom the Enforcement Directorate arrested in November 2025 in the Jaypee homebuyer case. They are different people running different companies. On access, SquareYards puts the Yamuna Expressway about 0.5 km from the township and the Eastern Peripheral Expressway about 7.5 km.

Eleven registrations, many products

The official page lists eleven UP-RERA numbers, each a separate phase. 16th Parkview (UPRERAPRJ6801) holds the 2, 3 and 4 BHK apartments and a few shops. Gaur Waterfront in 1st-B Parkview (UPRERAPRJ235739), Gaur Lakeshore Villas in 1st-A Parkview (UPRERAPRJ574384), Shri Radhey Kunj in 7th Parkview (UPRERAPRJ16087), 2nd Parkview (UPRERAPRJ4464) and 32nd Parkview (UPRERAPRJ4193) are residential plot phases. KrishnVilas (UPRERAPRJ16103) and Victorian Villas in 6th Parkview (UPRERAPRJ15838) cover villas. Aerocity Yamuna (UPRERAPRJ342117) sells commercial plots, GYC Galleria (UPRERAPRJ4602) sells shops, and Gaurs Runway Suites with The Hub (UPRERAPRJ351477) combines studio and one-bedroom units with shops. Only 16th Parkview was checked directly on UP-RERA for this page. Runway Suites, with 836 units on 2.71 acres, carries a completion date of 5 February 2027 in a broker listing we could not verify on UP-RERA. Different phases may also sit under different Gaurs companies. So the township does not have one record. A plot in 2nd Parkview and a flat in 16th Parkview have separate registrations, possibly separate promoters, and separate complaint histories, and you should look up the one you are actually buying.

The lake, the temple and the school site

Where Gaur Yamuna City differs from the new Sector 22D launches is that people already live here and some shared infrastructure exists. The official page highlights Yamuna Lake Park, 36,421 sq m with boating, and a temple with a 108-ft Krishna statue that has become the township’s landmark. Gaurs International School is listed as under construction, and sites are earmarked for a hospital, schools, a petrol pump and commercial use, along with rainwater harvesting and sewage treatment. Earmarked is the important word. A plot reserved for a hospital is not a hospital, and none of the sources gives a date for any of these facilities. Inside 16th Parkview, the RERA table lists 38 blocks, including low-rise V-blocks, with 3,106 units; SquareYards counts 15 towers and 3,104 units, so the two describe the layout differently. Wikipedia mentions a plan for about 20,000 apartments across the township, against roughly 15,000 in the 2013 plan, but no verified current total exists, and we have left the unit field blank rather than repeat either.

Resale prices and what they are worth

This is a resale market more than a launch market. SquareYards puts the apartment rate at about ₹6,550 per sq ft for March to June 2026, up from ₹5,800 in June 2025. That sits almost exactly on the corridor’s ₹6,500 average in this site’s locality data, and a long way below the ₹11,000-plus asked for new launches in Sector 22D. The portal gives a range of ₹70 lakh to ₹1.36 Cr across 2, 3 and 4 BHK homes in 16th Parkview. Only those two ends are sourced. The prices we show for the top of the 2 BHK band, the whole 3 BHK band and the bottom of the 4 BHK band are indicative, worked out as size multiplied by the ₹6,550 rate; no source quoted them. The sizes are super areas of 1,000 to 1,270 sq ft for 2 BHK, 1,375 to 1,475 sq ft for 3 BHK and 1,950 sq ft for 4 BHK. The RERA carpet areas are much smaller, about 560 to 714 sq ft, 793 to 1,109 sq ft and 1,234 sq ft respectively, so check carpet before comparing with anything else. A finished, occupied flat can plausibly earn close to the locality yield, and we estimate about 3% gross. We forecast 7% a year over five years, held back by the builder record. No bank is documented as approving loans in the township.

Who can make Gaur Yamuna City work

Our verdict is Hold / Watch, with a caution alert. For a budget buyer who wants a finished flat, a lake park and a functioning community today, a 16th Parkview resale unit at around the corridor average is a rational purchase, provided you inspect the specific tower, check its Completion Certificate, and read the UP-RERA complaints to see whether they concern your block. Buying into an unfinished phase is a different decision. You would be relying on a promoter group with a 2017 plan cancellation, completion certificates that ran more than two years past the RERA date, and a September 2025 referral for punitive action. We would want to see that phase’s own RERA page, its construction progress and its complaint count before paying a booking amount. The township is not for anyone who needs certainty on timelines or who is unwilling to read regulatory orders before signing.
