A finished plotted estate with an unusual promoter
Ace Estate is a plotted development on Plot TS-01B in Sector 22D, marketed by ACE Group and shown on ACE’s website as completed. The fact that should frame everything else is who registered it. The UP-RERA promoter for UPRERAPRJ442226/10/2024 is Logix Buildestate Pvt Ltd, a company at 9 Sikka Complex, Preet Vihar, East Delhi. It is not an ACE-named entity, and 99acres co-brands the project as “Logix Ace Estate”. We found no source that explains the arrangement between ACE and this company, and we are not going to guess at it. What it means for you is practical: the company that signs your sale deed is Logix Buildestate, so the title chain and its authority to sell must be checked in that name. The rest of the record is tidy. The project was registered on 28 October 2024 with a proposed start of July 2024, declared completion for 31 December 2025, and uploaded a Completion Certificate on 19 January 2026, nineteen days after that date. UP-RERA showed no complaints against the project and none against the promoter across its two registrations when we checked in September 2026. Few projects on this corridor can show a finished certificate and a blank complaint file at the same time.
Access: the expressway at the gate
SquareYards places the estate about 0.1 km from the Yamuna Expressway, about as close as a residential layout gets, and about 15 km from Noida International Airport at Jewar. That airport figure agrees with the Gaurs projects deeper in Sector 22D but not with the 30 km another portal gives for Ace Terra in the same sector, so read any single distance with care. Living this close to the carriageway cuts both ways. You get a quick on-ramp, which matters if you drive to Noida or Greater Noida for work. You may also get traffic noise on the rows nearest the road, which is a reason to walk the layout at rush hour and pick your row accordingly. The corridor’s case rests on the airport. The locality record on this site shows average prices on the Yamuna Expressway moving from about ₹2,400 per sq ft in 2020 to about ₹6,500 in 2025. Land tends to capture that kind of move more directly than apartments do, because the land is most of what you own. It carries the reverse risk as well: if airport-led demand pauses, a plot has no rent to cushion the wait.
Plot sizes and what the RERA table shows
The UP-RERA filing covers 275,419 sq m, or 68.06 acres, divided into 388 plots. Some broker sites say 365; the RERA table adds up to 388, and that is the number we use. The mix is broad: 103 plots of 100 to 150 sq m, 171 of 150 to 200 sq m, and 114 larger plots of 250 to 500 sq m. At 388 plots on 68 acres the layout works out to fewer than six plots an acre, very low density against anything else in the sector, even allowing for roads, parks and the water feature within that area. Public pricing covers only two sizes. SquareYards listed a 150 sq yd plot (1,350 sq ft) at ₹1.88 Cr and a 200 sq yd plot (1,800 sq ft) at ₹2.50 Cr in September 2026. Those work out to about ₹13,900 per sq ft of plot area, or roughly ₹1.25 lakh per sq yd. Treat that rate as low confidence: it rests on one portal’s asking prices, not on registered sales. The same portal gives the Sector 22D average as ₹8,950 per sq ft, and while a plot rate and an apartment-heavy sector average are not like for like, the gap reminds you that a finished, low-density layout carries a clear premium. None of the 250 to 500 sq m plots has a public price at all.
Blue Trail, parks and the shared spaces
ACE’s page describes the common areas: a water feature it calls the Blue Trail, a clubhouse, landscaped parks, yoga and seating areas, and a temple. That is a modest, neighbourhood list rather than a resort brief, and it suits a plotted colony where most of the living happens inside your own boundary wall. The details you would want, such as the size of the clubhouse, who runs it and what the maintenance charge will be, are not in any source we found. Ask for the maintenance agreement before registry, and ask whether the estate will be handed to a residents’ association or kept by the promoter. On a plotted estate that question shapes your running costs for decades. Remember too that a Completion Certificate for the layout covers roads, drains and common works, not your house. When you are ready to build, your own drawings will need approval under YEIDA’s rules. Owners build at very different speeds, so the colony may look half-finished for years even though the layout is legally complete, and your early years there may involve living beside other people’s construction sites.
Weighing price, paperwork and patience
Here is the case in favour. You get a finished plot with a completion certificate on UP-RERA, issued almost on schedule, no complaints on file, the expressway at the entrance, in the part of the corridor that stands to gain most if the airport delivers. No construction risk is left on the layout itself, which no apartment launch in this sector can claim. Here is the case for caution. The only price evidence is a single portal ask, and plot prices on this corridor can differ a great deal between the brochure and a registered deal. A plot also pays you nothing until you build, so we score its rental yield at zero and forecast a conservative 8% a year for five years. The relationship between ACE and Logix Buildestate is not documented anywhere we looked, and we have not linked this promoter to any other company with a similar name, because no source supports that. No bank is recorded as having approved loans here. The HDFC Bank account in the RERA filing is the project’s escrow account, not a loan tie-up. Put together, our verdict is Hold / Watch: a sound, finished asset whose price you should test before paying it.
The right buyer for a plot here
Ace Estate fits someone who wants to build a family house within a few years and values a finished layout over a brochure. It also fits a long-horizon land holder who is comfortable earning nothing while the corridor matures. Either way, do three things before paying. Get a lawyer to trace the title and confirm that Logix Buildestate is the entity authorised to sell your plot. Compare the asking price with actual registered transactions for similar plots in the estate, not with other portal asks. And read the maintenance terms, including who will own the common areas. It is the wrong buy for anyone who needs rental income, anyone who wants a ready apartment rather than a building project of their own, and anyone unwilling to do the paperwork an unusual promoter structure demands.
