Two registrations, one township
Ace Acreville is easiest to understand as two projects sharing a name and a promoter. The first is a plotted layout registered on 7 March 2025 as UPRERAPRJ248777/03/2025. Its RERA completion date was 31 March 2026, and a Completion Certificate was uploaded on 19 February 2026, about six weeks early, so those plots are effectively ready. The second is ACE Verde, a group-housing plot, GH-01, inside the same TS-01 parcel, registered on 21 March 2025 as UPRERAPRJ913692/03/2025, with seven towers and 1,287 homes due by 30 April 2029. Both are held by Three C Homes Pvt Ltd, an ACE company registered at Poorvi Marg, Vasant Vihar, New Delhi, with email on ACE’s domain. Start with two corrections. Acreville is in Sector 22A of YEIDA, not Sector 22D, whatever a listing may say; UP-RERA records it on Plot TS-01, Sector 22A. And it is not the 100 acres that ACE and news coverage market. The plotted registration covers 352,344.6 sq m, about 87.07 acres, and the Verde plot adds 7.97 acres, so the RERA-registered township is about 95 acres. We use the RERA figure throughout this page.
Sector 22A and the roads around it
By SquareYards’ measure the township is about 0.1 km from the Yamuna Expressway, about 5 km from the Eastern Peripheral Expressway and about 34 km from Noida International Airport at Jewar. The portal also calls the Buddh International Circuit adjacent, without a distance. We mark all of these as low confidence because the same page contradicts itself on several other points, which we come to below. Airport distances quoted for ACE’s Sector 22D projects range from 15 to 30 km, so 34 km here is plausible but not something to plan around without driving it. The broader corridor story applies. The locality data on this site shows the Yamuna Expressway average rising from about ₹2,400 per sq ft in 2020 to about ₹6,500 in 2025, largely on the airport, with Film City and a rapid-rail proposal still ahead. Land usually responds first and hardest to a catalyst like that, which makes the plots the part of Acreville most exposed to it, on the way up and on the way down.
Plots and the ACE Verde apartments
On the plotted side, the obvious question, how many plots there are, has no reliable answer. The UP-RERA plot table did not load during our research, and portals quote 365, 900 and 2,187 plots for the same layout. We have left the unit count blank rather than pick one. Ask ACE for the approved layout and the RERA plot schedule and confirm your plot number appears on both. ACE Verde is better documented. Its RERA table lists 392 studios of about 258 sq ft carpet, 357 one-bedroom homes of roughly 324 to 527 sq ft, just 12 two-bedroom homes, and 526 three-bedroom homes of about 1,005 to 1,358 sq ft carpet. The studios are marketed separately as “The Nest at Ace Verde”. That mix is unusual: about 58% of Verde’s homes are studios or one-bedroom units, a product aimed more at investors and single occupants than at families. The 3 BHKs are the family format, listed on SquareYards at 1,818 to 2,445 sq ft of super area for about ₹2.00 to ₹2.69 Cr, or roughly ₹11,000 per sq ft of super area. That is a different basis from the plot rates, so do not compare them directly. At 1,287 homes on 7.97 acres, Verde is dense, at around 161 homes an acre.
Township facilities on the ACE list
ACE’s Acreville page lists a banquet hall, barbeque stations, a cafe, a golf-cart station, a rooftop multi-cuisine restaurant, a swimming pool, water bodies and an amphitheatre. It reads as a resort-style common area for a low-rise plotted community, and a golf-cart station suggests a layout meant to be crossed on wheels rather than walked end to end. None of the sources says which of these facilities are finished now that the plotted phase has its certificate, which will be built alongside Verde, or how they will be shared between plot owners and the 1,287 Verde households. That split matters. A plot owner paying maintenance for a pool that a large apartment phase also uses should know how costs and access will be divided, and who will vote on them. Ask ACE for the facilities schedule, a list of what is already handed over, and the name of the association that will run the common areas once Verde is occupied.
Why the prices don’t add up yet
This is the weakest part of the public record, and we want to be plain about it. SquareYards shows a headline rate of ₹12,000 per sq ft of plot area as of June 2026. On that rate a 200 sq yd plot of 1,800 sq ft should cost about ₹2.16 Cr. Yet the same site lists a resale 200 sq yd plot at ₹2.06 Cr and quotes ₹3.30 Cr on the project page. For 300 sq yd the numbers are ₹3.90 Cr on resale against ₹4.95 Cr on the project page, and a 500 sq yd resale plot is listed at ₹6.50 Cr. The page also calls the project ready to move while showing an April 2029 possession date, which is Verde’s date, not the plots’. With gaps of more than ₹1 Cr for the same plot size, none of these figures deserves your trust as a market price. Treat the whole range as indicative, and anchor any negotiation to registered sale deeds nearby. The complaint record is the other thing to read. UP-RERA listed six complaints against the plotted project in September 2026, one still under registration, and six against Three C Homes across its three projects. We could not see what they are about or whether they are settled, and we found no news of delays, penalties or insolvency. ACE says it has sold ₹5,000 crore across its Yamuna Expressway projects, per an August 2025 release; that is a claim about sales volume, not about value.
Deciding between a plot and a Verde flat
Our verdict is Hold / Watch. The plots are finished and certified, which removes construction risk, but you cannot currently tell a fair price from the public data, and the plot count is unknown. If you want land, go in with registered transaction evidence and a willingness to walk away from the higher project-page quotes. If you want a Verde 3 BHK, you are buying an under-construction flat due in April 2029, in a phase built mostly around studio and one-bedroom homes. That suits some buyers well and others not at all. We estimate a blended rental yield of about 1% for the township today, because most of what is ready is land, and forecast 8% a year over five years. Skip Acreville if you are relying on a single portal quote, or if the Sector 22A address and the RERA acreage do not match what your broker told you.
