What Ace Terra is, in plain numbers
Ace Terra is ACE Group’s large apartment project on Plot P5 and P6 of TS-02/A in Sector 22D, a YEIDA sector just off the Yamuna Expressway. The UP-RERA filing, registered on 4 April 2024 under UPRERAPRJ683816/04/2024, describes 1,166 homes in 12 towers on 44,440 sq m of land, which is 10.98 acres. ACE’s own site says each tower rises 25 storeys, and the towers come in three clusters: A1 and A2, B1 to B4, and C1 to C6. The declared completion date is 28 December 2028. As of September 2026 no Occupancy or Completion Certificate had been uploaded, which is what you would expect at this stage. The legal promoter is not called ACE. It is Ajay Realcon India LLP, a partnership firm registered at 7th Floor, Plot 01/B, Sector 126, Noida, the ACE head-office address, with its email on ACE’s domain. Indian developers routinely hold each project in its own firm, so this is normal, but it matters to you: the LLP, not the group, is the party you contract with. The encouraging part is the complaint record. UP-RERA showed zero complaints against the project and zero against the promoter when we checked on 28 September 2026. For a registration more than two years old, covering over a thousand homes, that is a clean sheet.
Getting around from Plot P5 and P6
The expressway itself is the main asset. SquareYards measures the Yamuna Expressway at about 0.5 km from the site and the Eastern Peripheral Expressway at about 10 km. The airport figure is where you should slow down. The same portal puts Noida International Airport at Jewar about 30 km away, yet the official sites of two Gaurs projects in the very same Sector 22D quote 15 to 16 km, and a portal listing for ACE’s own Ace Estate, also in 22D, says 15 km. They cannot all describe the same drive, and we do not know which method each source used. Drive the route yourself before you build a commuting or rental plan around the airport. What we can say is that the airport is the corridor’s main catalyst. This site’s locality record shows the Yamuna Expressway average climbing from about ₹2,400 per sq ft in 2020 to ₹6,500 in 2025, and most of that run was driven by the airport story. For daily errands, remember that Sector 22D is still a sector of new launches. No source we found documents schools, hospitals or shops within walking distance of Ace Terra today, so plan on driving for most of them in the early years.
Towers, carpet sizes and a labelling puzzle
Marketing sells two products: 3 BHK homes of 1,770 to 2,395 sq ft and a 4 BHK of 3,025 sq ft, all quoted as super area. The RERA unit table tells you what you will actually walk on. It lists 906 three-bedroom units with carpet areas of 91.96 to 149.08 sq m, roughly 990 to 1,605 sq ft, and 180 four-bedroom units at 157.51 sq m, about 1,695 sq ft. Put the smallest 3 BHK side by side with its carpet: 1,770 sq ft billed against about 990 sq ft inside your walls means a little over half of what you pay for is usable floor. The 4 BHK ratio is similar. That loading is common on this corridor, but price the flat on carpet, not on the brochure. Then there is the oddity. The same RERA table labels 80 units as “2 BHK”, at 83.17 and 113.30 sq m of carpet, even though ACE has never marketed a two-bedroom home here. A 113 sq m two-bedroom would be unusually large, so the label looks like a data-entry slip rather than a hidden product line, but we would not assume either way. If a salesperson offers you anything smaller than the advertised 3 BHK, ask to see its row in the RERA table before paying a token. Density deserves a moment too. At 1,166 homes on 10.98 acres, Ace Terra works out to about 106 homes an acre. No accountable source states the open-area share, and we have ignored lead-generation sites that claim 85%.
Club Spade and the everyday
ACE brands the clubhouse Club Spade. The official page lists a swimming pool, a tennis court, a banquet hall, a kids’ area and water features, and SquareYards adds squash and badminton courts, a library, a cafe and a restaurant. What neither source gives is the size of the club, so we cannot tell you whether it will feel generous or crowded once all twelve towers are occupied. That is not a small question with around 1,166 households sharing one facility. A pool and a single tennis court serve a few hundred families comfortably; whether they serve a thousand depends on design details that are not public. Ask to see the club’s approved plan and its area in the sale documents. On paper the list is sensible rather than showy: courts, a place to eat, a room for functions and something for children. Families moving from Noida or Greater Noida West will find it familiar. What you will not find in the sources is anything about finish specifications, the brand of fittings or the number of lifts per tower, so treat the sample flat as your only evidence, photograph it, and ask for the specification sheet to be attached to your agreement.
Paying ₹11,050 a foot: does the arithmetic work?
SquareYards quotes an asking rate of ₹11,050 per sq ft as of June 2026, and reports the Q1 2026 average moving from ₹10,000 to ₹10,750. On those figures a 1,770 sq ft 3 BHK costs about ₹1.95 Cr, the largest 3 BHK about ₹2.63 Cr and the 4 BHK about ₹3.33 Cr. Now compare that with the corridor. The locality data on this site puts the Yamuna Expressway average at ₹6,500 per sq ft in 2025, so Ace Terra asks roughly 70% more than the blended average. Part of that gap is fair, because a new amenity-led project half a kilometre from the expressway should cost more than an older, mixed stock. But it also means the airport-driven gains of the last five years are already inside this price. We model a conservative 8% a year for the next five years and a gross rental yield of about 2.7%, a shade under the locality’s 2.9%, because a high entry price squeezes yield. The builder is not a newcomer. Ace Parkway in Sector 150 received its Occupancy Certificate, and ACE announced an OC from the Noida Authority for Ace Divino, noting COVID-related setbacks along the way. In January 2022 income-tax searches were reported at about 40 sites linked to ACE’s chairman Ajay Chaudhary; the sources we found report no outcome, and we found no insolvency, stalled project or RERA penalty against ACE entities. No bank is documented as approving home loans here. The ICICI Bank account named in the RERA filing is an escrow account, which is a different thing.
Who Ace Terra suits, and who should pass
This is a project for an end user who wants a big three- or four-bedroom flat near the expressway, is comfortable with a builder that has delivered in Noida, and can live with a handover at the end of 2028. If that describes you, the clean complaint record and the verified land and tower count are good reasons to shortlist it, and our verdict for that buyer is Buy. Negotiate on carpet area, make sure your unit’s RERA row matches your agreement, and keep payments tied to construction stages rather than dates. It suits investors less well. You are buying at a large premium to the corridor, into a dense project, with no documented rent evidence for Sector 22D yet. If you need to sell within two years, or you hope to catch the next leg of airport appreciation cheaply, this is not where that opportunity sits. And if a short drive to Jewar is central to your plan, time it yourself before you sign anything.
