Rates are average asking prices per sq ft. Growth is the change in that average over five years. Rental yield is a year's rent as a share of the price, before costs.

What is being built around Noida

Noida and Greater Noida are getting a new airport, longer metro lines and big industrial projects. Here is where each one stands, from official announcements. New roads and metro lines often lift prices nearby, but usually only once they open, and never on a fixed timetable.

  • Noida International Airport (Jewar): Open since 15 June 2026.
  • Aqua Line metro: Noida Sector 51 – Greater Noida: Open since 26 January 2019.
  • Aqua Line extension: Sector 142 – Botanical Garden: Approved (latest approval 13 February 2026), not yet being built.
  • Aqua Line extension: Depot – Boraki: Approved (latest approval 26 May 2025), not yet being built.
  • Aqua Line extension: Sector 51 – Greater Noida West: Still a proposal (last step 29 November 2024).
  • Yamuna Expressway: Open since 9 August 2012.
  • Delhi–Mumbai Expressway link to the airport: Being built (latest approval 10 March 2026).
  • Integrated industrial township, Greater Noida: Open since December 2020.

  • They are asking prices. Not registered sale prices and not government circle rates.
  • We check them every month. City pages show each year's rate and update the current year as the monthly checks come in.

Mumbai, at about ₹32,000 per sq ft on average among the cities we track. Gurgaon is next at ₹16,500 per sq ft.

Of the 15 cities we track, Lucknow is the most affordable at about ₹5,200 per sq ft.

Which city has grown the most in five years? +

Gurgaon: its average asking price is up 118% over five years on our tracker. Goa follows at 105%.

Where is rental yield the highest? +

Goa, at about 4.5% a year before costs. A ₹1 crore home there would rent for roughly ₹37,500 a month.

What is the property rate in Noida? +

About ₹11,200 per sq ft on average. Greater Noida is cheaper, at about ₹7,800 per sq ft.
