RBI’s all-India House Price Index, built from registered property sales in 18 cities, stood at 117.5 in Apr–Jun 2026 (base 2022-23=100): 3.6% higher than a year earlier and 1.1% up on the previous quarter.

NHB’s RESIDEX index of 50 cities, built from bank and housing-finance valuations, was 7.0% higher than a year earlier in Apr–Jun 2026 and 2.7% up on the quarter. 47 of the 50 cities were up on a year earlier, NHB reports.

In Apr–Jun 2026 lenders’ valuations rose 3.4 percentage points faster than registered sale prices: NHB’s index was up 7.0% on a year earlier, RBI’s 3.6%.

Among the major cities NHB names in its release, Bengaluru rose most (21.5%) and Pune least (3.7%) in Apr–Jun 2026.
