Indian real estate has portals that list everything and endorse everything — because sellers pay for placement. What it never had is what stock investors, car buyers and even appliance shoppers take for granted: an independent research layer whose only customer is the buyer.

PropertyNivesh.in exists to be that layer. Our research desk scores the projects it covers on eight metrics, working from RERA filings, developer disclosures, price comparables and location data — and then publishes the verdict, including the cons, including “avoid”.

How our research works

Each research page starts from primary sources: the project’s RERA registration and progress reports, the developer’s disclosures and past delivery, approvals, and asking prices for comparable homes nearby. The desk then scores the project on investment merit, growth, builder trust, rental potential, connectivity, livability, luxury and risk, and sets a verdict that weighs those scores against the price. Figures a developer hasn’t published are shown as “Not disclosed” rather than estimated. Every page shows when it was published and last updated. The full approach is on our methodology page.

How we make money — and what we never do

We earn from buyer-side advisory and optional transaction support. We never take money from developers for a listing, a ranking, a rating or a review, and we don’t publish sponsored news or advertorials. When our verdicts cost us developer goodwill, that is the model working.

  • No paid placement in rankings, lists or search results.
  • No sharing your enquiry with a developer without your consent.
  • No invented statistics: undisclosed figures stay “Not disclosed”.
  • No photos passed off as real — illustrative images are labelled.

Who edits our work

Rakesh Mahajan is the Editor of PropertyNivesh.in. Every project review, developer profile, market guide, calculator guide and news story is signed off by the editor before it is published: checking that figures trace to a source, that verdicts follow from the evidence, that illustrative images are labelled and that anything a developer hasn’t disclosed stays “Not disclosed”.
