Ahmedabad does not behave like Mumbai, Bengaluru or Gurgaon, and you should not judge it by their yardsticks. Land around the city is comparatively plentiful and affordable, the leading local developers on our profiles are conservative about debt, and the market is driven far more by people buying homes to live in than by traders. The result, on our five-year data, is a market that rises steadily rather than in leaps.
For you, that translates into space. A family that would squeeze into a two-bedroom flat in Pune or Bengaluru can usually afford a large three-bedroom home here, often in a newer building. That alone explains why many buyers choose Ahmedabad even though its growth numbers look pedestrian next to Hyderabad’s.

Among the large cities on our list, Ahmedabad is the least expensive per sq ft. It is about 26% cheaper than Chennai and has grown faster than both Chennai and Kolkata over five years. Where it falls short is against the tech-led cities: Hyderabad nearly doubled in the same period while Ahmedabad rose by just over half.
Is GIFT City a reason to buy in Ahmedabad?
GIFT City, the planned financial and technology district between Ahmedabad and Gandhinagar, is the one factor that could change the city’s growth profile. Financial-services employers tend to pay well, and senior staff usually want premium housing close to work. If that employment base keeps building, it would add a kind of demand Ahmedabad has historically had less of.
Our caution is about timing. A new business district fills in over many years, and housing near it can get priced for the finished district long before the offices are full. Our desk does not yet publish a verified price series for GIFT City or its surroundings, so we cannot tell you how much of the story is already in the price. Treat any purchase close to it as a patient bet, and make sure it also works as a home or rental if the district takes longer than hoped.
Plots or apartments in Ahmedabad?
In Ahmedabad, plotted development is a serious option from a quality developer, not just a fringe product. That lowers the risk of buying under construction, although we would still prefer a construction-linked payment plan.
Who should buy in Ahmedabad, and who should wait
Buy here if you want a large, well-built home at a price that does not stretch your finances, if you work in or near GIFT City, or if you want a steady rental asset: at 3.4%, a ₹1 crore flat earns about ₹28,300 a month in gross rent, better than Gurgaon or Mumbai. Wait, or look elsewhere, if you need high appreciation. At about 9.2% a year over the last five years, Ahmedabad has compounded at a little over half the pace of Gurgaon.
