How our research works

The standards every Property Nivesh research report follows. Each report also has its own methodology section describing its data and calculations. Reviewed by Rakesh Mahajan.

Official sources first

Our datasets come from the bodies that create the records: state registration departments (circle rates and property registrations), RERA authorities (project registrations), the Reserve Bank of India, the Census, MoSPI and EPFO, and the ministries and project authorities that build infrastructure (for example NHAI, NCRTC, MMRDA, the metro rail corporations and YEIDA).

Each value is stored with the address of the page or file it came from, the exact line or cell it was read from, and the date we collected it. We keep a copy of every source file, so a figure can be checked again even if the original page changes.

What we publish, and what we do not

We only publish figures that the source allows to be reused. Some publishers — for example the National Housing Bank’s RESIDEX index and the private research houses — do not allow their data to be republished. We may mention such a figure in the text with its source, but we never republish their data as tables, charts or series.

Every dataset behind a report passes a licence check before it can reach a page. If any row fails, the dataset is not published.

Gaps stay gaps

When a source does not publish a value, the value is missing in our data too. We do not estimate, interpolate or carry figures forward. Where a source changes its method or base year, we keep the series apart rather than join them.

When a source contradicts itself — for example, the same area listed twice with different rates — we keep both rows, flag them and leave that area out of the analysis instead of picking one.

Government rates are not market prices

Circle rates (collector rates, ready-reckoner rates) are the minimum values a state uses for stamp duty. They move in revisions decided by the government, often a year or more behind the market, and they differ by tehsil and by state. We use them as an official record of how the government values an area, never as a market price.

Numbers are computed, not typed

Report text is written with placeholders. Every number on a report page, in its charts, in its tables and in its PDF edition is computed from the same dataset at the same moment, so they cannot disagree. When a dataset is updated, the report updates with it and its version history records the change.

Review and corrections

Each report is prepared by the Property Nivesh Research Team and reviewed by the site’s editor before publication. Reports describe what official data shows; they do not forecast prices or recommend buying or selling any property.
