Summary
Gurgaon is the second most expensive city on our price tracker, after Mumbai. It is also one of the fastest-rising. The city average is ₹16,500 per sq ft, and it has more than doubled in five years.
The rise has not been even. Golf Course Road costs ₹32,000 per sq ft, about four times Sohna (South Gurgaon). Dwarka Expressway grew fastest, up 125% from 2021 to 2025. Official data agrees on the pace: NHB named Gurgaon the fastest-rising of its 50 cities in 4 of its last 8 releases.

The average asking price in Gurgaon has risen 118% in five years on our tracker. Dwarka Expressway rose fastest, by 125% from 2021 to 2025 (₹6,000 to ₹13,500 per sq ft); Sohna (South Gurgaon) rose least, by 86%.

Gurgaon property price trend, 2021–2025
We track six Gurgaon localities: Golf Course Road at ₹32,000, Golf Course Extension Road at ₹19,500, Southern Peripheral Road (SPR) at ₹15,500, Dwarka Expressway at ₹13,500, New Gurgaon (NH-48 Sectors 76–95) at ₹11,000 and Sohna (South Gurgaon) at ₹8,200 per sq ft.
From 2021 to 2025, Dwarka Expressway rose fastest on our tracker, by 125% (from ₹6,000 to ₹13,500 per sq ft). Sohna (South Gurgaon) rose least, by 86%.
Every locality we track rose every year. The newer corridors — Dwarka Expressway, SPR and New Gurgaon — rose the most. Golf Course Road started from a much higher base, so each per cent there adds far more rupees.

How much does a flat cost in Gurgaon? Here is what our project pages list, by number of bedrooms.
Two-bedroom (2 BHK) flats are listed from ₹22 lakh to ₹2.29 crore (3 listings). Three-bedroom (3 BHK) flats start from ₹2.01 crore, and the middle (median) starting price across 10 listings is ₹5.1 crore. Four-bedroom (4 BHK) flats start from ₹1.9 crore, and the middle (median) starting price across 12 listings is ₹7 crore.
The 2 BHK range is wide because it includes affordable-housing projects under Haryana’s policy, priced far below the market. Most 3 and 4 BHK listings on our Gurgaon pages are in large premium projects, so their middle prices are high.

Most priced projects here are from large developers on the newer corridors, so they sit at the upper end of the market.

What official data says about Gurgaon house prices
The National Housing Bank (NHB) tracks house prices in 50 cities, using the values banks put on homes they lend against.
NHB does not print every city’s figure. It printed Gurgaon’s annual change in 4 of its 8 releases from Q3 2024 to Q2 2026 — each time because Gurgaon had the fastest rise of all 50 cities, at 22.8% to 33.9%. NHB also named Gurgaon among the fastest quarterly risers 5 times.
NHB last printed a Gurgaon figure for Q4 2025. A missing quarter does not mean prices fell. It means NHB did not print the figure.

New supply: RERA project registrations in Gurgaon
Every new project must be registered with the state’s Real Estate Regulatory Authority (RERA) before it is sold. The count of new registrations shows how much new supply is coming.
Builders registered 131 new projects with HRERA Gurugram in 2025, against 92 in 2021 (+42%). 2022 and 2025 tied as the busiest years in this window, with 131 each.

Buying in Gurgaon: how to use these numbers
Use this report to see price levels and direction, not to value one home.
- Compare like with like. Check whether a price per square foot is on carpet, built-up or super area before you compare.
- Check the RERA registration. Every project you consider should be registered, with a possession date on record.
- Look at the locality, not just the city. Golf Course Road and Sohna are both “Gurgaon”, but their prices differ about four times.
- Ask for the all-in price. Starting prices usually leave out parking, club charges, GST on under-construction homes, stamp duty and registration.
- Think about rent too. At a 3.2% gross yield, rent covers only part of a home loan EMI.

Methodology
Property Nivesh price tracker. Average asking price per square foot for each city and locality we track, a yearly history (the last five years shown), the change in that average over five years, and the gross rental yield (a year’s rent as a share of the price). Averages come from the projects and listings we follow; they are asking prices, not registered sale prices.
Project pages. Starting prices, price ranges, prices per square foot and flat configurations as listed on our project pages, which record what the developer published or what the reports cited on each page say. Flat sizes are counted only where a configuration is one size (2 BHK, not “2 & 3 BHK”); villas, plots, penthouses and duplexes are left out of the flat tables. A median is the middle value: half the listings start below it and half above.
NHB RESIDEX. The city figures the National Housing Bank prints in its national RESIDEX press releases (HPI @ Assessment Prices, built from the values banks and housing finance companies put on homes they lend against, in 50 cities), reproduced as printed with acknowledgement under NHB’s website copyright policy. We do not use NHB’s RESIDEX portal series, which needs NHB’s written permission. NHB RESIDEX is a registered trademark of National Housing Bank.
RERA. New real-estate projects registered with the state RERA authority, counted from its registered-project lists by registration date. Gurugram district, complete calendar years.
Editions. Updated every quarter at this address; each edition is kept as a PDF. This edition uses the tracker as of October 2026 and NHB releases from Q3 2024 to Q2 2026.

Limitations
- Asking prices, not registered sale prices. What buyers finally pay can be lower or higher.
- Our project pages cover the projects we follow in Gurgaon, many from large listed developers. They are not a random sample of every home for sale, so the price ranges lean towards newer and bigger projects.
- Developers quote prices on different area bases (carpet, built-up or super area). Compare prices per square foot only on the same basis.
- NHB prints only some cities’ figures each quarter. Where NHB did not print a figure, the tables show a dash; nothing is estimated.
- Rental yields are gross: they leave out maintenance, tax, vacancy and the cost of buying.
