New Gurgaon is the part of the city where a ₹1–2 crore budget still buys a proper family flat, and it has quietly compounded as fast as the luxury corridors. Along NH-48 in Sectors 76–95, our desk puts the 2025 average at ₹11,000 per sq ft with a 3.3% gross yield. Its year-by-year prices rose from ₹4,800 in 2020, about 18% a year, which is marginally ahead of Golf Course Road over the same stretch. Expect ordinary neighbourhoods and long commutes to Cyber City, offset by a lower entry price and less downside.

That is a large area, and pricing inside it is not uniform. Towers close to the highway and to established malls trade above the ₹11,000 average; interior sectors waiting on roads trade below. Use the average as a benchmark, not a quote.

The quiet outperformer nobody writes about

Here is a number that surprises most buyers. From 2020 to 2025, New Gurgaon’s average climbed about 129%. Expressed as compound annual growth (the fixed yearly rate that joins the start and end prices), that is 18.0%. Golf Course Road managed 17.2% and Golf Course Extension 17.5% on the same basis. The value quadrant beat both trophy corridors, just without the headlines.

Among the six Gurgaon pockets we cover, only the Dwarka Expressway and SPR grew faster, and both of those are launch-driven corridors on our file. New Gurgaon did it with large volumes of ordinary group housing, which is a sturdier foundation for the next five years than a launch boom.

It has also slowed with everyone else. The 2025 gain was 7.8%, and the two-year compounded rate from 2023 is about 13%. Nobody should be buying here expecting a repeat of 2022–23.

Our research desk calls ₹1.5 crore the spot with the least downside in Gurgaon, and the table shows why. For that money on Golf Course Extension you would get under 800 sq ft. Here you get a three-bedroom flat that a family can rent from you or live in without compromise on space.

Jobs down the highway: why Manesar matters

Most of Gurgaon’s premium story is about offices in Cyber City and on Golf Course Road. New Gurgaon has a second employer base that the northern corridors do not: the Manesar industrial belt, a short drive further down NH-48. That gives landlords here a different tenant pool, mid-level managers and engineers who want to live near the plant rather than near CyberHub.

  • Road links on our file: NH-48 direct, the Central Peripheral Road, and the KMP Expressway for traffic around Delhi.
  • Daily retail is covered by established malls such as Hero Homes and Sapphire.
  • Planned: new sector roads and a metro extension that our data lists only as plans, without dates.

The weakness is the commute north. Without rail, the drive to Cyber City at peak hours is the main reason senior corporate buyers choose SPR or the Extension instead.

Researched projects and builders in New Gurgaon

We don't yet have a fully researched project inside Sectors 76–95. Don't use Birla Arika as a comparable here: it is in Sector 31, inside the older city near Medanta and the HUDA City Centre metro, and at about ₹21,000 per sq ft it prices a different market.

The builders active in this belt, on our locality file, include Signature Global, Godrej, M3M and DLF. Their records differ. On our developer data, DLF delivers on time 88% of the time, Godrej 82%, Signature Global 76% and M3M 74%. In a market where the product is fairly standard, that gap is most of what you are choosing between.

Why the cheaper sectors pay a better yield

Gross yield, meaning annual rent divided by purchase price before costs, is 3.3% here against 2.8% on Golf Course Road. The rupee rent per foot is far lower, around ₹30 a month compared with about ₹75, but the purchase price is lower still. For an investor funding part of the purchase with a loan, that half-point matters: it narrows the monthly gap between rent received and EMI paid.

Only Sohna, at 3.4%, yields more among the Gurgaon pockets we cover, and Sohna carries thinner resale liquidity. That is the practical case for New Gurgaon as Gurgaon’s rental workhorse.

Where the downside hides

  • Supply is large. Group-housing launches from several builders compete for the same buyer, so resale of a generic flat can take time.
  • Luxury index is 58 on our scale. Do not pay luxury prices for a New Gurgaon project because the brochure uses luxury language.
  • Interior sectors depend on promised sector roads. Buy on a road that exists.
  • Livability scores 72, ahead of the Dwarka Expressway (70) but well behind the Extension (84). Schools and hospitals are adequate, not deep.

Our view is simple. For a first home or a steady rental in Gurgaon, this is where we would start looking. For status, fast appreciation, or a short walk to a metro, look elsewhere.
