Property rates in Gurgaon today
The average asking price in Gurgaon is ₹16,620 per sq ft. That makes it the 2nd most expensive of the 15 Indian cities on our tracker. Five years ago, in 2020, the same average was about ₹7,220 per sq ft.

The fastest years were 2022 and 2023, when the average rose about 27% each. Since then the pace has slowed: +17% in 2024 and +8% in 2025. Prices still went up in 2025, just not as fast. That is normal after a sharp run.
Property price trends in Gurgaon: is the market still rising?
NHB does not print Gurgaon's figure every quarter. It printed it in 4 of its last 8 releases, each time because Gurgaon rose fastest of all 50 cities: from 22.8% to 33.9% a year.

NHB RESIDEX measures the values banks and housing finance companies put on homes they lend against, smoothed over four quarters. A gap is a quarter NHB did not print the figure. NHB RESIDEX is a registered trademark of the National Housing Bank.
On our own tracker, the Gurgaon average rose 8.3% in 2025. Southern Peripheral Road (SPR) rose the most that year (9.2%) and Sohna (South Gurgaon) the least (6.5%).
Real estate market trends in Gurgaon
Prices are only one part of the story. Here is what the other numbers we follow say about the Gurgaon market.
- Prices: the average asking rate is up 130% since 2020 on our tracker, about 18% a year.
- Official index: NHB does not print Gurgaon's figure every quarter.
- New supply: Builders registered 131 new projects with HRERA Gurugram in 2025, up from 92 in 2021 (+42%). More new projects usually means more choice for buyers, and over time more competition on price.
- Rents: a gross rental yield of about 3.2%, so rent covers only a small part of the price each year. Most buyers here are paying for future value or for a home to live in.

Golf Course Road costs about ₹32,000 per sq ft on average, the highest of the 6 localities here. It has gone from ₹14,500 in 2020 to ₹32,000 in 2025: up 121%. In 2025 it rose 8.5%.

What you should know about Golf Course Road
- The area: Golf Course Road is Gurgaon's trophy address. Fresh land on the corridor is almost gone, most new supply is ultra-luxury, and the buyers are largely end-users and wealthy families rather than yield-seekers. That combination explains why it has the lowest rental yield in the city even as prices keep setting new highs.
- Why prices moved: Scarcity: with little land left, each new launch tends to set a fresh price benchmark for the road. Walk-to-work access to Grade-A offices in the Horizon Center cluster and quick reach to CyberHub.
- What to watch: The metro extension towards Golf Course Extension and the Global City project, which could draw some premium demand south rather than add to it here.
- Who it suits: CXOs and HNIs buying trophy end-use homes; investors should note yields are thin — this is a capital-preservation market, not a yield market.
- Rent: about 2.8% a year. A ₹1 crore home here would rent for roughly ₹23,300 a month.
- Projects on our site with a listed rate: DLF The Dahlias (₹1,00,000 per sq ft). Single projects can sit far from the area average.
- Outlook: our base case for 2030 is ₹44,900 per sq ft (range ₹38,000–₹48,100).
Golf Course Extension Road property rates
Golf Course Extension Road costs about ₹19,500 per sq ft on average, the second-highest of the 6 localities here. It has gone from ₹8,700 in 2020 to ₹19,500 in 2025: up 124%. In 2025 it rose 8.3%.

What you should know about Golf Course Extension Road
- The area: Golf Course Extension Road began as the overflow market for buyers priced out of Golf Course Road and has matured into a lived-in corridor of its own, with finished towers, hospitals and an international-school cluster. It now prices comfortably above the Gurgaon average.
- Why prices moved: Ready inventory from established developers, so buyers can inspect the finished product before paying. Social infrastructure is already in place: hospitals, an international-school cluster and Worldmark retail.
- What to watch: Metro construction milestones and the Gurgaon–Faridabad road widening.
- Who it suits: Upgraders wanting 80% of Golf Course Road living at 60% of its price; balanced end-use plus investment case.
- Rent: about 3.1% a year. A ₹1 crore home here would rent for roughly ₹25,800 a month.
- Projects on our site with a listed rate: Emaar Urban Oasis (₹21,000 per sq ft) and Trump Towers Delhi NCR (₹25,000 per sq ft). Single projects can sit far from the area average.

Southern Peripheral Road (SPR) property rates
Southern Peripheral Road (SPR) costs about ₹15,500 per sq ft on average, the third-highest of the 6 localities here. It has gone from ₹6,200 in 2020 to ₹15,500 in 2025: up 150%. It also rose the most in 2025, by 9.2%.

What you should know about Southern Peripheral Road (SPR)
- The area: The Southern Peripheral Road links Golf Course Extension, Sohna Road and NH-48, and has become a premium mid-market corridor with large mixed-use retail and fast-rising prices, still at a discount to Golf Course Extension.
- Why prices moved: The 90-metre SPR is operational, with a junction on NH-48 at Kherki Daula. Mixed-use retail destinations such as M3M Broadway and AIPL Joy Street.
- What to watch: The Clover Leaf interchange and any movement on the SPR metro proposal.
- Who it suits: Buyers priced out of Golf Course Extension wanting the same trajectory 3 years earlier.
- Rent: about 3.1% a year. A ₹1 crore home here would rent for roughly ₹25,800 a month.
- Projects on our site with a listed rate: Signature Global Titanium SPR (₹16,000 per sq ft) and M3M Golf Hills (₹16,500 per sq ft). Single projects can sit far from the area average.

Dwarka Expressway costs about ₹13,500 per sq ft on average, the fourth-highest of the 6 localities here. It has gone from ₹5,200 in 2020 to ₹13,500 in 2025: up 160%. In 2025 it rose 8.0%.

What you should know about Dwarka Expressway
- The area: Dwarka Expressway has been Gurgaon's fastest-growing corridor since the road became fully operational in 2024. Airport proximity and new civic landmarks turned a long-delayed project into the city's busiest launch market, and over five years prices have risen faster here than in any other Gurgaon locality we track.
- Why prices moved: Full operation of the expressway in 2024 shortened trips to IGI Airport and west Delhi. Yashobhoomi, the India International Convention Centre, anchors a new commercial node at the Delhi end.
- What to watch: Metro approvals, progress on Global City, and how quickly completed towers fill with residents.
- Who it suits: Investors with a 5–7 year horizon and early families comfortable with maturing (not mature) social infrastructure.
- Rent: about 3.0% a year. A ₹1 crore home here would rent for roughly ₹25,000 a month.
- Projects on our site with a listed rate: Godrej Vrikshya (₹15,000 per sq ft) and Sobha Altus (₹22,000 per sq ft). Single projects can sit far from the area average.

New Gurgaon (NH-48 Sectors 76–95) costs about ₹11,000 per sq ft on average, the fifth-highest of the 6 localities here. It has gone from ₹4,800 in 2020 to ₹11,000 in 2025: up 129%. In 2025 it rose 7.8%.

What you should know about New Gurgaon (NH-48 Sectors 76–95)
- The area: New Gurgaon, the NH-48 sectors towards Manesar, is Gurgaon's value belt: prices are among the lowest in the city and rental yields among the highest, supported by the industrial and logistics workforce around Manesar.
- Why prices moved: Industrial and logistics employment around Manesar creates steady rental demand. Direct NH-48 access plus the Central Peripheral Road and the KMP Expressway.
- What to watch: New sector roads and any firm decision on metro connectivity.
- Who it suits: First-home buyers in the ₹1–2 Cr band and yield-focused investors.
- Rent: about 3.3% a year. A ₹1 crore home here would rent for roughly ₹27,500 a month.
- Outlook: our base case for 2030 is ₹15,300 per sq ft (range ₹13,000–₹16,000).
Sohna (South Gurgaon) property rates
Sohna (South Gurgaon) costs about ₹8,200 per sq ft on average, the 6th-highest of the 6 localities here. It has gone from ₹3,900 in 2020 to ₹8,200 in 2025: up 110%. In 2025 it rose 6.5%.

What you should know about Sohna (South Gurgaon)
- The area: Sohna is the most affordable growth market in greater Gurgaon, pulled closer to the city by the Sohna Elevated Corridor and the Delhi–Mumbai Expressway. It suits long-horizon buyers and families who want more space for the money.
- Why prices moved: The Sohna Elevated Corridor, opened in 2022, cut travel time to central Gurgaon. The KMP Expressway and a Delhi–Mumbai Expressway spur improve regional access.
- What to watch: Full integration with the Delhi–Mumbai Expressway and the IMT Sohna expansion.
- Who it suits: Plot and builder-floor investors; budget buyers wanting Gurgaon address under ₹1.5 Cr.
- Rent: about 3.4% a year. A ₹1 crore home here would rent for roughly ₹28,300 a month.
- Outlook: our base case for 2030 is ₹11,100 per sq ft (range ₹9,600–₹11,200).

How we worked out the forecast
We kept it simple on purpose, so you can check it yourself. It rests on two numbers:
- A starting pace. For the Gurgaon forecast that is the latest yearly rise in the Gurgaon average (8.3% in 2025). Each locality starts from its own latest yearly rise.
- A long-run pace. We use 6.1% a year: the average yearly rise in NHB RESIDEX, the National Housing Bank's index of home values in 50 cities, over the 8 quarters from Q3 2024 to Q2 2026, as printed in NHB's press releases.
- Base case: growth starts at the starting pace and moves in equal steps towards the long-run pace, reaching it in year five. Fast markets tend to cool and slow ones tend to catch up.
- Low case: half the base-case growth each year. Think of a slower market or a few flat years.
- High case: the faster of the two paces, held for all five years.
That is all there is to it. The model does not know about interest rates, new supply, policy changes or a slowdown. Any of those can move prices well outside this range.

- What the numbers are: the average asking price per sq ft across the projects and listings our team tracks. They are not registered sale prices or government circle rates.
- One number per year: each year's bar is that year's average, and the Gurgaon bar is the simple average of the 6 localities on this page.
- Checked every month: we review the rates monthly. Once the current year has checks, its bar shows the average so far and is marked with a star (*). It firms up as the months come in.
- Who checks: the Property Nivesh Team writes these pages, and our editor reviews them before they go live. See our editorial policy and methodology.
