Can you buy a plot near Gurgaon for under ₹30 lakh?

On paper, yes, but we hold no verified price for any legal plot near Gurgaon at that budget. ₹30 lakh buys 100 gaj at ₹30,000 a gaj, or 200 gaj at ₹15,000. Registered small plotted colonies sit mainly in the towns of Pataudi, Farrukhnagar and Sohna.

A gaj is one square yard, or 9 sq ft. Plots near Gurgaon are usually priced per gaj, so that is the unit to work in.

Cheap plots are also sold near Gurgaon in illegal colonies, laid out without a licence. Those carry risks that can cost you the whole plot. This guide sets out the arithmetic, the legal places to look and the traps. It doesn't say any plot is on offer at a given price, because no record we hold says so.

How many gaj does ₹30 lakh buy?

Divide the budget by the rate per gaj. At ₹20,000 a gaj, ₹30 lakh buys 150 gaj. At ₹40,000 it buys 75 gaj. The table runs the same sum at round rates we picked as illustrations. They are not prices.

Illustrative rate per gajSame rate per sq ftGaj for ₹30 lakhGaj if duty and fee come out of ₹30 lakh (men)
₹10,000₹1,111300 gaj (2,700 sq ft)about 276 gaj
₹15,000₹1,667200 gaj (1,800 sq ft)about 184 gaj
₹20,000₹2,222150 gaj (1,350 sq ft)about 138 gaj
₹30,000₹3,333100 gaj (900 sq ft)about 92 gaj
₹40,000₹4,44475 gaj (675 sq ft)about 69 gaj
₹60,000₹6,66750 gaj (450 sq ft)about 46 gaj

Illustrative arithmetic only. The last column assumes 7% stamp duty and the maximum ₹50,000 registration fee come out of the ₹30 lakh. That leaves about ₹27.57 lakh for the plot: ₹30 lakh minus ₹50,000, divided by 1.07.

If a seller quotes per sq ft, multiply by 9 to get the rate per gaj. A quote of ₹2,000 per sq ft is ₹18,000 per gaj. For what a typical small plot costs inside Gurgaon's own sectors, see our guide to 100 gaj plot prices in Gurgaon.

How much do stamp duty and registration add?

On a ₹30 lakh plot, stamp duty is ₹2.1 lakh for a man and ₹1.5 lakh for a woman. Add a registration fee of up to ₹50,000, and the bill can reach ₹32.6 lakh. Haryana charges 7% for men and 5% for women (IANS via NewKerala, 28 July 2026).

The duty is charged on the price or the collector-rate value, whichever is higher. A collector rate is the state's official minimum value for registering a property. It is set by tehsil, a revenue sub-division of the district, and it is not a market price. Want the whole bill under ₹30 lakh? Then a woman buyer can pay about ₹28.1 lakh for the plot, and a man about ₹27.57 lakh.

Two collector rules matter on small plots. In the Pataudi and Farrukhnagar lists, plots open on two or three sides and park-facing plots are valued 10% higher. And a low deal price won't lower your duty if the collector value is higher. Check both in our stamp duty calculator.

Where are small plotted colonies registered near Gurgaon?

Mostly in the towns of Pataudi, Farrukhnagar and Sohna, which each have their own sector plans. HRERA, the Haryana Real Estate Regulatory Authority in Gurugram, lists 35 residential plotted projects across the three. Of those, 20 were registered from 2024 to 2026.

HRERA project registrations in Pataudi, Farrukhnagar and Sohna by year, 2017 to 2026. Projects matched by the town named in the HRERA record; the Sohna series includes a few Sohna Road addresses in Gurugram sectors. 2026 runs to 14 September.

The chart shows HRERA registrations by year in Pataudi town, Farrukhnagar town and Sohna, for all project types.

Note the last column. In all three towns, the official floor for residential land barely moved in the latest list. Farmland moved far more: the 2026-27 lists show a median rise of 60% per acre in Pataudi tehsil and 30% in Farrukhnagar tehsil. So if a seller offers you a "farm plot", remember the records treat it as farmland. It is valued as farmland, and housing on it needs a change of land use first. Pataudi and Farrukhnagar sector numbers are their own and don't match Gurugram's. Farrukhnagar town is also different from Farrukhnagar tehsil, the wider revenue area. For colony lists, see our posts on residential plots near Pataudi Road and residential plots near Farrukhnagar. Our list of upcoming projects in Sohna covers the third town.

What is a DDJAY plot, and is it cheaper?

DDJAY is the Deen Dayal Jan Awas Yojana, Haryana's 2016 policy for affordable plotted colonies. Its plots are capped at 150 sq m, about 179 gaj (Haryana Gazette, 1 April 2016). But the same notification set no cap on the allotment rate, so a DDJAY plot is not price-controlled.

Do the sum before you visit. A full 179-gaj DDJAY plot fits ₹30 lakh only below about ₹16,760 a gaj, before duty. That is ₹30 lakh divided by 179. A 100-gaj plot fits at up to ₹30,000 a gaj.

Affordable flats work differently. The Tribune reported on 25 March 2026 that affordable housing flats in Gurugram have a maximum allotment rate. It is ₹5,575 per sq ft of carpet area. The Tribune also reported on 25 April 2023 that DDJAY was dropped in the Gurugram-Manesar FDP area and Faridabad. An FDP is a final development plan, the official land-use map for an area. So check the licence date on any DDJAY colony you're shown inside it.

Why are illegal colony plots cheap, and what can go wrong?

They tend to be cheaper because the seller skips the licence fees, approvals and services a legal colony has to pay for. The buyer can end up paying later, sometimes with the plot itself.

The Tribune reported on 12 December 2024 that plots in illegal colonies on Gurugram's periphery sold at ₹20,000 to ₹50,000 per sq yd. In Behrampur it put the range at ₹15,000 to ₹25,000. At those reported rates, ₹30 lakh would buy 60 to 150 gaj. That overlaps the size a budget buyer has in mind, which is what makes these offers tempting.

Here is what the records show can go wrong:

  • Registry holds. The Tribune reported on 10 June 2023 a hold on registries in about 50 illegal colonies, tied to the Section 7A no-objection certificate (NOC).
  • Demolition. Hindustan Times reported on 16 October 2026 that Haryana's forest department had found over 45 complexes on forest land in Ghamroj, Behrampur and Naurangpur. A demolition drive is planned for mid-November.
  • Unregistered sales. HRERA put a ₹2.5 crore penalty on Brahma City for selling 219 plots without registration (IANS via Moneylife, 14 December 2022).

An illegal colony is one laid out without a licence. If the land is farmland, also ask for the CLU, or change of land use, the state permission to use farmland for something else. Village lal dora land, the old settled core of a village, is a separate case. The Tribune reported on 28 November 2025 on an Abadi Deh ordinance giving ownership rights there outside municipal limits. Treat any village plot as a legal question first and a price question second.

What should you check before paying for a cheap plot?

Start with the paperwork, not the price. If any of these checks fails, walk away.

  1. Ask for the HRERA registration number and find it on HRERA Gurugram's list. No number, no deal.
  2. Ask for the DTCP licence number. DTCP is Haryana's Department of Town and Country Planning, which licenses colonies.
  3. Check the land use on the development plan for Pataudi, Farrukhnagar or Sohna at the Town and Country Planning Department.
  4. For farmland, ask to see the CLU order. Without it, you are buying farmland, not a housing plot.
  5. Check the khewat and khasra numbers in the tehsil's revenue record. Our news desk explains the new land record correction module.
  6. Ask the tehsil office whether a Section 7A NOC is needed and whether registries are open for that colony.
  7. For a DDJAY colony, confirm the plot is within 150 sq m and note the licence date.
  8. Budget for stamp duty at 7% or 5% and a fee of up to ₹50,000. Rates can differ for land outside municipal limits, so confirm the rate for your deed with the sub-registrar. Duty is charged on the higher of price or collector value.

Questions

Frequently Asked Questions

Can I get a legal plot near Gurgaon for under ₹30 lakh? +

We hold no verified price for one, so we can't say a plot is on offer at that budget. ₹30 lakh buys 100 gaj at ₹30,000 a gaj or 200 gaj at ₹15,000. Look first at HRERA-registered colonies in Pataudi, Farrukhnagar and Sohna, and get a written price per gaj.

How big a plot can I buy with ₹30 lakh? +

Divide ₹30 lakh by the rate per gaj. At ₹20,000 a gaj you get 150 gaj, at ₹30,000 you get 100 gaj and at ₹60,000 you get 50 gaj. If stamp duty and fees must come out of the same ₹30 lakh, a man has about ₹27.57 lakh left for the plot.

Are DDJAY plots cheaper than other plots? +

Not by rule. DDJAY plots are capped at 150 sq m, about 179 gaj, but the 2016 notification set no cap on the allotment rate. A full-size DDJAY plot fits ₹30 lakh only if it costs under about ₹16,760 a gaj, before stamp duty and the registration fee.

Is it safe to buy a plot in an unapproved colony near Gurgaon? +

It carries real risk. The Tribune reported a hold on registries in about 50 illegal colonies in June 2023. Hindustan Times reported in October 2026 that over 45 complexes on forest land in Ghamroj, Behrampur and Naurangpur faced demolition. Check the HRERA number, DTCP licence and land use first.

Which towns near Gurgaon have registered plotted colonies? +

Pataudi town has 9 plotted projects with 1,441 plots, Farrukhnagar town has 7 with 1,157 plots, and Sohna has 19 residential ones with 3,750 plots, by HRERA records to 14 September 2026. Each town has its own sector plan and its own collector-rate list.
