Where are residential plots registered near Farrukhnagar?
HRERA lists seven plotted colonies in Farrukhnagar town, six in Sector 3 and one in Sector 1, with 1,157 plots between them. All seven were registered from 2022 to 2026, and none has lapsed or been cancelled. HRERA is the Haryana Real Estate Regulatory Authority, where most projects that sell plots or homes must register before they sell.
These sectors belong to Farrukhnagar town's own sector plan, separate from Gurugram's sector numbers. The records hold no plot sizes and no prices. So this guide covers what's registered, what the rules allow and what to check before you book.
Sector 3 is where most of the activity is. Ten of the town's 12 HRERA records give a Sector 3 address, including both large housing projects. Sector 1 has a single colony, registered in March 2026, and one 2017 record names only the tehsil.
Which plotted colonies are registered in Farrukhnagar?
Here are the seven, in the order they were registered. Names are written as they appear in the HRERA record, in normal case, and every one has the status "registered".
| Colony | Promoter | Sector | Registered on | Plots | Acres | HRERA number |
|---|---|---|---|---|---|---|
| SHF Homes | SHF Square LLP | 3 | 28 Feb 2022 | 129 | 7.02 | GGM/541/273/2022/16 |
| Golden Gate Residency | Yashvi Homes Pvt. Ltd. | 3 | 9 Oct 2023 | 253 | 12.29 | GGM/748/480/2023/92 |
| Lykehomes Avenue | Lykehomes Private Limited | 3 | 12 Feb 2024 | 150 | 8.4 | GGM/786/518/2024/13 |
| Spiti Palm Estate | Spiti Projects LLP | 3 | 4 Mar 2024 | 303 | 16.56 | GGM/792/524/2024/19 |
| Golden Gate Residency II | Yashvi Builders Pvt Ltd | 3 | 17 Jan 2025 | 107 | 5.72 | GGM/903/635/2025/06 |
| Keshav Kunj 2 | Lakshay Buildtech LLP | 3 | 12 Feb 2026 | 130 | 8.25 | GGM/1039/771/2026/11 |
| Hemis One | Hemis Infrastructure and Developers | 1 | 20 Mar 2026 | 85 | 5.15 | GGM/1052/784/2026/24 |
Spiti Palm Estate is the largest, with 303 plots on 16.56 acres. Hemis One is the smallest, with 85 plots on 5.15 acres, and it's the only Sector 1 record in our data. Its address names Sultanpur, which is also a village in the Farrukhnagar collector list.
Two promoter names are close. Yashvi Homes filed Golden Gate Residency in 2023, and Yashvi Builders filed Golden Gate Residency II in 2025. The records list them as separate companies, so check which one you're signing with.
What else is registered in Farrukhnagar town?
Five more records sit in the town, and none of them is a plotted colony. SHF Floors, registered in April 2024, has 12 floor units on 0.35 acres, with its address given as SHF Homes, Sector 3. Diplomats Green Vista is filed as affordable group housing, with 1,124 units on 7.88 acres.
Nakshatra by Nowara, registered in December 2025 and filed as homes, has 1,385 units on 8.84 acres. Two 2017 records, Maruti Kunj and Amaya Greens, carry no plot or unit counts. Their status reads "registered with interim RERA", the early register of 2017.
So plots lead the project count, but homes lead the unit count. The two large housing projects hold 2,509 units (1,124 plus 1,385), against 1,157 plots in the seven colonies.
How does Farrukhnagar's plot supply compare with Pataudi town and Sohna?
It's the smallest of the three towns in our HRERA data. Farrukhnagar town has seven plotted colonies with 1,157 plots. Pataudi town has nine with 1,441 plots, and Sohna has 21 with 4,754 plots.
Farrukhnagar's colonies came in a steady trickle rather than a rush. There was one in 2022, one in 2023, two in 2024, one in 2025 and two so far in 2026. Pataudi town has one lapsed or cancelled record, while Farrukhnagar has none.
A small pipeline cuts both ways. There's less competing supply, but also fewer comparable sales for you to judge a price against. For the full side-by-side of the two rural towns, read Farrukhnagar vs Pataudi for land investment.
What plot sizes can you expect in Farrukhnagar colonies?
We can't say, because the HRERA records we hold list plot counts, not sizes. Ask each developer for the approved layout plan, which shows every plot's number and size. Plot sizes near Gurgaon are usually quoted in gaj, where 1 gaj is one square yard, or 9 sq ft.
This table converts common plot sizes, so you can check a brochure that mixes units.
| Gaj (sq yd) | Sq ft | Sq m |
|---|---|---|
| 50 | 450 | 41.8 |
| 100 | 900 | 83.6 |
| 125 | 1,125 | 104.5 |
| 150 | 1,350 | 125.4 |
| 179 | 1,611 | 149.7 |
| 200 | 1,800 | 167.2 |
| 250 | 2,250 | 209 |
| 300 | 2,700 | 250.8 |
Don't divide a colony's land by its plot count to guess plot size. The land includes roads, parks and other shared areas, so the average land per plot is bigger than the plots themselves. For what a small plot means across Gurgaon, see our 100 gaj plot price guide.
What is DDJAY, and which Farrukhnagar colonies use it?
DDJAY is the Deen Dayal Jan Awas Yojana, Haryana's 2016 policy for affordable plotted colonies. Its plots are capped at 150 sq m, about 179 gaj, according to the Haryana Gazette of 1 April 2016. So a DDJAY colony won't have large plots.
In our Farrukhnagar records, Golden Gate Residency II is filed as a "Residential Plotted Colony under DDJAY scheme", registered on 17 January 2025 with 107 plots. Amaya Greens, from 2017, has DDJAY in its name but no plot count. The other six plotted colonies have no category on record, so we can't say whether they're DDJAY.
The policy doesn't apply everywhere. The Tribune reported on 25 April 2023 that DDJAY was dropped in the Gurugram-Manesar FDP (final development plan) area and in Faridabad. A DDJAY colony was still registered in Farrukhnagar in 2025, so ask for the licence type of any colony you look at. For budget plots across the district, see affordable plots near Gurgaon.
What does an HRERA registration tell you about a plot?
It tells you the project filed its papers with the regulator. It isn't a quality rating, and it doesn't promise delivery on time. A registration also runs for a set period, and "lapsed" in our data means that period ran out without an extension on record.
None of Farrukhnagar's 12 records has lapsed or been cancelled, in records up to 14 September 2026. Eight of the 12 were registered from 2024 on, though, so it's early to judge delivery.
Use the registration as a starting point. Look up the promoter, the licence and the project's progress on HRERA Gurugram's register. Our guides on what buyers must check on RERA and how to check a builder before buying go step by step.
Can you build on the plot straight away?
Our records can't tell you, because they hold no completion or possession data for these colonies. Ask the developer three things in writing. First, the completion date filed with HRERA. Second, which services, such as internal roads, water and sewer lines, are already laid. Third, whether the colony has a completion certificate from the Town and Country Planning Department.
Then ask what you'll need before building your own house, such as an approved building plan for your plot. A plot you can't build on for years ties up your money, so these answers matter as much as the price.
How is a colony plot different from a plot cut from farmland?
A colony plot comes with planning permission; a "plot" cut from a farm field usually doesn't. Agricultural land is land recorded for farming, and residential land is land where homes are allowed. Building homes on farmland needs a CLU, or change of land use, from Haryana's Town and Country Planning Department.
A colony also needs a DTCP licence, the department's permission to develop a colony on named land. Plots sold from farmland without a licence form an illegal colony, and buying one can leave you unable to build legally.
The collector list shows the gap in value. Farrukhnagar's 2026-27 rules value CLU land for a residential plotted colony at three times the farm rate. Meanwhile the list's residential lines barely moved, at a median 0% across 48 lines. Village detail is in our Farrukhnagar property rates post.
What should you check before booking a plot near Farrukhnagar?
Work through this list before you pay a booking amount. Each step uses a named record, so you can ask for it in writing.
- HRERA number and status. Match the colony name, promoter and number to HRERA Gurugram's register, using the table above.
- DTCP licence. Ask for the licence number, area and validity, and confirm your plot falls inside the licensed land.
- Layout plan. Get the approved layout with your plot's number and its size in gaj and sq m.
- DDJAY status. If the colony is under DDJAY, no plot can exceed 150 sq m.
- Development plan. Check the Town and Country Planning Department's development plan for Farrukhnagar for the sector and its roads.
- Land record. For any plot sold outside a licensed colony, check the jamabandi, the village land record of owners and shares.
- Collector rate. A collector rate is the official minimum value for registration. Find your line in the 2026-27 list for Farrukhnagar tehsil, the revenue area around the town, from the Deputy Commissioner Gurugram's office.
Stamp duty in Haryana is 7% for men and 5% for women, on the price or the collector value, whichever is higher. Rates can differ for land outside municipal limits, so confirm the rate for your deed with the sub-registrar. Our stamp duty calculator works it out. Are the Farrukhnagar plotted colonies RERA registered? +
All seven plotted colonies in our records have the HRERA status registered, and none has lapsed or been cancelled. Registration means the project filed its papers with the regulator; it doesn't rate quality or promise delivery. Is Sector 3 Farrukhnagar the same as Sector 3 Gurgaon? +
No. Farrukhnagar town has its own sector plan, and HRERA records name its Sectors 1 and 3. These numbers are separate from Gurugram city's sectors. When a listing says Sector 3, check whether the address says Farrukhnagar or Farukhnagar, and match the HRERA number to the register before you book.
