100 Gaj Plot Price in Gurgaon (2026): What a 900 Sq Ft Plot Costs

A 100 gaj plot is 900 sq ft of land. In Gurgaon, its price can range from about ₹15 lakh in an illegal colony to well over ₹1 crore in a licensed project. Here is where these plots are, what they cost and how to buy one safely.

What is a 100 gaj plot?

“Gaj” is the everyday word for a square yard. So a 100 gaj plot is 100 square yards. That is 900 sq ft, or about 83.6 square metres. For comparison, a 2 BHK flat in a new Gurgaon tower might be 1,100 to 1,400 sq ft of super area.

A plot this size is small. It fits a compact house or a set of builder floors. In Gurgaon you will mostly find 100 gaj plots in three places: affordable plotted colonies, older planned sectors, and old or unauthorised colonies on the city’s edge. The price, and the risk, is very different in each.

How much does a 100 gaj plot cost?

Plots are priced per gaj. Multiply the rate by 100 and you have the plot price. The table shows what different rates mean, with stamp duty added.

Which rate applies depends on where and what you buy:

  • Illegal colonies on the edge of the city. The Tribune reported in December 2024 that agents were selling plots at ₹20,000 to ₹50,000 per gaj around Gurugram, and ₹15,000 to ₹25,000 per gaj in Behrampur. These colonies have no licence, so you may not be able to register or build. Read the legal section below first.
  • Licensed plotted projects. In Sohna Sector 5, AQVA lists 172 gaj plots at its project The Reserve from ₹2.30 crore (developer website, September 2026). That works out to about ₹1,34,000 per gaj, so 100 gaj at the same rate would be about ₹1.3 crore.
  • Planned sectors in the old city. Here plots change hands mostly on the resale market or through HSVP auctions. Prices vary from sector to sector, so ask for recent registered sale deeds in the same sector before you agree a price.

Where to find 100 gaj plots in Gurgaon

Affordable plotted colonies (DDJAY). Haryana’s Deen Dayal Jan Awas Yojana lets developers build small plotted colonies. Plots can be up to 150 sq m, about 179 gaj, and the policy does not cap the price. In April 2023, Haryana stopped new DDJAY colonies in the Gurugram–Manesar area, but new ones are still licensed in Sohna.

Old and unauthorised colonies. Cheap 100 gaj plots are often sold in colonies with no licence. Gurugram stopped property registration in about 50 such colonies in 2023. Village land inside the lal dora (abadi deh) is another case. In 2025, Haryana passed an ordinance to give ownership rights to abadi deh residents, but only outside municipal limits.

How plot prices have moved

Government valuations of plots rose sharply in the latest revision. Gurugram sets a collector rate, the minimum value used for stamp duty, for each area. In the 2026-27 list, the median rise across 504 plot areas was 15%. But it varied a lot by tehsil: 45% in Wazirabad (DLF phases, Sushant Lok, South City and the Golf Course Road side) and 25% in Badshahpur (Sohna Road and SPR sectors), against 1% in Manesar and 0% in Sohna.

Market reports show steady gains too. Savills India found that plot values in Gurugram rose nearly 13% in 2025. Over 2021–2025, plots along Dwarka Expressway grew about 28% a year, the fastest in the city. New Gurugram grew about 23% a year, and Golf Course Extension Road and SPR about 21%.

Builder plot prices: what is published

Few big builders publish plot prices in Gurgaon. Most share them only with buyers who call. Here is what is public:

  • DLF: no published price for Gardencity Enclave plots in Sector 93.
  • Adani Realty: Tatva Estates in Sector 99A is shown as sold out.
  • BPTP: lists plots of 200 gaj and up at Amstoria Eden Estate, Sector 102, from ₹6 crore.
  • AQVA: lists 172 gaj plots in Sohna Sector 5 from ₹2.30 crore, and 178 gaj plots from ₹2.40 crore.

Builder prices like these are asking prices. The final price can change with the plot’s position, such as a corner or park-facing plot.

Extra costs when you buy a plot

  • Stamp duty. In Haryana it is 7% of the value for men and 5% for women. It is charged on the price you pay, or on the collector rate value if that is higher. So a cheap “deal” on paper does not lower your stamp duty below the collector rate.
  • Registration fee. It is charged in slabs, up to a maximum of ₹50,000.
  • Transfer and other charges. In licensed colonies, the developer or society may charge a transfer fee. Ask for it in writing before you pay a token amount.

For example, a 100 gaj plot at ₹1,00,000 per gaj costs ₹1 crore. Stamp duty on it would be ₹7 lakh for a man or ₹5 lakh for a woman. Our stamp duty calculator works this out for any price.

Five checks before you buy a 100 gaj plot

  1. Check the licence. A legal colony has a licence from Haryana’s Town and Country Planning department (DTCP), or is an HSVP sector. Ask for the licence number and check it.
  2. Check RERA. Plotted colonies must be registered with HRERA Gurugram. In 2022, HRERA fined one developer ₹2.5 crore for selling 219 plots without registration.
  3. Stay away from illegal colonies. Registration of sales has been stopped in dozens of unauthorised colonies around Gurugram, and many have been demolished. Plots there are cheap for a reason.
  4. Check the title. Ask for the sale deed, the mutation in your seller’s name and a recent encumbrance check. Buy only through a registered sale deed, not a GPA or an agreement to sell.
  5. Check what you can build. Rules on floors and coverage depend on the plot size and the colony. Ask the planning office before you buy.

Only if the colony is licensed by DTCP or is an HSVP sector, and the project is registered with HRERA. Very cheap plots are often in unauthorised colonies, where registration has been stopped and buildings have been demolished.

What is DDJAY? +

Deen Dayal Jan Awas Yojana is Haryana’s affordable plotted housing scheme. It allows small plotted colonies with plots of up to 150 sq m. Since April 2023, new DDJAY colonies are no longer allowed in the Gurugram–Manesar area.

How much stamp duty is payable on a 100 gaj plot? +

In Haryana, stamp duty is 7% for men and 5% for women, on the price or the collector rate value, whichever is higher. For a ₹1 crore plot, that is ₹7 lakh for a man or ₹5 lakh for a woman, plus a registration fee of up to ₹50,000.
