What does Farrukhnagar land investment near Gurgaon look like in 2026?

Farrukhnagar land investment usually means one of two things: farmland in the tehsil's villages, or a plot in a licensed colony in the town's own sectors. In the official 2026-27 collector list, farmland values rose by a median 30% across 99 lines. Residential values stayed at a median 0% across 48 lines. HRERA lists 12 projects in Farrukhnagar town, and seven of them are plotted colonies.

That's the short version. What we don't hold matters just as much. We have no market price series for Farrukhnagar, no development plan map and no distances. So this guide sticks to official records and tells you where to check the rest.

This page is the hub for our Farrukhnagar series. Each section sums up one topic and points you to the post that goes deeper, so you can read only what you need.

Is Farrukhnagar a tehsil or a town?

It's both, and the two are not the same area. A tehsil is a revenue sub-division of a district. Its office keeps the land records and registers property deals for a block of villages. Farrukhnagar tehsil has its own collector rate list, and the 2026-27 edition covers 40 village groups.

Farrukhnagar town is the urban centre inside the tehsil. HRERA records name Sectors 1 and 3 in Farrukhnagar, and these numbers belong to the town's own sector plan. They're separate from Gurugram's sectors, so "Sector 3, Farrukhnagar" has nothing to do with Sector 3 in Gurugram city.

The spelling varies too. The collector list, several HRERA records and a central government press release write "Farukhnagar". It's the same place, and searching both spellings helps when you look up records.

The split matters when you buy. Farmland is valued per acre and sits in a village land record. A colony plot is valued per square yard, which buyers call a gaj (1 gaj is 9 sq ft), and sits inside a licensed project. One acre is 4,840 gaj, so the two units are far apart.

How did Farrukhnagar's collector rates change in 2026-27?

Farmland went up and built property mostly stayed put. A collector rate is the minimum value the district administration, under the Deputy Commissioner of Gurugram, sets for registering a property deal. It's set per acre or per square yard, and it's an official floor for registration, not a market price.

In Farrukhnagar's 2026-27 list, agricultural lines rose by a median 30% (99 lines), residential lines by 0% (48 lines) and commercial lines by 0% (45 lines). These are the official percentage changes printed in the list, from the old 2025 rate to the final 2026 rate. We count only lines that passed our check against the list's own % column. The 2025-26 list is an unreadable scan, so we have one year of change only.

The neighbours fall into two camps. Here's how Farrukhnagar compares with nearby tehsils in their latest lists.

The chart shows the median farmland change in each tehsil's latest list, with Farrukhnagar and Pataudi included.

Pataudi and Manesar, like Farrukhnagar, raised farmland far more than residential values. Harsaru and Kadipur, whose lists hold several New Gurgaon and Dwarka Expressway sectors, did the reverse. What's registered with HRERA in Farrukhnagar town?

HRERA lists 12 projects in Farrukhnagar town, with 1,157 plots and 3,678 units in all on 80.46 acres. HRERA is the Haryana Real Estate Regulatory Authority, and most projects that sell plots or homes must register with it before they sell. Our records run to 14 September 2026, so 2026 is a part year.

Seven of the 12 are plotted colonies, meaning plots were filed and no flats were. Ten were registered from 2021 onward, and none has lapsed or been cancelled. The pace picked up after a quiet spell: one registration in 2022, one in 2023, four in 2024, two in 2025 and two so far in 2026. Two are large housing projects: Diplomats Green Vista, filed as affordable group housing with 1,124 units, and Nakshatra by Nowara, filed as homes with 1,385 units.

The rest are smaller or older. SHF Floors has 12 floor units, and two 2017 records, Maruti Kunj and Amaya Greens, carry no plot or unit counts. Ten of the 12 records sit in Sector 3. Hemis One is in Sector 1, and Maruti Kunj names only the tehsil.

A registration is not a quality rating. It tells you a project filed its papers, not that it will deliver on time. The colony list, with plot counts and DDJAY status, is in our guide to residential plots near Farrukhnagar.

Which roads does our data place near Farrukhnagar?

Only one road record ties in directly. A Press Information Bureau release of 18 May 2023 says the Dwarka Expressway crosses the Farukhnagar road, SH-15A, near Basai. The Haryana section of the expressway was inaugurated on 11 March 2024 and is operational.

Basai sits in the Kadipur tehsil's collector list, not Farrukhnagar's. Its residential plot line rose 15% in Kadipur's 2026-27 list. So the crossing is near a Kadipur village, not a Farrukhnagar one, and we hold no distance from it to Farrukhnagar town.

You'll often hear the KMP Expressway mentioned too. We hold no route record for the KMP, and no line in Farrukhnagar's 2026-27 collector list names it. So we can't say which villages it touches. What's on record, and where to check what isn't, is in our Farrukhnagar future development plan post.

Is there a price series for Farrukhnagar land?

No, we don't track Farrukhnagar prices. Our tracker follows average asking prices per sq ft, mostly for flats, across the projects and listings we track. It covers areas such as New Gurgaon (Sectors 76 to 95) and the Dwarka Expressway. Farrukhnagar isn't one of them, and land is priced per acre or per gaj, not per sq ft of a flat. A flat series from New Gurgaon isn't a fair stand-in for farmland in a rural tehsil.

So we don't quote a Farrukhnagar rupee rate. Collector changes show where the state revised its official floor, and HRERA shows what's being built, but neither one is a sale price. A seller's asking price is a starting point for talks, not proof of value.

For the areas we do track, see the Gurgaon property rates page. It shows each locality's history and our forecast method.

What should you check before buying land in Farrukhnagar?

Check five records before you pay any token money. Each one answers a different question, and none of them replaces the others.

  1. Jamabandi. This is the village land record that shows who owns each field (khasra) and in what share. Match the seller's name and share to it. Haryana has started an online module for fixing record errors; see our news on the land record correction module.
  2. Collector rate list. Get the 2026-27 list for Farrukhnagar tehsil from the Deputy Commissioner Gurugram's office, and find the exact village and line for the land.
  3. Development plan. Check the Town and Country Planning Department's development plan for Farrukhnagar to see which zone the land falls in.
  4. CLU or DTCP licence. For anything other than farming, ask for the CLU order or the colony's DTCP licence number, area and validity.
  5. HRERA registration. For a plot or home in a project, confirm the registration number and status on HRERA Gurugram's register.

Then work out the cost. Haryana's stamp duty is 7% for men and 5% for women, charged on the price or the collector value, whichever is higher. Rates can differ for land outside municipal limits, so confirm the rate for your deed with the sub-registrar. Our stamp duty calculator does the sum for you.

Questions

Frequently Asked Questions

Is Farrukhnagar part of Gurgaon? +

Farrukhnagar is a tehsil of Gurugram district and also a town with its own sector plan. Its collector list is one of the Gurugram district lists, and its projects register with HRERA Gurugram. The town's Sectors 1 and 3 are separate from Gurugram city's sector numbers, so check which one a listing means.

How much did Farrukhnagar collector rates rise in 2026-27? +

The official 2026-27 list raised agricultural land by a median 30% across 99 validated lines. Residential lines rose by a median 0% across 48 lines and commercial lines by 0% across 45. These are official minimum values for registration, not market prices, and the 2025-26 list was unreadable, so only one year of change is known.

How many HRERA projects are there in Farrukhnagar? +

HRERA Gurugram lists 12 projects in Farrukhnagar town in records up to 14 September 2026. Seven are plotted colonies with 1,157 plots between them, and ten were registered from 2021 onward. None has lapsed or been cancelled. Most sit in the town's Sector 3, with one in Sector 1.

Does the Dwarka Expressway connect to Farrukhnagar? +

A Press Information Bureau release of 18 May 2023 says the Dwarka Expressway crosses the Farukhnagar road, SH-15A, near Basai. Basai falls in the Kadipur tehsil's collector list. We hold no distance or travel time from that crossing to Farrukhnagar town, so check the route yourself before relying on it.

Can I build a house on agricultural land in Farrukhnagar? +

Not without permission. Agricultural land is recorded for farming, and building on it needs a change of land use (CLU) from Haryana's Town and Country Planning Department. A colony also needs a DTCP licence and an HRERA registration. Check the development plan zone and the jamabandi before you pay anything.
