Farrukhnagar or Pataudi: how do they compare for land?

In the 2026-27 collector lists, farmland rates in Pataudi tehsil rose by a median 60%, double Farrukhnagar's 30%. Residential and commercial rates barely moved in either. The two towns have similar small HRERA pipelines, 12 projects in Farrukhnagar and 13 in Pataudi, mostly plotted colonies.

A collector rate is Haryana's official minimum value for registering a sale. It isn't a market price. A tehsil is a revenue area used for land records. HRERA is the Haryana Real Estate Regulatory Authority in Gurugram, where projects register before they are sold.

Rows are the official percentage changes printed in the 2026-27 lists, as we extracted them, and each median comes with its row count. We hold no land prices or distances for either place, so this post doesn't state any.

Is Farrukhnagar a town or a tehsil?

Both, and they aren't the same thing. Farrukhnagar town has its own sector plan, and HRERA records name its Sectors 1 and 3. Farrukhnagar tehsil is the wider revenue area with its own collector list. Official records often spell it "Farukhnagar".

Pataudi works the same way. Pataudi town has its own Sectors 1 to 5, separate from Gurugram's sector numbers. Pataudi tehsil is the revenue area around it. And Pataudi Road, the Gurugram-Pataudi road (SH-26), isn't Pataudi town at all.

One more point: no line in either tehsil's list names the KMP Expressway. Our records hold no route for it, so we can't say which villages it touches. Our post on land near the KMP Expressway explains what we do hold. For the full Farrukhnagar picture, see our Farrukhnagar land investment guide.

How did farmland collector rates change in each tehsil?

Pataudi's farmland rose more, and more widely. Its median was 60% across 95 rows, with only 16.8% of rows unchanged. Farrukhnagar's median was 30% across 99 validated rows, with 21.2% unchanged. Both lists topped out at 75%.

Village by village, the gap is clear. In Pataudi, 23 of the 68 villages had a farmland median of 75%, including Pataudi and Jatauli. In Farrukhnagar, 6 of the 38 village groups with farmland rows were at 75%: Khawaspur, Jhund Sarai Abad, Tajnagar, Tirpadi, Mehchana and Saidpur Mohmmadpur. Farrukhnagar village itself was 67.5%.

Some villages saw no change. That was 13 of 68 in Pataudi, such as Bapas and Gagli, and 7 of 38 in Farrukhnagar, such as Dhanawas and Birhera.

The chart shows the median change by property type in both 2026-27 lists.

Keep the data quality in mind. Farrukhnagar's rows come from a poor text layer. We recompute each change from the two rates, and 88.9% of its rows passed that check. Pataudi's rows all passed. With one readable year for each, we can't tell you whether 2026-27 was unusual. Our wider guide to agricultural land near Gurgaon compares farmland changes across all tehsils.

Does road-frontage land change the picture?

Both lists price a belt of farmland beside roads separately. In Farrukhnagar it's a "2 Acre From Road" line in all 40 village groups. In Pataudi it's "State Highway within 2 Acre" and similar lines for state highways and major district roads. The medians match each tehsil's overall farmland figure: 30% in Farrukhnagar and 60% in Pataudi.

Frontage land rarely rose less than interior land. In Farrukhnagar, of 33 villages with both, the frontage belt rose more in 13, the same in 19 and less in 1, Farrukhnagar village. In Pataudi, of 21 villages with both, it rose more in 8, the same in 12 and less in 1, Chhawan.

The lists also print valuation rules, and these differ:

  • Farrukhnagar: land on a national highway or the NPR is assessed 20% above the normal value up to 2 acres deep. The NPR is the Northern Peripheral Road, the former name of the Dwarka Expressway in Haryana. Land in the Farrukhnagar R-Zone is valued at two times the farmland rate.
  • Pataudi: land on NH-8 is valued 25% higher up to 2 acres deep, and land on the Pataudi-Bilaspur-Tauru road or the Pataudi-Rewari road 10% higher.
  • Both: land with CLU (change of land use, the permission to use farmland for something else) is valued at a multiple of the farmland rate. It is 3 times for a residential plotted colony, 4 times for group housing and 5 times for commercial use.

So a seller's "on the main road" claim matters for your stamp duty base, not just for access. Ask which line your khasra (field number) falls on.

How do residential and commercial rates compare?

Residential rates hardly moved in either tehsil. Farrukhnagar's residential median was 0% across 48 rows, and 91.7% of rows didn't change. Pataudi's was 1% across 102 rows. Many of Pataudi's 1% rows are just the new rate rounded up.

Pataudi has more spread at the top, though. Its residential rows reached 60%, against 15% in Farrukhnagar. Village medians of 46% in Goriawas and Mumtajpur stand out, and inside Pataudi town the Rampur Road colony line rose 60%. Most named-road colony lines in Pataudi and Jatauli towns stayed flat, with a median of 0% across 21 rows.

Commercial rows follow the same pattern. Farrukhnagar's median was 0% across 45 rows, with a top change of 30%. Pataudi's was 1% across 102 rows, with a top change of 75%. The Gurgaon Road new colony line in Pataudi rose 60% for commercial use.

What has HRERA registered in Farrukhnagar and Pataudi towns?

Both towns have small pipelines that grew after 2021, and both lean towards plotted colonies. Farrukhnagar town has 12 records with 1,157 plots and 3,678 units on 80.46 acres. Pataudi town has 13 records with 1,441 plots and 3,547 units on 92.4 acres.

Most Farrukhnagar records are in Sector 3, such as Golden Gate Residency, Spiti Palm Estate and Lykehomes Avenue. Hemis One, at Sultanpur in Sector 1, came in 2026. Two flat projects dwarf the plotted ones. Diplomats Green Vista, an affordable group housing project, filed 1,124 units in 2024, and Nakshatra by Nowara filed 1,385 units in December 2025.

Pataudi had its busiest year in 2025, with 7 registrations, 6 of them plotted, spread across Sectors 2, 3 and 4. Its first large flat project, Ycon Platinum Heights, filed 2,038 units on 13.28 acres in June 2026. Pataudi's one lapsed record is Maruti Kunj in Sector 1, from 2018.

Both towns have DDJAY colonies. DDJAY is the Deen Dayal Jan Awas Yojana, Haryana's affordable plotted colony scheme. Its plots are capped at 150 sq m, about 179 gaj (1 gaj is 1 square yard). Spiti Heritage Homes in Pataudi Sector 1 filed 377 plots in 2024. Golden Gate Residency II in Farrukhnagar Sector 3 filed 107 plots in January 2025. The Tribune reported on 25 April 2023 that DDJAY was dropped in the Gurugram-Manesar development plan area, but both towns have their own sector plans.

Which roads matter for Farrukhnagar and Pataudi?

Each town gives its name to a road that crosses the Dwarka Expressway, according to a PIB release of 18 May 2023. The expressway crosses the Farukhnagar road (SH-15A) near Basai and Pataudi Road (SH-26) near Harsaru. Its Haryana section was inaugurated on 11 March 2024.

Pataudi has one more live item. The Hindustan Times reported that NHAI has started the process for a toll facility at Janaula on the Gurugram-Pataudi-Rewari highway. The highway is still being finished in parts. Janaula is a Pataudi tehsil village, with a farmland median of 67.5% in 2026-27. Our news desk covered the Janaula toll plaza plan.

We hold no distances or travel times for either town, and no opening dates beyond these records. Drive the route yourself before you pay a premium for access.

Who does Farrukhnagar suit, and who does Pataudi suit?

Neither is a better pick on our data. They fit different buyers, and these are fits, not recommendations.

  • Farrukhnagar fits a land buyer who wants a smaller official rise in 2026-27, a median 30% for farmland, so the official minimum value used for stamp duty rose less. It also fits buyers of small plotted colonies in Sector 3. The catch is that we can read only one year of its list.
  • Pataudi fits a buyer who wants a fuller official record, with 68 villages and every row checked. Its farmland base rose more, a median 60%, and its plotted colonies are spread across Sectors 1 to 5, with a busy 2025.

In both places, small colonies outnumber large projects. That makes promoter checks even more important.

What should you check before buying land in either?

Land deals go wrong on paperwork, so check these before you pay a token amount.

  1. Land records: compare the online jamabandi (record of rights), the khasra number and the mutation entries with the manual copies at the tehsil.
  2. Land use: ask the Town and Country Planning Department for the development plan of Farrukhnagar or Pataudi. A development plan is the official map of what land may be used for. Check whether the land needs CLU.
  3. Colony approval: check the colony's DTCP licence, issued by the Department of Town and Country Planning, and its HRERA registration.
  4. Illegal colonies: The Tribune reported on 10 June 2023 that registries were put on hold in about 50 illegal colonies. Unapproved plots can be hard to register or resell.
  5. Your collector line: find the village and segment line in the 2026-27 list. Stamp duty is charged on the price or the collector value, whichever is higher.
  6. Access: walk the plot's road frontage and check that it is within the 2-acre belt the seller claims.

Our report on the Haryana land record correction module explains how to fix online record errors. Our guide on what to check on RERA covers colony registrations. Haryana stamp duty is 7% for men and 5% for women, plus a registration fee of up to ₹50,000. Rates can differ for land outside municipal limits, so confirm the rate for your deed with the sub-registrar. Work it out with our stamp duty calculator.

Questions

Frequently Asked Questions

Is Farrukhnagar or Pataudi better for land investment? +

Our data doesn't rank them. Pataudi tehsil's farmland collector rates rose by a median 60% in 2026-27, against 30% in Farrukhnagar, which raises the stamp duty base more. HRERA pipelines are similar, 12 projects against 13. We hold no land prices for either, so compare actual deals and check the paperwork.

What are land rates in Farrukhnagar and Pataudi? +

We don't publish rupee rates. We publish the official percentage changes in the 2026-27 collector lists: farmland up a median 30% in Farrukhnagar and 60% in Pataudi. Collector rates are minimum values for registration, not market prices. For a real price, compare recent registered sales in the same village.

Why is there only one year of Farrukhnagar collector data? +

Farrukhnagar's 2025-26 list is a scan whose text we couldn't read, so we have only the 2026-27 list. When we recompute each change from the two rates, 88.9% of its rows match. Pataudi also has only the 2026-27 list in our data, and every row matches.

Are there DDJAY plots in Farrukhnagar and Pataudi? +

Yes, HRERA has registered DDJAY colonies in both towns. Spiti Heritage Homes in Pataudi Sector 1 filed 377 plots in 2024, and Golden Gate Residency II in Farrukhnagar Sector 3 filed 107 plots in January 2025. DDJAY plots are capped at 150 sq m, about 179 gaj.

Does the KMP Expressway pass Farrukhnagar or Pataudi? +

We can't say. No line in either tehsil's 2026-27 collector list names the KMP Expressway, and we hold no route record for it. Ask the Haryana government for the official alignment, and check the tehsil land records, before you pay extra for land sold as near the KMP.
