Toll Plaza Plan: What It Means for Buyers and Investors on Gurugram-Pataudi-Rewari Highway

NHAI has begun the toll-plaza process on the Gurugram-Pataudi-Rewari highway. For property users along this corridor, it points to a more usable road network but also to higher travel costs once the project opens fully.

What happened?

Hindustan Times reported that NHAI has started the process to build a toll facility at Janaula for the Gurugram-Pataudi-Rewari highway. The report says the toll structure is largely built and that the tender process for the tolling system has already been floated.

The same report says the highway project is still being finished in parts, with some flyover and overbridge work pending. It also says several flyovers have already opened to traffic, which has helped ease movement on parts of the route. Another key point is that once the highway is fully operational, a large share of traffic is expected to move away from the Delhi-Jaipur Highway.

Which sectors are affected?

  • Gurugram-Pataudi-Rewari highway
  • Janaula
  • Dwarka Expressway
  • Pahari village
  • Wazirpur
  • Jamalpur flyover
  • Patli flyover
  • Pataudi bypass
  • Delhi-Jaipur Highway

Potential impact

For property markets along this corridor, the near-term effect is mixed. Better road usability can support demand from end users and logistics-linked buyers, but a toll layer also raises the running cost of regular travel. That usually matters more for daily commuters and businesses that depend on repeated trips.

In Gurgaon, the broader market already trades at an average price of ₹ 16,500 per sq ft and a rental yield of 3.2%, according to our data. This news alone does not justify a price call, but if the highway opens on schedule and traffic shifts as reported, areas that rely on this route may see improved access over time. That is a planning change, not a completed benefit yet.
