Approved Residential Colonies Near Pataudi Road: HRERA List 2026

HRERA records list 40 plotted registrations in Sectors 88 to 95, 6 in Sectors 36A to 37D and 9 in Pataudi town, most still active, but HRERA registration is only half of "approved". A colony also needs a DTCP licence for its land; we hold no licence list, so check it with the Town and Country Planning Department, Haryana.

Which residential colonies near Pataudi Road are approved?

HRERA records list 40 plotted registrations in New Gurgaon Sectors 88 to 95, 6 in Sectors 36A to 37D and 9 in Pataudi town, most still active. But "approved" takes more than HRERA: a colony also needs a DTCP licence for its land. We hold no licence list, so that check is yours to make.

This guide explains the three kinds of approval, lists the registered plotted colonies with their status and flags the ones that have lapsed. It ends with the checks you can do yourself in an afternoon.

Pataudi Road is the Gurugram-Pataudi road, SH-26. "Near Pataudi Road" in our data means the three areas above. Pataudi town is a separate town with its own Sectors 1 to 5.

What's the difference between a DTCP licence, HRERA registration and DDJAY?

They're three different things, and a sound colony usually needs the first two. A DTCP licence comes from the Town and Country Planning Department, Haryana. It's the permission to develop a colony on a given piece of land, in line with the area's development plan. That plan is the state's map of how land may be used.

HRERA registration comes from the Haryana Real Estate Regulatory Authority in Gurugram. A project has to be registered before its plots are marketed or sold, and the record carries a completion date. It isn't a quality rating, and "lapsed" means the registration period ran out without an extension on record.

DDJAY, the Deen Dayal Jan Awas Yojana, is Haryana's policy for affordable plotted colonies. It isn't a third approval. A DDJAY colony still has a licence and a registration, under rules that include smaller plots. The Haryana Gazette of 1 April 2016 caps them at 150 sq m, about 179 gaj (a gaj is one square yard, or 9 sq ft).

Our page on DLF Gardencity Enclave in Sector 93 shows all three in one place. Its HRERA filing describes a DDJAY plotted colony of 367 residential plots on 26.92 acres, under DTCP licence 94 of 2021.

One more term matters: CLU, or change of land use, the permission needed before farmland can become a colony. The Tribune reported on 25 April 2023 that DDJAY was dropped in the Gurugram-Manesar development plan area and in Faridabad.

Pataudi town has its own sector plan, and its one DDJAY filing, Spiti Heritage Homes, came in 2024. HRERA also shows a later DDJAY filing in Sector 37D: Signature Global City 37D Extn, registered in March 2025 with 35 plots. So ask any DDJAY seller which licence the colony holds.

Which plotted colonies are HRERA-registered in Pataudi town?

Nine, and all nine show a "registered" status in records to 14 September 2026. Together they filed 1,441 plots.

Spiti Heritage Homes is the only one filed under the DDJAY scheme. Six of the nine were registered in 2025, so this is very new supply. One older Pataudi record, Maruti Kunj in Sector 1 from 2018, has lapsed, and its filing doesn't say whether it's plotted.

The smaller filings, 15 in Sectors 88 to 95 and 5 in Sectors 36A to 37D, are left out. Two of them are filed as commercial plotted colonies, and several have names with SCO (shop-cum-office) or Business District. HRERA records don't always say whether plots are for homes or shops, so check the layout plan.

Two names repeat. The Nation in Sector 95 appears three times, because its 2022 and early-2023 certificates were superseded by a re-registration in September 2023. Flora Avenue 88A appears twice, and both certificates have lapsed.

The largest filing is the Sector 89 colony named "DDJAY Residential Plotted Colony", with 930 plots on 52.27 acres. It's registered, like DLF Gardencity Enclave.

Which colonies near Pataudi Road have lapsed or been cancelled?

Six plotted filings have lapsed and three were superseded, and none of the three areas has a cancelled entry. Here they are plainly.

  • Lapsed: ROF Insignia Park and ROF Insignia Souk, both in Sector 93 and registered in 2021, with 173 and 30 plots.
  • Lapsed: Signature Global City 37D, registered in 2021 with 324 plots. A separate filing, Signatureglobal City 37D II, is registered.
  • Lapsed: Aspiration by Vatika Limited, Sector 88B, registered in 2022 with 304 plots.
  • Lapsed: both Flora Avenue 88A certificates, from 2022 and 2023. A 2026 Flora Avenue 88A filing for homes is registered.
  • Superseded: two earlier certificates for The Nation, Sector 95, replaced by its September 2023 re-registration.
  • Superseded: Courtyard 37D, registered in 2023 with 27 plots. It was re-registered in March 2024 with 49 plots.

A lapsed flag doesn't always mean a project failed. It means the registration period ran out and no extension is on record. Ask HRERA Gurugram whether an extension, a completion certificate or a fresh registration exists before you decide either way.

One cancelled record sits just outside our grouping. Mahira Homes 95, registered in 2020, names village Dhorka but no sector, so it isn't counted above. Dhorka is the village named in Sector 95 filings such as Gateway95 and Estate 95.

Across all filings, not just plotted ones, 28 of 173 in Sectors 88 to 95 are lapsed or cancelled. The figures are 6 of 45 in Sectors 36A to 37D and 1 of 13 in Pataudi town. Records that name no sector at all fall outside these counts.

How are illegal colonies different, and why are they risky?

An illegal colony is land cut into plots and sold without a DTCP licence or HRERA registration, often on farmland that never got CLU. The price can look low, but the paperwork can trap you later.

The Tribune reported a crackdown on dealers on 12 December 2024. It put plot prices in illegal colonies in peripheral Gurugram at ₹20,000 to 50,000 per sq yd. On 10 June 2023 it reported that registries were on hold in about 50 illegal colonies. That story also covered the Section 7A NOC, a no-objection certificate.

Selling plots without registration draws penalties too. IANS, carried by Moneylife on 14 December 2022, reported an HRERA penalty of ₹2.5 crore on Brahma City for selling 219 plots unregistered.

Unregistered names turn up in housing as well. Our page on Ganga LIV 90 notes that the project brokers place in Sector 90 wasn't on HRERA's register as of 3 October 2026. If a seller can't give you a licence number and a registration number, treat the plot as unapproved until you've checked.

How can you check a colony's approval yourself?

Use three registers: the licence, the HRERA record and the land record. It takes an afternoon, and it's the cheapest protection you'll get.

  1. HRERA: search the HRERA Gurugram list of registered projects by name or number. Note the status, the completion date and the promoter's name.
  2. DTCP licence: ask the developer for the licence number and check it with the Town and Country Planning Department, Haryana. Make sure it covers your plot's land and is still valid.
  3. Layout: ask for the approved layout plan and find your plot number on it.
  4. Land record: check the jamabandi, the record of rights, and the mutation entries at the right tehsil office. A tehsil is the revenue area that keeps these records. For most of Sectors 88 to 95 it's Harsaru, for 37C and 37D it's Kadipur, and for Pataudi town it's Pataudi.
  5. DDJAY: if the colony is DDJAY, your plot should be no larger than 150 sq m.
  6. Registry: ask the sub-registrar whether the plot needs a Section 7A NOC before it can be registered.

If the online land record has an error, our news on Haryana's land record correction module explains the new fix route through the tehsil. Our guides on what to check on RERA and how to check a builder cover the rest.

What should you check before booking a plot near Pataudi Road?

Get every approval number in writing before you pay a token. Then check each one yourself, not through the seller.

  • The DTCP licence number, the HRERA registration number and the layout plan, all in writing.
  • The HRERA status on the register itself, not a brochure's "RERA approved" line.
  • The plot size against the scheme: DDJAY plots are capped at about 179 gaj.
  • The collector rate for your line at the tehsil. A collector rate is Haryana's minimum value for registering a sale, and stamp duty is charged on the price or that value, whichever is higher.
  • Stamp duty of 7% for men or 5% for women, plus a registration fee of up to ₹50,000. Rates can differ for land outside municipal limits, so confirm the rate for your deed with the sub-registrar.

Our stamp duty calculator adds up these costs. On a smaller budget, see affordable plots near Gurgaon under ₹30 lakh. Our Pataudi Road property investment guide covers supply and prices for the whole belt.

Questions

Frequently Asked Questions

Are colonies near Pataudi Road DTCP approved? +

We can't confirm that, because we hold no DTCP licence list. What we hold is HRERA data: 40 plotted registrations in Sectors 88 to 95, 6 in Sectors 36A to 37D and 9 in Pataudi town. Ask the developer for the licence number and check it with the Town and Country Planning Department, Haryana.

Is HRERA registration the same as approval? +

No. HRERA registration means the project was filed with the Haryana Real Estate Regulatory Authority before sale, with a completion date. It isn't a quality rating, and it doesn't replace the DTCP licence for the land. A sound colony usually has both, and a DDJAY colony has them under DDJAY's rules.

Which Pataudi town colonies are registered with HRERA? +

Nine plotted colonies are registered in records to 14 September 2026: 3B Homes Pataudi One, 3B Homes Corner Hub, Spiti Heritage Homes, Garden 28 Pataudi, Palm Drive, Pataudi Greens, Palm Drive 2, Aum Green Residency and Jay Shree Royal Greens. Together they filed 1,441 plots. Spiti Heritage Homes is filed under DDJAY.

What is the DDJAY plot size limit? +

DDJAY plots are capped at 150 sq m, about 179 gaj or 1,611 sq ft, under the Haryana Gazette of 1 April 2016. A plot sold as DDJAY but larger than that is worth querying. The Tribune also reported in April 2023 that DDJAY was dropped in the Gurugram-Manesar development plan area.

How can I tell if a colony near Pataudi Road is illegal? +

Ask for the DTCP licence number, the HRERA registration number and the land's khasra numbers. If the seller can't give the first two, treat the plot as unapproved. The Tribune reported registries on hold in about 50 illegal colonies in June 2023, so a cheap plot can become one you can't register.
