Which are the best residential plots on Pataudi Road?
There is no single best plot on Pataudi Road, and we don't rank projects by opinion. What we can do is filter the HRERA register. We found 32 plotted colonies near the road that pass three record checks, and together they hold 7,086 plots.
The three checks are simple. The registration must be live, the colony must be residential, and it must cover at least 5 acres. That last rule weeds out the small shop-cum-office (SCO) plot blocks that appear in this register.
HRERA is the Haryana Real Estate Regulatory Authority, Gurugram. A project must register with it before plots are sold. A registration isn't a quality rating, though. It shows the project is on record, not that it's well built or fairly priced.
Pataudi Road itself is the Gurugram-Pataudi road, SH-26. It's a road, not a sector. In our data, "near Pataudi Road" means three areas, and this post covers all of them:
- New Gurgaon Sectors 88 to 95, the Pataudi Road side of New Gurgaon. Most fall in the Harsaru sub-tehsil, a revenue sub-division of Gurugram district.
- Sectors 36A to 37D, where the Dwarka Expressway crosses Pataudi Road near Harsaru (PIB, 18 May 2023).
- Pataudi town, a separate town and tehsil with its own Sectors 1 to 5.
For the wider corridor story, see our Pataudi Road property investment guide.
Which plotted colonies are registered in Sectors 88 to 95 and 36A to 37D?
Twenty-four colonies pass our checks here, with 5,661 plots on 341.92 acres. Sector 95 has the most entries, and Sector 89 has the largest single colony. The table is sorted by sector, not ranked.

Source: HRERA Gurugram records to 14 September 2026. All 24 show the status "registered", or a current re-registration in the case of The Nation.
Look at the dates. Almost all of these were registered in 2021 to 2023. HRERA logged 15 new plotted projects in Sectors 88 to 95 in 2023, then 2 in 2024, 4 in 2025 and none in 2026 so far. New supply here is now mostly flats and floors, as our list of upcoming projects on Pataudi Road shows.
Two colonies in the table are DDJAY on our records. DDJAY is the Deen Dayal Jan Awas Yojana, Haryana's 2016 policy for affordable plotted colonies. The 930-plot colony in Sector 89 uses the name. Our page on DLF Gardencity Enclave records that colony as DDJAY too. HRERA leaves the category blank for most others.
Which plotted colonies are registered in Pataudi town?
Eight Pataudi town colonies pass our checks, with 1,425 plots on 78.18 acres. Six of them were registered in 2025 alone, so this is the newest plotted belt in our Pataudi Road data.
| Colony (as named in HRERA) | Pataudi sector | Registered | Plots | Acres |
|---|---|---|---|---|
| 3B Homes Pataudi One | 1 | 2021 | 207 | 10.81 |
| Spiti Heritage Homes (DDJAY) | 1 | 2024 | 377 | 19.18 |
| Palm Drive | 2 and 3 | 2025 | 116 | 6.47 |
| Palm Drive 2 | 2 and 3 | 2025 | 140 | 8.35 |
| Jay Shree Royal Greens | 3 | 2025 | 234 | 13.24 |
| Garden 28 Pataudi | 4 | 2025 | 175 | 9.73 |
| Pataudi Greens | 4 | 2025 | 96 | 5.36 |
| Aum Green Residency | 4 | 2025 | 80 | 5.04 |
HRERA lists nine plotted records in Pataudi town with 1,441 plots. The one we left out is 3B Homes Corner Hub, with 16 plots on 0.43 acres. Spiti Heritage Homes in Sector 1 is the only Pataudi record HRERA files under the DDJAY category.
Pataudi's sector numbers are its own. Sector 1 here has nothing to do with Gurugram's Sector 1, and the town has its own tehsil and its own collector-rate list. Two Sector 1 records name the village of Janaula. That is where NHAI has begun the process for a toll facility on the Gurugram-Pataudi-Rewari highway, as our news desk reported in its toll plaza plan story on 30 September 2026.
Which plotted records near Pataudi Road did we leave out?
We left out 23 of the 55 plotted records in these three areas. None of them is proof of a bad project, but each needs extra checks before you pay.
- Six lapsed records. "Lapsed" means the registration period ran out without an extension on record. They include Signature Global City 37D (324 plots, 2021) and Aspiration in Sector 88B (304 plots, 2022). Ask the promoter for proof of an extension before you go further.
- Three superseded records. These are older certificates replaced by newer ones, such as two earlier filings for The Nation.
- Nine commercial or non-housing records. Names or categories point to shops, offices or community buildings: Emaar Business District (two records), Signature Global SCO 88A and SCOII 88A, Microtek Success Hub, GLS Courtyard, Footfalls, India Worldmart and Krisumi City Phase 7 (Community Buildings).
- One floor registration. Independent Floors at DLF Gardencity Enclave is filed as plotted, but it's a floors project on plots in the colony.
- Four under 5 acres. Courtyard 37D (49 plots), Signature Global City 37D Extn. (35 DDJAY plots), Wal Street 88A (27 plots) and 3B Homes Corner Hub (16 plots).
One more record is worth knowing about. Vatika India Next 2 in Sectors 88A and 88B, registered in July 2024 on 121.01 acres, is filed under the category "Residential Plotted Colony". But it lists 1,102 units and no plot count, so our data counts it as homes rather than plots. Ask the promoter, Vatika Limited, what exactly is on sale there.
Our sibling post on approved residential colonies near Pataudi Road goes deeper into lapsed and cancelled entries.
What makes a plot near Pataudi Road a good one?
A good plot is one you can legally build on, register in your name and reach by a proper road. The records answer the first two in part. The rest you check in the plans and on site.
A licence behind the colony
A DTCP licence is a permission from Haryana's Department of Town and Country Planning to develop a colony on that land. The HRERA certificate quotes it. For example, our DLF Gardencity Enclave page records DTCP licence no. 94 of 2021 for 26.91875 acres.
A live registration
Check that the HRERA status reads "registered" and note the validity date. If a record has lapsed, treat it as unfinished business until you see an extension.
Road width and plot position
We hold no road widths for these colonies. Ask for the approved layout plan and check the road your plot faces. Position matters for tax too. Under the rules printed in the Pataudi and Farrukhnagar collector lists, plots open on two or three sides and park-facing plots are valued 10% higher.
Possession and services
We hold completion dates only for our own project pages. DLF Gardencity Enclave, for instance, shows possession in October 2028. For the rest, read the completion date on the HRERA certificate and see whether roads, water, sewer and power are in place.
A bare plot or a floor
Some colonies sell floors built on plots rather than bare land. Our Gardencity Enclave page records 388 independent floors on 97 plots in the colony. Sector 89 shows a similar link. The two companies behind its DDJAY colony, Adhikaansh Realtors and Aawam Residency, also registered the Smartworld Gems and M3M Soulitude floor projects there, on the same day. Ask which one you are buying.
The DDJAY size cap
DDJAY plots are capped at 150 sq m, about 179 gaj (Haryana Gazette, 1 April 2016). A gaj is one square yard, or 9 sq ft. DLF's own page lists Gardencity Enclave plots from 125.79 to 150 sq m, inside that cap.
What do collector rates say about plots near Pataudi Road?
The official floor for plots in Sectors 88 to 95 rose 30% in the 2026-27 list, while Pataudi town's residential lines barely moved. A collector rate is Haryana's official minimum value for registering a property. It is not a market price.
| Collector-rate line (residential plots unless stated) | List compared | Change |
|---|---|---|
| Harsaru: Sectors 88, 88A, 89, 89A | 2025-26 to 2026-27 | 30% |
| Harsaru: Sectors 88B, 95, 95A, 95B, 94 | 2025-26 to 2026-27 | 30% |
| Kadipur: Sectors 37C, 37D | 2025-26 to 2026-27 | 30% |
| Harsaru sub-tehsil, median of 32 plot lines | 2025-26 to 2026-27 | 25% |
| Pataudi tehsil, median of 102 residential lines | 2026-27 list | 1% |
| Pataudi tehsil, median of 95 farmland lines (per acre) | 2026-27 list | 60% |
Source: Gurugram collector-rate lists for Harsaru and Kadipur, and the Pataudi tehsil list for 2026-27. The Pataudi list gives only the old 2025 rate and the final 2026 rate. Its figures are the official percentage changes printed in that list, as medians of the lines listed in both years.
Why care? Stamp duty in Haryana is 7% for men and 5% for women, on the price or the collector value, whichever is higher. The registration fee is up to ₹50,000 (IANS via NewKerala, 28 July 2026). A 30% jump in the floor value can push your tax base up even if your deal price stays the same. Run your numbers in our stamp duty calculator.
What should you check before booking a plot near Pataudi Road?
Use this list on any colony in the tables above, or on one a broker shows you.
- Find the colony on HRERA Gurugram's project list. Match the name, promoter and registration number, and note the status and validity date.
- Read the DTCP licence number off the certificate and check it with the Town and Country Planning Department.
- Get the approved layout plan. Check your plot number, its size in sq m and gaj, the road width and the open sides.
- Ask whether you are buying a bare plot or a floor, and what the building rules allow.
- Visit the site. See whether internal roads, water lines, sewer and power are laid.
- For a DDJAY colony, confirm the plot is within 150 sq m.
- Ask the Harsaru, Kadipur or Pataudi tehsil office for the collector rate on your line, then work out stamp duty.
- For any lapsed or superseded record, ask for the current certificate.
Our guide to what to check on RERA walks through the register step by step. If you are working to a budget, our post on plots in Gurgaon under ₹1 crore shows the gaj arithmetic.
Questions
Frequently Asked Questions
Which is the best plotted colony on Pataudi Road? +
No record can tell you that, and we don't rank colonies by opinion. HRERA data shows 32 plotted colonies near the road that are live, residential and at least 5 acres. Pick from those by checking the DTCP licence, the layout plan, road width, services on site and the completion date on the certificate.
Are there DDJAY plots near Pataudi Road? +
Yes. HRERA lists a 930-plot DDJAY Residential Plotted Colony in Sector 89 and Spiti Heritage Homes, a 377-plot DDJAY colony in Pataudi Sector 1. Our project page records DLF Gardencity Enclave in Sector 93 as DDJAY as well. DDJAY plots are capped at 150 sq m, which is about 179 gaj.
What does a lapsed HRERA registration mean for a plot buyer? +
It means the registration period ran out without an extension on record. It doesn't prove the project failed, but you should ask the promoter for the current certificate or an extension order. Six plotted records near Pataudi Road are lapsed, including Signature Global City 37D and Aspiration in Sector 88B.
Is Pataudi town part of Gurgaon's sector plan? +
No. Pataudi is a separate town and tehsil in Gurugram district with its own Sectors 1 to 5. Its plots fall under the Pataudi collector-rate list, not the Harsaru or Kadipur lists. HRERA Gurugram still registers its projects, and nine plotted records there hold 1,441 plots.
How much does a plot on Pataudi Road cost? +
We hold no verified per-gaj prices for legal plots near Pataudi Road, so we don't publish one. Ask the promoter for a written price per gaj, then check it against the collector rate at the tehsil office. Stamp duty is 7% for men and 5% for women on the higher of the two values.
