Best Plots in Gurgaon Under 1 Crore: Sizes, Areas and Limits

₹1 crore buys 200 gaj at ₹50,000 a gaj or 100 gaj at ₹1 lakh, and about 7% less once a man's stamp duty and fees come out of it. It stretches furthest in the town sectors of Pataudi, Farrukhnagar and Sohna, fits a DDJAY plot only below about ₹55,866 a gaj, and falls short of the few branded plot prices on record.

What are the best plots in Gurgaon under ₹1 crore?

The best plot under ₹1 crore is one that passes the legal checks and still fits the budget after stamp duty. ₹1 crore buys 200 gaj at ₹50,000 a gaj, or 100 gaj at ₹1 lakh. What it reaches depends on where you look: town sectors, DDJAY colonies or a township plot in Gurgaon proper.

A gaj is one square yard, or 9 sq ft, and plots here are priced per gaj. We hold almost no verified prices for legal plots, so we won't tell you a plot is on offer at a given rate. None of our three plotted project pages carries a price. What we can show is the arithmetic, where registered plot supply sits, and which known prices sit above ₹1 crore.

Is your budget nearer ₹30 lakh? Our guide to affordable plots near Gurgaon under ₹30 lakh covers small town plots and illegal colony risks in detail.

How many gaj does ₹1 crore buy?

Divide ₹1 crore by the rate per gaj. At ₹40,000 a gaj you get 250 gaj, and at ₹75,000 about 133 gaj. The rates below are round levels we chose to show the sum. They are illustrations, not prices.

Illustrative rate per gajGaj for ₹1 croreSame area in sq ftGaj if duty and fee come out of ₹1 crore (men)

₹1 lakh100 gaj900 sq ftabout 93 gaj
₹1.5 lakhabout 67 gajabout 600 sq ftabout 62 gaj

Illustrative arithmetic only. The last column assumes 7% stamp duty and the maximum ₹50,000 registration fee come out of the budget. That leaves about ₹93 lakh for the plot: ₹1 crore minus ₹50,000, divided by 1.07.

Use it backwards too. If a seller asks ₹1.2 lakh a gaj for a 100-gaj plot, the plot alone is ₹1.2 crore and your budget is gone. Layout plans and rules such as the DDJAY cap give plot sizes in sq m. Divide by about 0.836 to get gaj, so a 150 sq m plot is about 179 gaj. For size-based price checks inside Gurgaon, see our guide to 200 gaj plot prices in Gurgaon.

Where is registered plot supply in and around Gurgaon?

The biggest pool of registered plots is in New Gurgaon's Sectors 88 to 95, on the Pataudi Road side, followed by Sohna. HRERA, the Haryana Real Estate Regulatory Authority in Gurugram, records 7,906 and 4,754 plots filed there.

Source: HRERA Gurugram, records to 14 September 2026, grouped by the sector or town named in each record. "Plots filed" counts plots in all records of the area, and some plotted projects are commercial.

Pataudi and Farrukhnagar towns hold 2,598 of these plots between them, which is 1,441 plus 1,157. Supply isn't the same as stock for sale. Many of these colonies were registered years ago. Some have lapsed, which means the registration ran out without an extension on record. New plotted filings have also slowed in the biggest pool: Sectors 88 to 95 logged 15 plotted projects in 2023 but 4 in 2025. Our shortlist of residential plots on Pataudi Road filters that area down to live, residential colonies.

What can ₹1 crore reach in each kind of location?

The budget stretches furthest in the town sectors. It fits a DDJAY plot only below a certain rate, and a township plot only at the small end. Here is the sum for each.

Town sectors in Pataudi, Farrukhnagar and Sohna

These towns have their own sector plans. HRERA lists 9 plotted projects in Pataudi town, 7 in Farrukhnagar town and 21 in Sohna. We hold no prices there. At an illustrative ₹40,000 a gaj, ₹1 crore would cover 250 gaj, and at ₹25,000 it would cover 400. Our Sohna sector guide looks at that town in more depth.

DDJAY colonies

DDJAY, the Deen Dayal Jan Awas Yojana, is Haryana's 2016 affordable plotted colony policy. Its plots are capped at 150 sq m, about 179 gaj (Haryana Gazette, 1 April 2016), with no cap on the allotment rate. A full 179-gaj plot fits ₹1 crore only below about ₹55,866 a gaj, before duty. DLF's official page lists DLF Gardencity Enclave plots in Sector 93 from 125.79 to 150 sq m. Adani Realty's page lists Tatva Estates in Sector 99A, a DDJAY colony, at 131 to 179 sq yd and sold out.

Township plots

Our three plotted project pages are larger townships, and none shows a price. Central Park Mikasa in Sohna offers plots from 180 to 1,000 sq yd. Its smallest plot fits ₹1 crore only below about ₹55,556 a gaj, which is ₹1 crore divided by 180. Signature Global City of Colours, in village Sidhrawali on NH-8, lists 1,058 plots on 129.65625 acres, with possession in December 2028. Experion The Westerlies in Sector 108 markets plots and villas.

What is out of reach at ₹1 crore?

The few branded plot prices we have on record start well above ₹1 crore. Two developer pages make the point.

  • AQVA Developments' page, updated 18 September 2026, lists The Reserve in Sohna Sector 5 at "₹2.30 Cr onwards" for 172 sq yd. It lists "₹2.40 Cr onwards" for 178 sq yd. HRERA registered it in May 2026 with 79 plots. At ₹1 crore, a 172-gaj plot would need a rate of about ₹58,140 a gaj, less than half the developer's starting figure.
  • BPTP's page lists Amstoria in Sector 102 at "200 sq. yards onwards" and "₹6 Cr. onwards".

Plot prices have also been rising. Savills India put plot rates across Gurugram up about 13% in 2025. Its H1 2026 market watch said plot values on the Dwarka Expressway rose 16%. Both are Savills figures, not ours.

If what you want is a home rather than land, ₹1 crore goes further in a flat. Our New Gurgaon tracker averaged ₹11,000 per sq ft in 2025, so ₹1 crore covers about 909 sq ft there. At Sohna's ₹8,200 it covers about 1,220 sq ft. These are average asking prices, mostly for flats. Our list of projects under ₹1 crore shows what is on the market.

How do collector rates and stamp duty change the real cost?

Stamp duty on a ₹1 crore plot is ₹7 lakh for a man and ₹5 lakh for a woman. Add a fee of up to ₹50,000. Haryana charges 7% for men and 5% for women on the price or the collector value, whichever is higher (IANS via NewKerala, 28 July 2026).

A collector rate is the state's official minimum value for registering a property, set by tehsil, a revenue sub-division of the district. It is not a market price. Where it jumps, your tax base can rise even if your deal price doesn't.

The pattern is clear. Official floors for plots rose sharply in Wazirabad, Badshahpur and Harsaru, but barely moved in Sohna, Manesar, Pataudi and Farrukhnagar. Work out your own bill in our stamp duty calculator.

What should you check before buying a plot under ₹1 crore?

Run the money checks and the legal checks together. A cheap rate on an unlicensed plot is no bargain.

  1. Get a written price per gaj and the plot size in both sq m and gaj.
  2. Find the colony on HRERA Gurugram's list and match the registration number, promoter and status.
  3. Read the DTCP licence number. DTCP is Haryana's Department of Town and Country Planning, which licenses colonies.
  4. Check the plot against the area's development plan, the official land-use map, at the Town and Country Planning Department.
  5. Ask the tehsil office for the collector rate on your line, then work out stamp duty on the higher value.
  6. For a DDJAY colony, confirm the plot is within 150 sq m.
  7. Ask whether you are buying a bare plot or a floor on a plot, and what the building rules allow.
  8. Visit the site to see roads, water, sewer and power.

Questions

Frequently Asked Questions

Can I buy a plot in Gurgaon for under ₹1 crore? +

Possibly, but we hold no verified price that proves it for any one colony. ₹1 crore buys 200 gaj at ₹50,000 a gaj or 100 gaj at ₹1 lakh. The budget goes furthest in the town sectors of Pataudi, Farrukhnagar and Sohna. Ask for a written price per gaj and check the HRERA record.

How many gaj can I buy with ₹1 crore? +

Divide ₹1 crore by the rate per gaj. At ₹40,000 a gaj you get 250 gaj, at ₹75,000 about 133 gaj and at ₹1.5 lakh about 67 gaj. If a man pays 7% stamp duty and the maximum ₹50,000 fee from the same budget, about ₹93 lakh is left.

Is a DDJAY plot possible under ₹1 crore? +

It depends on the rate. DDJAY plots are capped at 150 sq m, about 179 gaj, and the policy sets no cap on price. A full-size plot fits ₹1 crore only below about ₹55,866 a gaj, before duty. DLF Gardencity Enclave in Sector 93 lists plots from 125.79 to 150 sq m.

Where are most registered plots in Gurgaon? +

By HRERA records to 14 September 2026, the most plots are filed in New Gurgaon Sectors 88 to 95, with 7,906, then Sohna with 4,754 and New Gurgaon Sectors 76 to 87 with 3,630. Filing counts are not stock for sale, and some colonies have lapsed registrations.

Is a flat or a plot better value at ₹1 crore? +

They are different products, so we don't pick one. At our 2025 New Gurgaon average of ₹11,000 per sq ft, mostly flats, ₹1 crore covers about 909 sq ft of flat. A plot gives you land you can build on, at a per-gaj price you must check yourself.
