200 gaj plot price in Gurgaon: 2026 rates, costs and checks
A 200 gaj plot in Gurgaon is 1,800 sq ft of land, and its price depends far more on the colony than on the size: developer pages we checked run from about ₹1.34 lakh per sq yd in Sohna to about ₹3 lakh per sq yd in Sector 102. Add stamp duty of 7% for men or 5% for women, charged on the price or the collector-rate value, whichever is higher.

What does a 200 gaj plot cost in Gurgaon in 2026?
A 200 gaj plot in Gurgaon is 1,800 sq ft of land, and there's no single price for it. Developer pages we checked run from about ₹1.34 lakh per sq yd in Sohna to about ₹3 lakh per sq yd in Sector 102. Stamp duty of 7% for men or 5% for women comes on top.
Gaj is the everyday word for a square yard. Sellers quote plots per gaj, while flats are quoted per sq ft. So a rate of ₹1,00,000 per gaj on 200 gaj gives a price of ₹2 crore (200 gaj at ₹1,00,000 each).
Where the plot sits, and whether the colony is legal, moves the price far more than the size does. A licensed plot in a new sector and a plot in an unauthorised colony can be priced worlds apart. Below, we run the maths at a few rates. Then we show what official values did and what to check before you pay a token.
How big is a 200 gaj plot in sq ft and sq m?
A 200 gaj plot is 1,800 sq ft, or about 167.2 sq m. One gaj is one square yard, which is 9 sq ft or about 0.836 sq m.
That size matters for one Haryana rule. Deen Dayal Jan Awas Yojana (DDJAY) is the state's affordable plotted housing policy. Its 2016 notification in the Haryana Gazette caps DDJAY plots at 150 sq m. That's about 179 gaj (150 divided by 0.836), so a 200 gaj plot sits above the cap.
Some new projects stop right at that line. DLF's official page for DLF Gardencity Enclave in Sector 93 lists plots of 125.79 to 150 sq m. That's about 150 to 179 gaj. Adani Realty's page for Tatva Estates, a DDJAY project in Sector 99A, lists 131 to 179 sq yd. It shows the project as sold out. If you want a full 200 gaj, you're shopping outside DDJAY.
Where can you find 200 gaj plots in Gurgaon?
You'll find 200 gaj plots in four kinds of places. They're licensed colonies in new sectors, Sohna's plotted colonies, older private colonies and unauthorised colonies on the edges. Each has its own price level and its own risks.
Licensed colonies in the newer sectors
A licensed colony holds a licence from the Town and Country Planning Department, Haryana (DTCP). BPTP's project page for Amstoria (Eden Estate) in Sector 102 lists plots from 200 sq yards and prices from ₹6 crore. We checked it on 11 October 2026. That's about ₹3 lakh per sq yd (₹6 crore divided by 200).
Sohna's plotted colonies
Sohna has its own sector numbers, so Sector 5 Sohna isn't Gurugram's Sector 5. HRERA, the Haryana Real Estate Regulatory Authority, registers projects before they can be sold. Its Gurugram records show 1,152 plots in seven plotted projects in Sohna Sector 2 since 2021. Sector 5 has 598 plots in five plotted projects.
Recent Sector 2 names include Anand Niketan (212 plots, 2023) and Green Hill City (90 plots, 2025). Sector 5 has Mega City (306 plots, 2023) and Garden Avenue (153 plots, 2025). We don't hold plot-size breakdowns for these, so ask each developer for the approved layout plan. Our guide to the best sectors in Sohna for investment compares the sectors.
Older colonies and the unauthorised fringe
In older colonies like the DLF phases, Sushant Lok and South City, expect resale houses more often than empty plots. We don't track resale plot prices there. Further out, unauthorised colonies sell plots with no licence at all. The legal section below explains why that matters.
How much is a 200 gaj plot at different rates per gaj?
At ₹1 lakh to ₹2.5 lakh per gaj, a 200 gaj plot costs ₹2 crore to ₹5 crore. Stamp duty adds ₹10 lakh to ₹35 lakh. The rates in this table are round figures we picked to show the maths. They aren't quotes for any colony.
| Illustrative rate per gaj | Plot price (200 gaj at that rate) | Stamp duty for men (7%) | Stamp duty for women (5%) |
|---|---|---|---|
| ₹1,00,000 | ₹2 crore | ₹14 lakh | ₹10 lakh |
| ₹1,50,000 | ₹3 crore | ₹21 lakh | ₹15 lakh |
| ₹2,00,000 | ₹4 crore | ₹28 lakh | ₹20 lakh |
| ₹2,50,000 | ₹5 crore | ₹35 lakh | ₹25 lakh |
Stamp duty is charged on the price or the collector-rate value, whichever is higher. The collector rate is the minimum value the district administration fixes for land in each area. The registration fee is extra and goes up to ₹50,000 (IANS via NewKerala, 28 July 2026).
How do real asking prices compare? AQVA Developments' page for The Reserve in Sector 5 Sohna was updated on 18 September 2026. It lists 172 sq yd plots from ₹2.30 crore and 178 sq yd plots from ₹2.40 crore. That's about ₹1.34 lakh per sq yd (₹2.30 crore divided by 172). BPTP's Sector 102 page works out to about ₹3 lakh, as shown above. Savills India's year-end 2025 report on Delhi NCR put the rise in Gurugram plot rates at about 13% for 2025.
The cheap end is a different market. On 12 December 2024, The Tribune put plots in illegal colonies on Gurugram's edges at ₹20,000 to ₹50,000 per sq yd. At those rates, 200 gaj would cost ₹40 lakh to ₹1 crore (200 gaj at ₹20,000 and at ₹50,000). Treat a gap that wide as a warning sign, not a bargain.
How have collector rates for plots moved across Gurgaon's tehsils?
Official plot values jumped in Wazirabad tehsil and barely moved in Manesar and Sohna in the latest list. A tehsil is a revenue sub-division, and each one has its own collector-rate list. Wazirabad's median rise for residential plots was 44.9% from 2025-26 to 2026-27, across 90 areas listed in both years. Manesar's was 0.7% and Sohna's was 0.1%.
The chart shows the median change in residential-plot collector rates by tehsil between the 2025-26 and 2026-27 lists.
| Tehsil | Median change, 2025-26 to 2026-27 | Areas compared | Median change, 2024-25 to 2026-27 | Areas compared |
|---|---|---|---|---|
| Wazirabad | 44.9% | 90 | 73.9% | 54 |
| Badshahpur | 25% | 52 | 26.7% | 29 |
| Harsaru | 25% | 32 | 37.5% | 15 |
| Gurugram | 15% | 135 | 43.7% | 17 |
| Kadipur | 15% | 51 | 40.9% | 26 |
| Manesar | 0.7% | 60 | 10.9% | 40 |
| Sohna | 0.1% | 84 | 10.1% | 60 |
Two things stand out. Sohna's two-year median is 10.1%, yet its latest list is almost flat. That suggests most of its rise came in the 2025-26 list. And a tehsil median hides a wide spread. In Badshahpur, the rows for Vatika City and Vipul World on Sohna Road both rose 25% in the latest list.
Why should a plot buyer care? A higher collector rate raises the floor for stamp duty, even if your deal price is lower. Ask the seller which collector-rate row your plot falls under before you agree a price.
Is 200 gaj enough for a first independent house in Gurgaon?
It can be. But what you can build on 200 gaj depends on the colony's zoning plan, not just the plot size. That's the first thing to read if you're moving up from a flat.
Each licensed colony has a zoning plan that sets ground coverage, height and the floor area ratio (FAR). FAR is the total floor area you may build compared with the plot area. We don't hold those figures for each colony. Ask the developer for the approved zoning plan and have an architect check it against the Haryana Building Code.
Then compare the full bill, not just the land. A flat comes ready, while a plot needs building money, approvals and time. Our tracker puts the average asking price across the Gurgaon homes we track at ₹16,500 per sq ft. In Sohna it's ₹8,200. Those are mostly flat prices, so use them only as a direction guide. Our 3 BHK flat price guide for Gurgaon shows the flat side of the choice.
Thinking of building floors to sell or let? On 22 July 2026, The Tribune reported a Town and Country Planning memo, dated 21 July, that suspended all further S+4 approvals until further orders. S+4 means stilt parking plus four floors. Check what your plot can get approved today, not what the neighbours built years ago.
Too big or too small? Our guides to the 100 gaj plot price in Gurgaon and the 500 gaj plot price in Gurgaon cover both ends. For the sizes in between, see 250 gaj plot rates and 300 gaj plot rates.
Which legal checks matter most for a 200 gaj plot in Gurgaon?
Check the DTCP licence, the HRERA registration, the land's status and any DDJAY claim before money changes hands. A gap in any one can stall the sale deed or the building plan.
DTCP licence and HRERA registration
A licensed colony should show a DTCP licence number, and a plotted project should carry an HRERA registration number. AQVA's page, for example, shows HARERA registration GGM/1058/790/2026/30, which matches the HRERA list in our research store. Look up both numbers yourself on the DTCP and HRERA Gurugram websites. Our guide on what buyers must check on RERA walks you through it.
Unauthorised colonies and forest land
An unauthorised colony has no DTCP licence, so there's no approved layout behind its roads, water lines or sewers. Registration can stall too. In June 2023, The Tribune reported a registry hold in about 50 illegal colonies. Its report also covered the Section 7A no-objection certificate (NOC) rule. Ask the sub-registrar's office whether a Section 7A NOC applies before you pay.
Land status is the other trap. In October 2026, Hindustan Times reported that the forest department had found over 45 residential and commercial complexes on forest land. They were in Ghamroj, Behrampur and Naurangpur, and an anti-encroachment drive was planned for mid-November. If the land is near the Aravallis, get the revenue record and check its status with the forest department.
DDJAY claims
DDJAY plots are capped at 150 sq m, so a 200 gaj plot (167.2 sq m) can't be a standard DDJAY plot. If a seller pitches one as DDJAY, ask for the licence and approved layout. Then match the plot number and size.
Before you buy a 200 gaj plot in Gurgaon: what to check
Run through this list before you pay any token money.
- Match the size in gaj, sq ft and sq m to the sale deed and the layout plan.
- Get the DTCP licence number and check that it covers the colony.
- Find the project on the HRERA Gurugram list and note its registration number.
- Ask which tehsil and collector-rate row the plot falls under, then work out stamp duty on the higher of price or collector value.
- Read the zoning plan for coverage, height and FAR before you design the house.
- If you plan floors, ask what can be approved after the July 2026 S+4 halt.
- Check the revenue record and forest status if the land is near the Aravallis or in a village.
- Add up the full cost: land, stamp duty, a registration fee of up to ₹50,000, construction and approvals.

Questions
Frequently Asked Questions
How many square feet is a 200 gaj plot? +
A 200 gaj plot is 1,800 sq ft, or about 167.2 sq m. One gaj is one square yard, which equals 9 sq ft or about 0.836 sq m. Sellers in Gurgaon quote plot prices per gaj, so multiply the quoted rate by 200 to get the price before stamp duty and the registration fee.
What is the stamp duty on a ₹2 crore, 200 gaj plot in Gurgaon? +
At ₹2 crore, stamp duty is ₹14 lakh for a man at 7% and ₹10 lakh for a woman at 5%. Haryana charges it on the price or the collector-rate value, whichever is higher. The registration fee is extra and goes up to ₹50,000, as IANS reported on 28 July 2026.
Can a 200 gaj plot be a DDJAY plot? +
Not a standard one. Haryana's DDJAY policy, notified in the Haryana Gazette on 1 April 2016, caps plots at 150 sq m, which is about 179 gaj. A 200 gaj plot is 167.2 sq m, so it sits above the cap. If a seller calls it DDJAY, ask for the licence and the approved layout plan.
Why are some 200 gaj plots offered for under ₹1 crore? +
Check the colony's licence first. The Tribune reported on 12 December 2024 that plots in illegal colonies on Gurugram's edges sold at ₹20,000 to ₹50,000 per sq yd, which is ₹40 lakh to ₹1 crore for 200 gaj. Such colonies have no DTCP licence, and The Tribune reported registries on hold in about 50 of them in 2023.
Is a 200 gaj plot better value than a flat in Gurgaon? +
There's no single answer, and we don't give buy advice. A plot gives you land and control over the design, but it needs building money, approvals and time. Our tracker's average asking price across Gurgaon homes is ₹16,500 per sq ft, mostly for flats. Compare the full cost of each option, stamp duty included.
