500 Gaj Plot Price in Gurgaon (2026): DLF Phases, Sushant Lok and Beyond

A 500 gaj plot is about 4,500 sq ft of land, the classic size for a family house in DLF City or Sushant Lok. Government valuations for plots in DLF’s phases have roughly doubled in three years. Here is what that means for prices, and what to check before you buy.

What is a 500 gaj plot?

“Gaj” means a square yard. So a 500 gaj plot is 500 square yards: about 4,500 sq ft, or 418 square metres. In Gurgaon, people often call this a “1 kanal” plot. Strictly, a kanal in land records is bigger (about 605 square yards), but HSVP’s “1 kanal” plots are close to 420 sq m, and that is the size most people mean.

This is the classic size for an independent family house. You find 500 gaj plots in the older private colonies, such as DLF Phases 1 to 5, Sushant Lok, South City, Nirvana Country and Palam Vihar, and in older HSVP sectors. Newer plotted townships in Sohna and New Gurgaon also offer plots of this size.

How much does a 500 gaj plot cost?

Plots are priced per gaj, so a 500 gaj plot costs 500 times the rate. This table shows what different rates mean, with stamp duty added.

There is no official market price for these colonies. Deals are private, and the price depends on the exact block, the road width, whether the plot faces a park and what is already built on it. What we do know:

  • New plotted projects. BPTP lists plots of 200 gaj and up at Amstoria Eden Estate, Sector 102, from ₹6 crore. In Sohna Sector 5, AQVA lists 172 gaj plots from ₹2.30 crore, about ₹1,34,000 per gaj. At that rate, 500 gaj would be about ₹6.7 crore.
  • Older colonies. DLF phases, Sushant Lok and South City carry some of the highest official plot rates in Gurgaon, and those rates have risen fast (see below). Ask a local dealer for recent registered sale deeds in the same block, and compare several.

If a 500 gaj plot is priced at ₹2 lakh per gaj, it costs ₹10 crore, plus about ₹70 lakh in stamp duty for a man.

Official valuations: DLF phases, South City and Sushant Lok

Gurugram’s collector rate is the government’s minimum value for a plot. It is used to charge stamp duty. When the district raises it, the minimum stamp duty on every sale goes up too.

For residential plots in the best-known colonies, the rise from 2023-24 to 2026-27 was steep:

Most of the jump came in the latest list. In 2026-27, the rate rose 75% in DLF Phase V, 45% in DLF Phases II to IV, and 25% in Sushant Lok and Ardee City.

A collector rate is not a market price. But a big rise usually means the government is catching up with what plots already sell for. It also raises your stamp duty, because duty is charged on at least the collector rate value.

How plot prices have moved

Government valuations of plots rose sharply in the latest revision. Gurugram sets a collector rate, the minimum value used for stamp duty, for each area. In the 2026-27 list, the median rise across 504 plot areas was 15%. But it varied a lot by tehsil: 45% in Wazirabad (DLF phases, Sushant Lok, South City and the Golf Course Road side) and 25% in Badshahpur (Sohna Road and SPR sectors), against 1% in Manesar and 0% in Sohna.

Market reports show steady gains too. Savills India found that plot values in Gurugram rose nearly 13% in 2025. Over 2021–2025, plots along Dwarka Expressway grew about 28% a year, the fastest in the city. New Gurugram grew about 23% a year, and Golf Course Extension Road and SPR about 21%.

What you can build on a 500 gaj plot

Many buyers want a 500 gaj plot to build floors, live in one and rent or sell the rest. Check the current rules first:

  • Stilt-plus-four floors. In July 2026, Haryana’s Town and Country Planning department suspended all further approvals for stilt-plus-four (S+4) floor buildings until further orders. The policy is also being challenged in the High Court.
  • Extra floor area costs more. In 2024, the charges for buying extra floor area on large plots went up, making big homes about 20% more expensive to build, The Tribune reported.
  • Misuse is being punished. Officials have issued 5,099 notices across DLF phases, about 2,000 of them over covered stilt floors. In September 2026 they sealed 27 buildings and more than 240 rooms in Sushant Lok 1 and South City 1, where stilt floors meant for parking were being used commercially.

Ask the planning office what is allowed on the exact plot before you pay.

Builders with plotted projects

Most big builders in Gurgaon now sell flats, not plots. A few large plotted townships are on our site:

  • Central Park Mikasa, Sohna: independent plots of 180 to 1,000 gaj.
  • Experion The Westerlies, Sector 108: a plotted township of about 116 acres.
  • DLF Gardencity, Sectors 91–92: a township of about 182 acres.
  • BPTP Amstoria Eden Estate, Sector 102: plots of 200 gaj and up, from ₹6 crore (BPTP).

None of these builders publishes a full price list for 500 gaj plots. Ask for the current price per gaj in writing, and compare it with resale prices nearby.

Extra costs when you buy a plot

  • Stamp duty. In Haryana it is 7% of the value for men and 5% for women. It is charged on the price you pay, or on the collector rate value if that is higher. So a cheap “deal” on paper does not lower your stamp duty below the collector rate.
  • Registration fee. It is charged in slabs, up to a maximum of ₹50,000.
  • Transfer and other charges. In licensed colonies, the developer or society may charge a transfer fee. Ask for it in writing before you pay a token amount.

For example, a 500 gaj plot at ₹2,00,000 per gaj costs ₹10 crore. Stamp duty on it would be ₹70 lakh for a man or ₹50 lakh for a woman. Our stamp duty calculator works this out for any price.

Five checks before you buy a 500 gaj plot

  1. Check the licence. A legal colony has a licence from Haryana’s Town and Country Planning department (DTCP), or is an HSVP sector. Ask for the licence number and check it.
  2. Check RERA. Plotted colonies must be registered with HRERA Gurugram. In 2022, HRERA fined one developer ₹2.5 crore for selling 219 plots without registration.
  3. Stay away from illegal colonies. Registration of sales has been stopped in dozens of unauthorised colonies around Gurugram, and many have been demolished. Plots there are cheap for a reason.
  4. Check the title. Ask for the sale deed, the mutation in your seller’s name and a recent encumbrance check. Buy only through a registered sale deed, not a GPA or an agreement to sell.
  5. Check what you can build. Rules on floors and coverage depend on the plot size and the colony. Ask the planning office before you buy.

Can I build four floors on a 500 gaj plot in Gurgaon? +
