250 gaj plot price in Gurgaon: rates, builder floors and stamp duty
A 250 gaj plot in Gurgaon is 2,250 sq ft (about 209 sq m), and at ₹1 lakh to ₹2.5 lakh per gaj it comes to ₹2.5 crore to ₹6.25 crore, plus stamp duty of 7% for men or 5% for women. Anyone planning builder floors on it should check approvals first, because further S+4 approvals were suspended in July 2026.

What is the price of a 250 gaj plot in Gurgaon?
A 250 gaj plot in Gurgaon is 2,250 sq ft (about 209 sq m), and its price turns on the colony more than the size. At ₹1 lakh to ₹2.5 lakh per gaj, it costs ₹2.5 crore to ₹6.25 crore (250 times the rate). Stamp duty of 7% for men or 5% for women comes on top.
Those rates are round numbers we use to show the maths, not quotes. For a real reference point, take BPTP's Amstoria (Eden Estate) in Sector 102. Its project page lists plots from 200 sq yards at ₹6 crore onwards. We checked it on 11 October 2026. At the same rate, 250 gaj there would be ₹7.5 crore (₹6 crore for 200 gaj, scaled up to 250 gaj). Corner, park-facing and larger plots can be priced differently, so ask for a quote on the exact plot.
Savills India's year-end 2025 report on Delhi NCR put Gurugram's 2025 rise in plot rates at about 13%. This guide looks at 250 gaj from two angles: a home for one family, and a plot built as separate floors.
How do builder floors on a 250 gaj plot work?
A builder floor is one level of a low-rise building on a single plot, sold as its own home. Instead of one family using the whole plot, three or four households share it. Each buys a floor, usually with a share in the land.
HRERA's records show this model across south Gurgaon. HRERA is the Haryana Real Estate Regulatory Authority, where projects register before sale. Garden Residency in Sohna Sector 5 lists 132 units on 33 plots. Flora Avenue 33 Phase III in Sohna Sector 33 lists 112 units on 28 plots. Both work out to four units per plot (132 divided by 33 and 112 divided by 28).
The same pattern shows up near Manesar. JMS Group The Majestic, in sectors M-9, M-10, M-13 and M-14 of Manesar, tehsil Harsaru, lists 88 units on 22 plots. The Golden City Floors nearby lists 78 units on 26 plots, or three per plot. We don't hold the plot sizes in these projects, so ask each developer which plots are close to 250 gaj.
Big developers sell floors too. Our database lists DLF Gardencity Enclave in Sector 93 as a builder-floor project with 932 units. DLF's own page puts its plots at 125.79 to 150 sq m, though, which is smaller than 250 gaj.
Can you still build four floors on a 250 gaj plot after the S+4 halt?
Not on a fresh approval, unless the rule has changed since July. On 22 July 2026, The Tribune reported a Town and Country Planning Department memo that suspended all further S+4 approvals. The memo was dated 21 July, and the halt runs until further orders. S+4 means stilt parking at ground level plus four floors above it.
We hold no later update, so check the current position with DTCP, Haryana's Town and Country Planning Department. If you're buying a plot to build four floors, that plan may not get approved for now. Buying a floor in an S+4 building? Ask for the building plan approval date, the occupation certificate and any HRERA registration.
Extra floor area can cost more as well. The Tribune reported on 23 September 2024 that FAR purchase charges make large homes about 20% more expensive. FAR, or floor area ratio, is the total floor area allowed compared with the plot area. Get your colony's zoning plan and price the house you can actually build.
A house for one family, built within the colony's normal rules, is a different case. It still needs a sanctioned building plan, so read the zoning plan before you sign anything.
Where can you find 250 gaj plots in Gurgaon?
Look in plotted colonies near Manesar, in Sohna's sectors, in licensed townships and in older colonies where resale houses come up. Unauthorised colonies offer cheaper land, with legal risk attached.
Plotted colonies near Manesar
HRERA lists Swastik Greens in sectors M-9 and M-10, Manesar, with 914 plots on 106.66 acres, registered in December 2023. Flora Avenue 88A, in Sector 88A at village Harsaru, lists 182 plots on 10.63 acres. Be careful with the word Manesar on papers. It can mean Manesar town, IMT Manesar, Manesar tehsil or the Gurugram Manesar Urban Complex, and those are different things. Our guide to residential plots near IMT Manesar goes deeper.
Sohna's plotted and floor projects
HRERA lists 221 plots in three plotted projects in Sohna Sector 33 since 2021. Sector 7 has 507 plots in three plotted projects. Sector 7's list includes Precore Greens, a DDJAY colony of 153 plots, so not every plot there is large. See our list of upcoming residential projects in Sohna for what's next.
Licensed townships and older colonies
Central Park Mikasa lists independent plots of 150 to 836 sq m (180 to 1,000 sq yd), a range that takes in 250 gaj. Its Phase III possession is listed for December 2026 in its RERA details. In older colonies such as the DLF phases, Sushant Lok and South City, a 250 gaj deal is more likely to be an old house than bare land. We don't track resale prices there.
What does a 250 gaj plot cost with stamp duty in Gurgaon?
At ₹1.5 lakh per gaj, a 250 gaj plot costs ₹3.75 crore. A man would pay ₹26.25 lakh in stamp duty, and a woman ₹18.75 lakh. The table runs the same maths at four round rates we chose for illustration.
| Illustrative rate per gaj | Plot price (250 gaj at that rate) | Stamp duty, men (7%) | Stamp duty, women (5%) | Total with men's duty and the ₹50,000 fee |
|---|---|---|---|---|
| ₹1,00,000 | ₹2.5 crore | ₹17.5 lakh | ₹12.5 lakh | ₹2.68 crore |
| ₹1,50,000 | ₹3.75 crore | ₹26.25 lakh | ₹18.75 lakh | about ₹4.02 crore |
| ₹2,00,000 | ₹5 crore | ₹35 lakh | ₹25 lakh | about ₹5.36 crore |
| ₹2,50,000 | ₹6.25 crore | ₹43.75 lakh | ₹31.25 lakh | about ₹6.69 crore |
Haryana charges stamp duty on the price or the collector-rate value, whichever is higher. That collector rate is the floor value the district administration sets, row by row, in its collector-rate list. The 7% is 5% plus a 2% additional duty, and women get a 2% rebate. The registration fee goes up to ₹50,000, and the last column assumes the maximum (IANS via NewKerala, 28 July 2026).
Buying one floor instead of the whole plot? Then the duty works on the floor's price or its own collector-rate value. Collector lists carry separate rows for floors, as the next section shows.
The cheap end runs on different rules. The Tribune's report of 12 December 2024 gave ₹20,000 to ₹50,000 per sq yd for plots in illegal colonies around Gurugram's edges. That's ₹50 lakh to ₹1.25 crore for 250 gaj (250 gaj at ₹20,000 and at ₹50,000), with no licence behind it.
How have collector rates moved for plots and builder floors in Gurgaon?
Over two lists, residential-plot collector rates rose most in Wazirabad tehsil, by a median 73.9%. Sohna rose 10.1% and Manesar 10.9%. A tehsil is a revenue sub-division with its own collector-rate list.
The chart shows the median change in residential-plot collector rates by tehsil, from the 2024-25 list to the 2026-27 list.
The latest list alone is even more uneven. Wazirabad's plot median rose 44.9% from 2025-26 to 2026-27, while Manesar's rose 0.7% and Sohna's 0.1%. But tehsil medians include many village rows. In Sohna, the row for all developed sectors rose 75% in the latest list. The row for all new sectors rose 45.1%.
Floors have rows of their own, and they tell a different story from plots.
| Row in the collector-rate list | Tehsil | Change, 2025-26 to 2026-27 | Change, 2024-25 to 2026-27 |
|---|---|---|---|
| Floors in licensed colonies | Sohna | 9.1% | 42.9% |
| Private builder floors, Sectors 76, 77, 78, 80, 81, 81A, 82, 82A, 84 and others | Manesar | 10.7% | 10.7% |
| Private builder floors, Sectors 79, 79A, 79B, 85, 86, 87 and others | Manesar | 10.7% | 10.7% |
| Independent floors, Sector 1 IMT Manesar | Manesar | 14% | 14% |
| Floors in licensed colonies or HUDA sectors | Harsaru | 6.3% | 13.3% |
| Plots, all developed sectors in Sohna | Sohna | 75% | 101.3% |
| Plots, HUDA Sector 85 | Manesar | 25% | 43.8% |
Two lessons follow for a 250 gaj buyer. A floor and a plot in the same area can carry very different official values, so ask which row applies. And a higher collector rate lifts the minimum value for stamp duty, even if your price doesn't change.
Which legal checks matter for a 250 gaj plot or floor in Gurgaon?
Check the DTCP licence, the HRERA registration, the building plan and whether the colony is legal at all. A 250 gaj plot is about 209 sq m. That's above the 150 sq m DDJAY cap, so it won't be a standard DDJAY plot.
Licence and registration
DTCP licenses private colonies, and HRERA registers projects before sale. Skipping that step has cost developers. In December 2022, IANS reported via Moneylife that HRERA fined Brahma City ₹2.5 crore for selling 219 plots without registration. Our guide on how to check a builder before buying lists the steps.
DDJAY and the Gurugram Manesar plan area
DDJAY, the Deen Dayal Jan Awas Yojana, is Haryana's affordable plotted colony policy. Its 2016 notification caps plots at 150 sq m. The Tribune reported on 25 April 2023 that DDJAY was dropped in the Gurugram Manesar final development plan area and Faridabad. Sohna still shows DDJAY colonies in HRERA records, such as Precore Greens in Sector 7 and Santur Azalea in Sector 2.
Unauthorised colonies
An unauthorised colony has no licence, and that can hit you at the registry. Registries in about 50 illegal colonies were put on hold, The Tribune reported in June 2023, and the Section 7A no-objection certificate (NOC) rule was part of that story. Ask the sub-registrar's office whether a Section 7A NOC applies before you pay.
Buying a single floor
Ask whether the floor is registered as a separate unit and what share of the land comes with it. Then check whether the building has an occupation certificate.
Before you buy a 250 gaj plot or floor in Gurgaon: what to check
Use this list before you pay a token.
- Confirm the size. 250 gaj is 2,250 sq ft or about 209 sq m, so match it to the layout plan and sale deed.
- Check the DTCP licence and the HRERA registration number yourself.
- For floors, get the building plan approval date and check it against the July 2026 S+4 halt.
- Ask for the occupation certificate if the building is complete.
- Find the right collector-rate row, plot or floor, and the tehsil. Then work out stamp duty on the higher value.
- Read the zoning plan, and ask about FAR purchase charges if you want extra floor area.
- Budget for land, stamp duty, a registration fee of up to ₹50,000 and construction.
Our stamp duty calculator works out the duty for you, and the Gurgaon property rates page shows area-wise prices. For other sizes, read our guides to 100 gaj plot prices, 200 gaj plot prices, 300 gaj plot prices and 500 gaj plot prices in Gurgaon. This guide is information, not investment advice.
Questions
Frequently Asked Questions
How many sq ft is a 250 gaj plot? +
A 250 gaj plot is 2,250 sq ft, or about 209 sq m. One gaj is a square yard, equal to 9 sq ft or about 0.836 sq m. So a seller's rate per gaj times 250 gives the plot price, and the same rate divided by 9 gives the price per sq ft of land.
Can I build four floors on a 250 gaj plot in Gurgaon now? +
Check before you plan on it. On 22 July 2026, The Tribune reported a Town and Country Planning Department memo that suspended all further S+4 approvals, meaning stilt parking plus four floors, until further orders. We hold no later update, so ask DTCP or your architect for the current rule before you buy for floors.
How many builder floors go on one plot in Gurgaon projects? +
Four per plot shows up most often in the south Gurgaon floor projects in our HRERA records. Garden Residency in Sohna Sector 5 lists 132 units on 33 plots, and JMS Group The Majestic near Manesar lists 88 units on 22 plots. The Golden City Floors lists 78 units on 26 plots, or three per plot.
What is the total cost of a 250 gaj plot at ₹1.5 lakh per gaj? +
The plot costs ₹3.75 crore. A man adds ₹26.25 lakh of stamp duty at 7% and a registration fee of up to ₹50,000, for a total of up to about ₹4.02 crore. A woman pays 5%, or ₹18.75 lakh. Duty is worked out on the price or the collector-rate value, whichever is higher.
Do builder floors have their own collector rate? +
Yes. Collector-rate lists carry separate rows for floors, and Sohna's list gives them in sq ft. In the 2026-27 list, floors in licensed colonies in Sohna tehsil rose 9.1%, and private builder floors in several Manesar tehsil sectors rose 10.7%. Stamp duty on a floor works on its own price or collector value.
