Residential plots near IMT Manesar: a guide for people who work there
Inside IMT Manesar, the HSIIDC industrial township, new HRERA registrations list no plots; the latest is Ashiana Aaroham on HSIIDC plot GH-04 in Sector 80, while plots and independent floors in Sector 1 show up only as older stock in the collector lists. The newer licensed plotted colonies nearby in our record are in Manesar's M-sectors and in sectors 78 and 88A, so check the commute and the land papers before you buy.

Can you buy a residential plot near IMT Manesar?
Yes, but new ones are scarce. Every IMT Manesar registration in our HRERA record, from 2022 to 2026, lists zero plots. The newer licensed plotted colonies close by in our record are in Manesar's M-sectors and in sectors 78 and 88A.
Inside the township, the collector lists still carry lines for plots and independent floors in Sector 1, so plots there show up as older stock. If you work at IMT, the real choice is usually a flat or floor close to work, or a plot in one of the newer colonies. This guide is written for that buyer. If you want a plot only to hold, our guide to plots near Manesar for investment is the better read.
What is IMT Manesar, and how is it different from Manesar?
IMT Manesar is an Industrial Model Township built by HSIIDC, the Haryana State Industrial and Infrastructure Development Corporation. It's mainly an industrial estate, with some sectors and sites set aside for housing. The national Delhi-Mumbai Industrial Corridor programme also lists a Manesar-Bawal Investment Region in Haryana.
Four names get mixed up, and the difference matters when you read listings and government lists:
- Manesar town: the town itself. The collector list has a separate Manesar line, which rose 25.3% for plots in the latest list.
- IMT Manesar: the HSIIDC township, with its own sectors, such as Sector 1 and sectors 2 to 8.
- Manesar tehsil: a revenue area in the collector lists, far bigger than the town. Its plot list runs from villages to HUDA sectors 77 to 87 and Sector 90.
- Gurugram-Manesar Urban Complex: the planning area named in many HRERA addresses. In our records it covers sectors as far apart as 63A, 69 and M-9.
So a listing that just says "Manesar" could mean any of these. Ask which one, then find the sector on a map.
What homes exist inside IMT Manesar today?
Our data points to three kinds of housing in IMT Manesar. There are co-operative society flats in Sector 1 and sectors 2 to 8, independent floors in Sector 1, and new developer flats on HSIIDC group-housing plots. The collector lists carry a separate line for each.
New supply shows up in HRERA, the Haryana Real Estate Regulatory Authority, which registers projects that developers sell. Two IMT Manesar projects with 1,766 units were registered in 2022, though our data set doesn't name them or say what they are. Since then, Ashiana Housing has registered Ashiana Aaroham in two phases. Phase 1 has 190 homes on 4.66 acres (November 2025), and Phase II has 182 homes on 3.59 acres (January 2026).
Both phases sit on HSIIDC plot GH-04 in Sector 80, IMT Manesar. Realty N More reported on 27 November 2025 that the project offers 3 to 5 BHK homes at ₹2.99 to 4.19 crore. Sector 80 also has Eldeco Fairway Reserve, registered at "Sector-80, Manesar" with 380 units on HRERA.
A collector rate is the minimum value the district sets for registering property in an area. Stamp duty is charged on the price or this value, whichever is higher. Here's how the lines that cover IMT housing have moved.
| Collector-list line | Type | Latest list, 2025-26 to 2026-27 | Two lists, 2024-25 to 2026-27 | Three lists, 2023-24 to 2026-27 |
|---|---|---|---|---|
| Co-operative society flats, Sector 1 and sectors 2 to 8, IMT Manesar | Flat | 20% | 20% | Not given |
| Independent floors, Sector 1, IMT Manesar | Builder floor | 14% | 14% | 25% |
| Sector 1 (Manesar tehsil plot list) | Residential plot | 25.3% | Not given | Not given |
| Floor or flats in IMT area (Harsaru tehsil list) | Flat | 7.7% | 16.7% | Not given |
| Private developer group housing in sectors including 76, 77, 78, 80 and 83 (Manesar tehsil list) | Flat | 10% | 10% | 40% |
For co-operative flats, the two-list change equals the latest one, 20%, so the 2025-26 list had no rise and the whole jump came in 2026-27. Sector 1 floors follow the same pattern at 14%, and they're up 25% over three lists. The Sector 1 plot line's heading is hard to read in the scanned list. We take it to be IMT Manesar's Sector 1, with some caution.
HSIIDC plot or DTCP-licensed plot: what's the difference?
The difference is who planned the land and whose rules you sign up to. In an HSIIDC estate like IMT Manesar, the state corporation plans the township and allots sites for set uses, such as group-housing plot GH-04. In a licensed colony, a private developer gets a licence from DTCP, Haryana's Town and Country Planning Department, to build in a planned sector. It then sells plots or floors.
- Buying on HSIIDC land: the corporation's allotment terms apply. Ask for the allotment letter, any transfer permission and the use the site is approved for. A resale plot in Sector 1 should come with the original HSIIDC papers.
- Buying from a developer on HSIIDC land: Ashiana Aaroham is the example in our record. The land is an HSIIDC site, but a private developer sells the homes under an HRERA registration, so check both sets of papers.
- Buying in a private colony: ask for the DTCP licence number and the approved layout plan, then match the HRERA registration. Swastik Greens, Palm Meadows and Flora Avenue 88A are private plotted colonies in our HRERA record.
In plain words: know which body's papers you need. Don't accept a label like "HSIIDC plot" or "licensed plot" until you've seen them.
Which licensed plotted colonies are near IMT Manesar?
In our HRERA record, three areas have registered plotted colonies since 2023: the M-sectors, Sector 78 and Sector 88A. We don't hold distances from any of them to IMT Manesar's gates, so time the drive yourself.
- M-sectors (M-9, M-10, M-13, M-14), Harsaru tehsil: Swastik Greens has 914 plots on 106.66 acres in M-9 and M-10 (December 2023). JMS Group The Majestic Homes has 17 plots (January 2026). Five more projects here sell floors on plots, such as JMS Group The Majestic with 88 homes on 22 plots.
- Sector 78, Manesar tehsil: Palm Meadows, 95 plots on 5.02 acres in village Naurangpur (August 2023).
- Sector 88A, Harsaru tehsil: Flora Avenue 88A, 182 plots on 10.63 acres in village Harsaru (January 2023).
New small, budget plots have become scarce here. The Tribune reported on 25 April 2023 that DDJAY, Haryana's scheme for small plotted colonies, was dropped in the Gurugram-Manesar plan area. Under the scheme's 2016 rules, plots could be up to 150 sq m, about 179 gaj (150 divided by 0.836). A gaj is one square yard, or 9 sq ft.
Floors are worth a look if you want a home rather than land. A floor gives you one level of a building on a shared plot, so check how much land share comes with it. The Majestic works out to 4 homes per plot (88 divided by 22).
How have plot collector rates moved around IMT Manesar?
Unevenly. In the latest list, the median plot collector change across 60 areas of Manesar tehsil was 0.7%. Harsaru tehsil, which holds the M-sectors and 88A, rose a median 25% across 32 areas.
The chart shows the median change in residential-plot collector rates by tehsil in the latest list, 2025-26 to 2026-27. The lines nearest the colonies above moved like this:
- Harsaru's line for residential sectors M-9, M-10, M-12, M-12A, M-13 and M-14: up 30%.
- Sectors 88, 88A, 89 and 89A: up 30%.
- Sector 78: up 15%, or 26.5% over two lists.
- Naurangpur village: up 0.1%.
Stamp duty in Haryana is 7% for men and 5% for women, with a registration fee of up to ₹50,000 (IANS via NewKerala, 28 July 2026). A rise in the collector rate pushes up the duty on any deal priced below it. These are official values, though, not market prices.
Flat, floor or plot: which fits someone working at IMT Manesar?
For most people who work at IMT, the real question is how soon you can move in. A flat in a registered project comes with a possession date the developer is bound by. With a plot, you buy the land, get a building plan approved and build before you can live there.
- Flat: check the possession date. Our Eldeco Fairway Reserve page, for one Sector 80 project, shows possession due in December 2029.
- Floor: check the approvals. The Tribune reported on 22 July 2026 that a Town and Country Planning memo of 21 July suspended further stilt-plus-four-floor (S+4) approvals until further orders.
- Plot: budget for the build, the approvals and the months or years without a home or rent.
Renting near work while you wait is another route. New Gurgaon flats in our tracker show a rental yield of 3.3%, so a year's rent is about 3.3% of the home's price. Our buy vs rent calculator helps compare the two, and our New Gurgaon locality page covers that tracker area.
Future rail links are still on paper. A metro from Sector 56 to Panchgaon (35.25 km, 28 elevated stations) has state funding approval. Its final DPR, or detailed project report, has been submitted (HMRTC, 30 December 2025). The Namo Bharat regional rail corridor that would stop at Panchgaon had no Union government sanction as of October 2026. Our post on Panchgaon metro connectivity and property prices covers both.
Before you buy near IMT Manesar: what to check
Start with the commute, then the paperwork. These checks apply whether you pick a flat, a floor or a plot.
- Drive from the home to your gate at shift-change time on a working day.
- Look up the HRERA registration and match the promoter, sector, unit count and completion date. Our guide to what to check on RERA walks through it.
- On HSIIDC land, ask for the allotment letter, transfer permission and the approved use of the site.
- In a private colony, ask for the DTCP licence number and the approved layout, and make sure your plot is inside it.
- Check the land record of the exact parcel. Our news on 16 October 2026 reported that the forest department had flagged complexes on forest land in Naurangpur, Ghamroj and Behrampur.
- For a floor, confirm the land share and whether its approvals depend on the suspended S+4 rule.
- Find the exact collector-rate line for your sector, since stamp duty uses it if it's higher than your price.
- Read the Town and Country Planning Department's development plan for the Gurugram-Manesar area to see the roads and industrial zones planned near the home.

Questions
Frequently Asked Questions
Can I buy a residential plot inside IMT Manesar? +
Possibly, as a resale. The collector lists still carry lines for plots and independent floors in Sector 1, so that stock exists. But every IMT Manesar registration in our HRERA record from 2022 to 2026 lists zero plots. A resale plot on HSIIDC land should come with the original allotment and transfer papers.
What is the difference between IMT Manesar and Manesar? +
IMT Manesar is the HSIIDC industrial township with its own sectors. Manesar town is the town itself. Manesar tehsil is a much larger revenue area in the collector lists, and the Gurugram-Manesar Urban Complex is a planning area named in HRERA addresses. A listing that just says "Manesar" could mean any of them, so ask which.
Is Ashiana Aaroham in IMT Manesar? +
Yes, by its HRERA address: HSIIDC plot GH-04, Sector 80, IMT Manesar. Phase 1 was registered in November 2025 with 190 homes and Phase II in January 2026 with 182. Realty N More reported on 27 November 2025 that it offers 3 to 5 BHK homes at ₹2.99 to 4.19 crore. Check current prices with the developer.
Have collector rates gone up for homes in IMT Manesar? +
Yes, in the latest list. The line for co-operative society flats in IMT Manesar's Sector 1 and sectors 2 to 8 rose 20%, and independent floors in Sector 1 rose 14%. Both rises came entirely in the 2026-27 list. Collector rates are official values used for stamp duty, not the prices buyers actually pay.
What should I check before buying a plot near IMT Manesar? +
Check whose land it is first. On HSIIDC land, ask for the allotment and transfer papers. In a private colony, get the DTCP licence and the HRERA registration, and confirm your plot is inside the approved layout. Then check the land record for forest status, the collector rate and the commute at shift-change time.
