Eldeco Fairway Reserve

Eldeco Fairway Reserve, in Sector 80 of Gurugram's Manesar tehsil in Haryana, has 324 apartments in six towers on 8.34 acres, and it's being built by Eldeco Infrastructure and Properties Ltd. HRERA Gurugram registered it on 23 October 2024 as GGM/880/612/2024/107 (RERA-GRG-1680-2024), with completion declared for 30 December 2029. Construction was under way when we checked HRERA's records on 3 October 2026.

Eldeco sells the flats as three- and four-bedroom homes, and its brochure leans on the outlook: a golf course, the Aravalli hills and the green NSG campus nearby. You'll also find the project searched as Eldeco Sector 80 Gurgaon. Gurgaon and Gurugram are the same city.

The plot sits in Sector 80, about 1.5 km from NH-48, in a township planned by HSIIDC, the Haryana state industrial development corporation. HRERA's certificate records the land as bought at an HSIIDC auction, and the authority's hearing notes say HSIIDC provides the external services because the site forms part of its township project.

Eldeco's project page gives these distances: NH-48, the Delhi–Jaipur highway, 1.5 km; Vatika Town Square and the Sector 82 market 2 km; Karma Lakelands Golf Resort 2.5 km; Manesar toll plaza and RPS International School 3.5 km each; the Southern Peripheral Road and DPS Sector 84 at 4 km. It puts IMT Manesar 7 km away and IGI Airport's Terminal 3 at 28–30 km.

Other registered group-housing schemes in Sector 80 include Ashiana Aaroham, on HSIIDC plot GH-04, and Sobha Aranya. Eldeco has a second, smaller project in the same sector, Eldeco Terra & Sol on plot 3A, registered in March 2026 as RERA-GRG-2160-2026 on 2.7 acres. The two are separate registrations.

HRERA's certificate records 8.3403 acres, six towers plus an EWS block, and 324 apartments alongside 52 EWS flats and four shops. The architect's certificate filed in July 2026 describes each tower as a basement, a ground floor and 27 upper floors. Eldeco's floor plans name the towers Augusta, Hazeltine and Pinehurst, two of each.

There are three main layouts. The 3 BHK with three toilets has 1,211–1,212 sq ft of carpet area, the 4 BHK with four toilets has 1,604–1,606 sq ft, and the 4 BHK with a servant's room has 1,965.04 sq ft.

The brochure promises two flats per floor, an 11-ft floor-to-ceiling height, 15% ground coverage and what Eldeco calls an urban mini forest of more than 900 trees. In the REP-I land-use table, parks and playgrounds take 16,044 sq m of the 33,752 sq m plot. Listed amenities include a clubhouse named The Club Fairway, adult and kids' pools, squash, badminton and tennis courts, a gym, a creche and a cricket practice net.

Yes. HRERA Gurugram's registration no. 107 of 2024, dated 23 October 2024, runs until 30 December 2029, the completion date Eldeco declared. Its REP-I application of 22 July 2024, though, gave a likely completion date of 31 December 2030, so the two filings are a year apart.

The quarterly report filed on 12 July 2026 shows uneven progress. An engineer's certificate based on a 4 July 2026 site visit puts building work at 23% of estimated cost. The architect's certificate shows basements finished on four towers (A2-B1, C1-B2, D-E and D1-E1), with walls on floors at 40% to 57%, while excavation hadn't started on towers A-C and A-B.

Most sales came early. Eldeco's self-certificate to HRERA lists 177 flats sold in January–March 2025, the first full quarter after registration, then 22, 9, 4 and 2 in the next four quarters, and one in April–June 2026.

The promoter on record is Eldeco Infrastructure and Properties Ltd (EIPL), CIN U74899HR2000PLC043893, with its registered office in Faridabad and its corporate office at Jasola District Centre, New Delhi. HRERA names it as the only promoter, holding the land through an HSIIDC allotment, and the application lists Pankaj Bajaj as managing director. Eldeco's website treats EIPL and Eldeco Housing and Industries Ltd as separate companies.

The Economic Times reported in September 2023 that Eldeco paid ₹165 crore for 8.5 acres at the HSIIDC auction and planned to build in one phase. HRERA's figure for the plot is 8.3403 acres, and the REP-I form puts land cost at ₹167.40 crore within an estimated project cost of ₹884.85 crore.

A financier is involved. HRERA's hearing record of 16 September 2024 notes that Eldeco filed a no-objection from HDFC Capital (Vistara) on creating third-party rights in the units. Moneycontrol reported in April 2024 that a ₹350-crore round of the Eldeco–HDFC Capital platform would fund projects in cities including Gurugram.

Eldeco hasn't published prices on its project page or in the brochure, and we found none in HRERA filings or reputable news, so this page carries no price. Figures on broker sites can't be traced to the developer, and we don't repeat them.

HRERA's certificate says flats must be sold on carpet area, not super area, with a total price that includes all charges. That rule surfaced in a complaint HRERA dismissed on 14 August 2026, reported by the Times of India. The complainant, Neet Rash Consultants, alleged that a 1,211 sq ft carpet flat had been priced on a 2,175 sq ft super-area basis. HRERA held it wasn't an allottee, since no agreement for sale was ever signed after a provisional allotment, and Eldeco said it had offered a full refund.

Ask which tower your flat is in, then read that tower's page in the latest HRERA quarterly report, because two towers hadn't been excavated by June 2026. Get the completion date written into the agreement, and ask Eldeco why its REP-I said December 2030 when the registration runs to December 2029.

Check the 66 KV lines. In October 2024 Eldeco gave HRERA an affidavit not to sell units under the right of way of the high-tension lines until HSIIDC shifts them; in the complaint HRERA decided in August 2026, HSIIDC's reply said shifting with HVPNL was under way. Ask whether your unit sits in that corridor and whether the work is done. HSIIDC had also told HRERA that water and sewer connections would follow infrastructure works it expected to finish by 30 April 2026.

Sign the registered agreement for sale before paying more than 10% of the price, as the registration requires; the 2026 complaint shows a provisional allotment alone doesn't make a buyer an allottee. Ask why the July 2026 report counts 368 apartments when the certificate lists 324 plus 52 EWS flats, and ask for HDFC Capital's no-objection covering your unit.
