Which are the best sectors in Sohna for investment?
There's no single best sector in Sohna for investment; the right one depends on whether you want a plot, a flat or a builder floor. In our HRERA data since 2021, Sector 5 has the most registered projects (9, with 4,569 units). Sector 2 has the most plots (1,152), and Sector 7 mixes a large unit project, builder floors and a DDJAY plotted colony.
Sohna is also the cheapest area we track in Gurgaon. Our price tracker put its average asking price at ₹8,200 per sq ft in 2025. That's about half the Gurgaon average of ₹16,500 (8,200 divided by 16,500 is 0.50). A low price is why buyers look south, but it doesn't make every sector a good bet.
So this guide compares sectors on what we hold: HRERA registrations, the kind of homes registered and how collector rates moved. HRERA is the Haryana Real Estate Regulatory Authority, where builders register projects before they sell. We hold no distances from Sohna sectors to roads or offices, so we don't rank sectors by location. For the wider picture, see our Sohna locality page.
How do Sohna sectors compare on HRERA registrations?
Sectors 5, 2 and 7 lead Sohna on new registrations since 2021, with Sectors 33, 35 and 36 close behind. The table counts every project HRERA Gurugram registered in each sector from 2021. Our latest record is dated 3 July 2026.
| Sohna sector | Projects since 2021 | Units | Plots | Projects with plots | Projects named in our 2023 to 2026 list |
|---|---|---|---|---|---|
| Sector 5 | 9 | 4,569 | 598 | 5 | Tathastu I and II, Mega City, Garden Avenue, Garden Residency I and II, JMS Group Elegante, Ekam Courtyard, AQVA The Reserve |
| Sector 2 | 8 | 1,292 | 1,152 | 7 | Anand Niketan, Santur Azalea, Avani Signature Floors, Green Hill City |
| Sector 7 | 6 | 2,619 | 507 | 3 | Terra Elegance, Gokulam The Sanctuary, Precore Greens, Antares by ROF |
| Sector 33 | 6 | 1,260 | 221 | 3 | Flora Avenue 33 Phases II and III |
| Sector 35 | 5 | 2,155 | 84 | 1 | Tathastu 35, Green Valley Homes |
| Sector 36 | 5 | 1,292 | 84 | 1 | ROF Normanton Mall, J 36, Advik by ROF |
| Sector 4 | 4 | 1,858 | 504 | 2 | Sriflex City, GLS Aureva |
| Sector 32 | 3 | 389 | 161 | 3 | Central Park The Orchard, Mag Mile (commercial plots), Central Park Flower Valley Phase IV |
| Sector 6 | 2 | 247 | 139 | 1 | LID Plaza (commercial), Vilasa |
| Sector 29 | 1 | 623 | 623 | 1 | Registered in 2021 or 2022; name not in our extract |
| Sectors 2 and 35 | 1 | 843 | 0 | 0 | Prosperity Homes (affordable group housing) |
Read the table with three points in mind. In these records the unit count includes plots: Mega City in Sector 5 lists 306 units and 306 plots. Some rows include commercial projects, such as ROF Normanton Mall in Sector 36 and LID Plaza in Sector 6. And Prosperity Homes was filed as "Sector 02 and 35", so it gets its own line.
The chart shows the same HRERA count by Sohna sector since 2021.
Which Sohna sectors have the most plots?
Sector 2 is the plot sector in our data, with 1,152 plots across 7 plotted projects since 2021. Sector 5 follows with 598 plots, then Sector 7 with 507 and Sector 4 with 504. A plot here is sold by the gaj, and one gaj is one square yard, or 9 sq ft.
The recent Sector 2 colonies are Santur Azalea (138 plots on 9.39 acres), Green Hill City (90 plots on 5.78 acres) and Anand Niketan (212 plots on 11.95 acres). Santur Azalea is filed under DDJAY, the Deen Dayal Jan Awas Yojana. That's Haryana's scheme for affordable plotted colonies. The Haryana Gazette of 1 April 2016 capped its plots at 150 sq m, about 179 gaj (150 divided by 0.836).
Sector 5 has larger colonies. Mega City has 306 plots on 15.07 acres and Garden Avenue has 153 plots on 11.09 acres. AQVA The Reserve, registered on 4 May 2026, has 79 plots on 5.07 acres. AQVA's own project page, updated 18 September 2026, listed 172 sq yd plots from ₹2.30 crore. That's about ₹1.34 lakh per gaj (₹2.30 crore divided by 172), and it's a developer's asking price, not a deal price.
Elsewhere, Sector 7 has Precore Greens, a DDJAY colony with 153 plots on 8.19 acres. Sector 6 has Vilasa with 139 plots. Sector 32 has Central Park Flower Valley, whose Phase IV added 26 plots on 4.83 acres in December 2025. To see how plot budgets add up by size, read our guide to the 200 gaj plot price in Gurgaon.
Which Sohna sectors have the most flats and builder floors coming?
Sectors 5, 7 and 35 carry Sohna's biggest projects without plots, which at this size are most likely flats. Our records don't state their category, so confirm it on HRERA. Tathastu I (2,167 units) and Tathastu II (1,449 units) are in Sector 5. Antares by ROF (1,953 units on 11.12 acres) is in Sector 7. Tathastu 35 (1,862 units on 9.91 acres) is in Sector 35.
Affordable flats sit in Sector 4 and in a project filed under Sectors 2 and 35. Sriflex City in Sector 4 has 1,190 units and Prosperity Homes has 843, both filed as affordable group housing. That's Haryana's Affordable Housing Policy, 2013, for small flats at a capped rate. The Tribune reported in August 2013 that these flats are 28 to 60 sq m of carpet area. On 25 March 2026 it reported a maximum allotment rate in Gurugram of ₹5,575 per sq ft of carpet area.
Builder floors are low-rise homes built on plots, usually one home per level. Sector 5 has Garden Residency (132 units on 33 plots) and Garden Residency II (108 units on 27 plots). That's four units per plot (132 divided by 33 is 4). Sector 33 has Flora Avenue 33 Phases II and III. Sector 7 has Terra Elegance (54 units) and Gokulam The Sanctuary (105 units), both filed as residential floors.
One caution for floor buyers. The Tribune reported on 22 July 2026 that a Town and Country Planning memo had suspended further S+4 approvals until further orders. S+4 means stilt parking plus four floors. Ask whether your floor's building plan was approved before that memo.
What do collector rates say about Sohna's sectors?
Collector rates rose far more in Sohna's licensed sectors than in its villages. The collector rate is the minimum value the district sets for registering a property. Stamp duty is charged on that value or the deal price, whichever is higher.
| Line in the Gurugram collector-rate list | Change, 2025-26 to 2026-27 | Change, 2024-25 to 2026-27 |
|---|---|---|
| All developed sectors in Sohna (plots) | +75% | +101.3% |
| All new sectors in Sohna (plots) | +45.1% | +66.9% |
| Precore City, Sector 7 (plots) | +25% | +43.7% |
| Group housing in licensed colonies, Sohna tehsil (flats) | +10% | +44.7% |
| Floors in licensed colonies, Sohna tehsil | +9.1% | +42.9% |
| Sohna City (plots) | +10% | +22.2% |
| Sohna tehsil, median of all residential-plot lines | +0.1% (84 lines) | +10.1% (60 lines) |
| Badshahpur tehsil, median of all residential-plot lines | +25% (52 lines) | +26.7% (29 lines) |
The Sohna tehsil median barely moved in the latest list because most village lines stayed flat. The sector lines jumped, led by the line for all developed sectors. A tehsil is a revenue area, and Sohna tehsil covers the town, its sectors and many villages.
For a buyer, this matters at registration. In Haryana, stamp duty is 7% for men and 5% for women on the price or the collector value, whichever is higher. A fast-rising collector rate in a sector can push that bill up even if your deal price doesn't change.
How have property prices in Sohna moved?
Sohna's average asking price more than doubled from 2020 to 2025, but the pace has slowed. Our tracker shows ₹3,900 per sq ft in 2020 and ₹8,200 in 2025. That's a rise of 110.3%, or about 16% a year.
Growth peaked at 25% in 2022 and fell to 6.5% in 2025. These figures are average asking prices across the projects and listings we track, mostly flats. If you're buying a plot priced per gaj, use them only as a direction guide. Our tracker also doesn't split Sohna by sector.
The chart shows Sohna's yearly average asking price from 2020 to 2025, plus our base-case forecast to 2030. For the full method and the low and high cases, read our Sohna property price forecast for 2030. The latest figures are on the Sohna price tracker.
Rent is the other half of the return. Our tracker puts Sohna's rental yield at 3.4%, a little above the Gurgaon figure of 3.2%. Rental yield is a year's rent as a share of the price.
How do you match a Sohna sector to your goal?
Start with the kind of home you want, then look at the sectors that hold most of it. Here's what our HRERA data shows for each goal.
- A plot to build on later: Sectors 2 and 5 have the most projects with plots (7 and 5). DDJAY colonies are in Sectors 2 and 7.
- A flat in a large project: Sectors 5, 7 and 35 hold the biggest registrations. Big projects give you more choice at launch, but also more similar flats on the market when you sell.
- An affordable flat: Sector 4 (Sriflex City) and Sectors 2 and 35 (Prosperity Homes) have affordable group housing.
- A builder floor: Sectors 5, 7 and 33 have floor projects registered since 2024.
- A small colony: Central Park Flower Valley Phase IV in Sector 32 has 26 plots. AQVA The Reserve in Sector 5 has 79.
What our data can't tell you is which sector will rise fastest. We don't track prices by sector, and we hold no travel times from Sohna sectors to work hubs. So visit at peak hour, time the drive and compare quotes from more than one project.
Zoning matters too. A registered project tells you a promoter got approval for that land, not what the rest of the sector will become. Our guide to the Sohna Master Plan 2031 and its residential sectors explains how to check land use.
Before you buy in a Sohna sector: what to check
Check the paperwork first and the price second. These steps cover the main risks our data points to.
- Find the project's HRERA registration number. Match the promoter name, land area and unit count with the brochure.
- Ask for the colony licence from the Town and Country Planning Department, Haryana, and check that it covers the land you're buying.
- Ask whether any part of the land is forest land. Our news desk reported on 16 October 2026, citing the Hindustan Times, that over 45 complexes on forest land had been flagged. They're in Ghamroj, Behrampur and Naurangpur.
- For a builder floor, ask when the building plan was approved.
- Find the collector-rate line for the sector and work out stamp duty on the higher of the price and the collector value.
- Compare the asking price with our Sohna average of ₹8,200 per sq ft for 2025, keeping in mind that it's mostly flats.
Our guide to what buyers must check on RERA goes deeper on step one. Our stamp duty calculator does the sum in step five. The Gurgaon property rates page shows how Sohna sits against other areas. And if you're shortlisting new launches, see our list of upcoming residential projects in Sohna.
Questions
Frequently Asked Questions
Which sector in Sohna has the most new projects? +
Sector 5. HRERA Gurugram registered 9 projects there from 2021 to July 2026, with 4,569 units including 598 plots. The list includes Tathastu I and II, Mega City, Garden Avenue, the two Garden Residency phases and AQVA The Reserve, registered on 4 May 2026. More registrations mean more choice for buyers, not a promise of higher returns.
Which Sohna sectors are best for buying a plot? +
Sector 2 has the most plots in our data, with 1,152 plots across 7 plotted projects since 2021, including the DDJAY colony Santur Azalea. Sectors 5, 7 and 4 follow with 598, 507 and 504 plots. Check each colony's licence and HRERA registration before paying, because rules differ between DDJAY and other colonies.
What is the average property price in Sohna? +
Our price tracker put Sohna's average asking price at ₹8,200 per sq ft in 2025, up from ₹3,900 in 2020. That's a 110.3% rise, or about 16% a year, though growth slowed to 6.5% in 2025. These are averages across the projects and listings we track, mostly flats, so they're a rough guide for plots.
Did collector rates go up in Sohna? +
Yes in the sectors, barely in the villages. In the 2026-27 list, the line for all developed sectors in Sohna rose 75% over 2025-26, and the line for all new sectors rose 45.1%. The median across 84 residential-plot lines in Sohna tehsil rose just 0.1%. Higher collector rates raise the minimum value used for stamp duty.
Is Sohna a good place to invest in property? +
Our data shows prices at about half the Gurgaon average, steady HRERA registrations and big collector-rate rises in licensed sectors. It also shows price growth slowing to 6.5% in 2025 and plenty of new supply, with 6,622 units registered in 2023 alone. Whether that suits you depends on your budget, time frame and project. It isn't a recommendation.
