Sohna Master Plan 2031 residential sectors: what HRERA data shows
We don't hold the Sohna development plan or its land-use map, so we can't list its residential zones. Our HRERA records show housing registered since 2021 in Sohna Sectors 2, 4, 5, 6, 7, 29, 32, 33, 35 and 36; the official zoning is in the Town and Country Planning Department's plan.

What are the residential sectors in the Sohna Master Plan 2031?
We don't hold the Sohna development plan document or its land-use map, so we can't tell you which sectors it zones as residential. What we can show is where HRERA has registered housing since 2021: Sohna Sectors 2, 4, 5, 6, 7, 29, 32, 33, 35 and 36. The official answer sits in the development plan for Sohna published by the Town and Country Planning Department, Haryana.
That gap matters, so we'll be clear about it all the way through. A sector with registered housing projects clearly has some land approved for homes. But a registration covers only the promoter's own land. It doesn't tell you what the plan says about the field next door, the road along the edge or the land across it.
This guide explains what a development plan is and what HRERA records show about Sohna's sectors. Then it sets out how to check land use yourself. HRERA is the Haryana Real Estate Regulatory Authority, where builders register projects before they sell. For prices and the wider area, see our Sohna locality page.
What is a development plan, and why does it matter to Sohna buyers?
A development plan, often called a master plan, is the state's blueprint for how land around a town may be used. It decides where homes, shops, industry, public buildings, green belts and main roads can go. For a buyer, it's the reason one plot can get a legal colony and the one beside it can't.
In Haryana, the Town and Country Planning Department prepares these plans and issues the licences that let a developer build a colony. A licence is normally given only where the plan allows that use. The plan also sets out sector roads, so it tells you whether a wide road is planned past your gate or through your plot.
Buying outside what the plan allows is where trouble starts. The Tribune reported on 10 June 2023 on a registry hold in about 50 illegal colonies, and on the Section 7A NOC linked to it. A NOC is a no-objection certificate. So a cheaper plot in an unplanned patch can be hard to register, finance or resell.
Which Sohna sectors have HRERA-registered residential projects?
Ten Sohna sectors have housing registered with HRERA since 2021. Sector 5 has the most projects and Sector 2 the most plots. The table uses our HRERA records and the categories promoters filed.
| Sohna sector | Projects since 2021 | Units | Plots | Home types seen in 2023 to 2026 records |
|---|---|---|---|---|
| Sector 2 | 8 | 1,292 | 1,152 | DDJAY plotted colony (Santur Azalea), other plotted colonies, units (Avani Signature Floors) |
| Sector 4 | 4 | 1,858 | 504 | Affordable group housing (Sriflex City), units (GLS Aureva) |
| Sector 5 | 9 | 4,569 | 598 | Large unit projects (Tathastu I and II), plotted colonies, units on plots |
| Sector 6 | 2 | 247 | 139 | Plotted colony (Vilasa); the other is commercial |
| Sector 7 | 6 | 2,619 | 507 | DDJAY plotted colony (Precore Greens), residential floors, large unit project (Antares by ROF) |
| Sector 29 | 1 | 623 | 623 | One plotted project, registered in 2021 or 2022 |
| Sector 32 | 3 | 389 | 161 | Central Park plots and units on plots; one commercial plotted colony |
| Sector 33 | 6 | 1,260 | 221 | Units on plots (Flora Avenue 33) |
| Sector 35 | 5 | 2,155 | 84 | Large unit project (Tathastu 35), small unit project (Green Valley Homes) |
| Sector 36 | 5 | 1,292 | 84 | Unit projects, type not stated (J 36, Advik by ROF); one mall |
A few notes. Units include plots in these records, and some records don't state a category, so confirm the type on HRERA. Prosperity Homes, an affordable group housing project with 843 units, was filed as "Sector 02 and 35", so it isn't in the rows above. Our sector breakdown starts in 2021. HRERA also registered 36 Sohna projects from 2017 to 2020 (23, 2, 8 and 3 added together), but we hold only yearly counts for those.
The chart shows HRERA registrations by Sohna sector since 2021. In Sector 32, our Central Park Flower Valley page covers the plotted project behind one of the registrations.
What kinds of homes are being registered in Sohna's sectors?
Sohna's registrations cover four kinds of housing: group housing flats, affordable flats, builder floors and plotted colonies, including DDJAY ones. Here's what each means and where it shows up.
Group housing and affordable flats
The biggest projects have no plots and, at this size, are most likely flats, though our records don't state their category. Tathastu I (2,167 units) and Tathastu II (1,449 units) are in Sector 5. Tathastu 35 (1,862 units) is in Sector 35, and Antares by ROF (1,953 units) is in Sector 7. Sriflex City in Sector 4 (1,190 units) and Prosperity Homes (843 units) are filed as affordable group housing. That's Haryana's Affordable Housing Policy, 2013, for small flats at a capped rate.
Builder floors
Builder floors are low-rise homes on plots, usually one per level. Terra Elegance (54 units) and Gokulam The Sanctuary (105 units) in Sector 7 are filed as residential floors. Daxin Vistas, filed with 1,806 floor units on 21.98 acres, lists villages Bhondsi, Ghamroj and Mahendwara but no sector.
Plotted colonies and DDJAY
DDJAY is the Deen Dayal Jan Awas Yojana, Haryana's scheme for affordable plotted colonies. The Haryana Gazette of 1 April 2016 capped its plots at 150 sq m, about 179 gaj (150 divided by 0.836). A gaj is one square yard, or 9 sq ft. Precore Greens in Sector 7 (153 plots) and Santur Azalea in Sector 2 (138 plots) are filed as DDJAY colonies.
The Tribune reported on 25 April 2023 that DDJAY was dropped in the Gurugram-Manesar FDP area and Faridabad. FDP stands for final development plan. Yet DDJAY colonies kept being registered in Sohna after that. An HRERA affidavit of August 2025 also cites DDJAY licence 118 of 2025 for Sohna Sector 5. So check the current policy for the exact sector you're looking at.
What do HRERA registrations prove about a Sohna sector's zoning?
They prove less than most buyers think. A registration shows one promoter's land got approved for one project. It doesn't show the plan for the rest of the sector.
Here's what you can fairly read from our data:
- Sectors 2, 4, 5, 6, 7, 29, 32, 33, 35 and 36 each have land where housing has been registered since 2021.
- Some of those sectors also have commercial registrations, such as LID Plaza in Sector 6, ROF Normanton Mall in Sector 36 and the Mag Mile commercial plots in Sector 32. So a sector isn't only homes.
- Projects with plots are most common in Sectors 2 and 5, and the colonies filed as DDJAY are in Sectors 2 and 7.
And here's what you can't read from it:
- which parts of a sector are zoned for homes, shops, schools or green belts;
- where sector roads run, or how wide they'll be;
- whether any sector not listed here is zoned residential or not;
- whether land outside a licensed colony can be developed at all.
For those answers, you need the plan itself. Our guide to the best sectors in Sohna for investment compares the sectors on the data we do hold.
How do you check a Sohna sector's land use before buying?
Go to the source: the Town and Country Planning Department, Haryana, and its development plan for Sohna. Then match what it says to your plot or project.
- Get the current plan. Find the development plan for Sohna on the department's website, or ask at the district town planner's office in Gurugram. Note the plan's year and any later notification that changed it.
- Find your sector on the land-use map. Check the zone colour or label for your exact plot, not just the sector number.
- Check the roads. See whether a sector road or green belt runs along or through the land.
- Ask for the licence. A licensed colony should have a licence number from the department. Check that it's valid and that it covers your plot or tower.
- Match it to HRERA. The registration should name the same promoter, land and units.
- Check forest status. Our news desk reported on 16 October 2026 that the forest department plans a drive against complexes on forest land in Ghamroj, Behrampur and Naurangpur. Earlier drives reclaimed five acres in Sohna.
- For floors, check the building plan. The Tribune reported on 22 July 2026 that a Town and Country Planning memo had suspended further S+4 approvals (stilt plus four floors).
Our guides to what buyers must check on RERA and checking a builder before buying cover the paperwork in more detail.
What do collector rates say about Sohna's licensed sectors?
Collector rates rose much faster in Sohna's sectors than in its villages. The collector rate is the minimum value the district sets for registering a property. Stamp duty is charged on it or the price, whichever is higher.
In the 2026-27 list, the plot line for all developed sectors in Sohna rose 75% over 2025-26, and 101.3% over 2024-25. The line for all new sectors in Sohna rose 45.1% and 66.9% over the same periods. But the median across 84 residential-plot lines in Sohna tehsil, mostly villages, rose just 0.1%. A tehsil is a revenue area.
That gap is one more reason the plan matters. Land inside licensed sectors is valued very differently from village land outside them. In Haryana, stamp duty is 7% for men and 5% for women. So a rising collector rate in a sector also raises the minimum duty you pay there.
Before you buy in a Sohna sector: what to check
Keep it simple: plan first, licence second, registration third, price last.
- You've seen the current development plan for Sohna and know the zone of your exact plot.
- No sector road, green belt or forest land touches the land.
- The colony licence from the Town and Country Planning Department covers your plot or tower.
- The HRERA registration matches the promoter, land and units.
- For a DDJAY plot, you know the plot size in sq m and gaj and the rules that apply.
- You've worked out stamp duty on the higher of price and collector value.

Questions
Frequently Asked Questions
Which sectors are residential in the Sohna Master Plan 2031? +
We don't hold the plan or its land-use map, so we can't list its residential zones. Our HRERA records show housing registered since 2021 in Sohna Sectors 2, 4, 5, 6, 7, 29, 32, 33, 35 and 36. For the official zoning, check the development plan for Sohna from the Town and Country Planning Department, Haryana.
Who makes the development plan for Sohna? +
The Town and Country Planning Department, Haryana, prepares development plans for towns in the state and issues the licences for colonies. A development plan sets out where homes, commercial areas, industry, public uses, green belts and sector roads can go. Ask at the district town planner's office in Gurugram if you can't find it online.
Does HRERA registration mean a Sohna sector is residential? +
Not on its own. A registration shows that one promoter's land was approved for one project. It doesn't show how the rest of the sector is zoned, where roads run or whether nearby land can be developed. Some Sohna sectors with housing also have commercial registrations, such as LID Plaza in Sector 6.
Are DDJAY plots still being registered in Sohna? +
Yes, in our records. Precore Greens in Sector 7 was registered in December 2024 and Santur Azalea in Sector 2 in January 2025, both under DDJAY. An HRERA affidavit of August 2025 cites DDJAY licence 118 of 2025 for Sohna Sector 5. DDJAY plots were capped at 150 sq m in the 2016 notification.
How do I check the land use of a plot in Sohna? +
Get the current development plan for Sohna and find your exact plot on the land-use map. Check for sector roads and green belts, then ask for the colony licence and confirm it covers your plot. Match it with the HRERA registration, and check the land isn't forest land before paying any token amount.
