What is the Sohna property price forecast for 2030?
Our base-case forecast puts Sohna's average asking price at ₹11,100 per sq ft in 2030, up from ₹8,200 in 2025. The low case is ₹9,600 and the high case is ₹11,200. That's a projection from our price tracker, not a promise and not investment advice.
In plain terms, the base case is a rise of about 35% over five years (11,100 divided by 8,200 is 1.35). The low case is a rise of about 17% (9,600 divided by 8,200 is 1.17). Both are far slower than the last five years, when Sohna's average more than doubled.
The figures are average asking prices across the projects and listings we track in Sohna, mostly flats, per sq ft. If you're looking at a plot, which is priced per gaj (one square yard, or 9 sq ft), use them only as a direction guide. Our Sohna locality page has the wider picture.
How have Sohna property prices moved since 2020?
Sohna's average asking price rose from ₹3,900 per sq ft in 2020 to ₹8,200 in 2025, a gain of 110.3%. That's about 16% a year on average. But the yearly rise has shrunk from 25% in 2022 to 6.5% in 2025.
| Year | Average asking price (₹ per sq ft) | Change on previous year |
|---|---|---|
| 2020 | 3,900 | No earlier figure |
| 2021 | 4,400 | +12.8% |
| 2022 | 5,500 | +25% |
| 2023 | 6,800 | +23.6% |
| 2024 | 7,700 | +13.2% |
| 2025 | 8,200 | +6.5% |
The chart shows the same yearly averages, then our base-case line from 2026 to 2030. You can see the curve flatten after 2023. That slowdown is the main reason our forecast is modest. The latest numbers are on our Sohna price tracker.
How do we build the Sohna price forecast?
We start from Sohna's latest yearly change and ease it toward a long-run national pace. We don't use guesses about roads or launches. Here's the method, the same one printed on our property rates pages.
- Base case: growth starts at Sohna's latest yearly change, 6.5%, and moves in equal steps to a long-run pace of 6.1% a year, reaching it in year five.
- Where 6.1% comes from: it's the average yearly rise in NHB RESIDEX's 50-city index over the 8 quarters from 2024-Q3 to 2026-Q2, taken from National Housing Bank press releases.
- Low case: half the base-case growth each year.
- High case: the faster of the starting pace and the long-run pace, held for five years. For Sohna that's 6.5%.
- Limits: the starting pace is capped at 15% a year, and values are rounded to ₹100.
Here's the first step as a sum. The 2026 base case is ₹8,200 multiplied by 1.064, which is about ₹8,725, rounded to ₹8,700. Because Sohna's 2025 rise (6.5%) was already close to the long-run pace (6.1%), the base and high cases barely differ.
Why not just extend the last five years? Sohna's 16% a year average leans on the 25% and 23.6% jumps of 2022 and 2023. Carrying that forward would assume the boom repeats. Starting from the latest year, and easing toward a national pace, is a more cautious choice. It can still be wrong in either direction.
What are the yearly Sohna price forecasts to 2030?
The base case climbs about ₹600 a year (9,300 minus 8,700 is 600), from ₹8,700 in 2026 to ₹11,100 in 2030. The table shows all three cases, in ₹ per sq ft.
| Year | Low case | Base case | High case | Base-case growth |
|---|---|---|---|---|
| 2026 | 8,500 | 8,700 | 8,700 | 6.4% |
| 2027 | 8,700 | 9,300 | 9,300 | 6.3% |
| 2028 | 9,000 | 9,900 | 9,900 | 6.2% |
| 2029 | 9,300 | 10,500 | 10,500 | 6.1% |
| 2030 | 9,600 | 11,100 | 11,200 | 6.1% |
The range is narrow at the top and wide at the bottom. That's built into the method: the high case can't run much faster than 6.5% a year, while the low case halves growth. So read the low case as "what if the slowdown deepens", not as the floor.
Sohna also starts lower than other parts of Gurgaon we track. Our 2025 averages were ₹11,000 for New Gurgaon, ₹13,500 for Dwarka Expressway and ₹15,500 for the Southern Peripheral Road. Sohna's 6.5% rise in 2025 was the slowest of those areas, which is why its forecast grows the least.
What could push Sohna prices above the forecast range?
Better roads and transit are the main upside, along with collector-rate rises. None of these is built into our numbers, so each could move prices away from the range.
- Delhi-Mumbai Expressway: the 246 km Delhi-Dausa-Lalsot section opened on 12 February 2023. It starts on Sohna-Gurugram Road (NH-248A) near Alipur village. It has been open since early 2023, so some of its effect may already be in the 2023 to 2025 prices.
- DND-Faridabad-Sohna spur and the KMP interchange: our news desk reported on 20 October 2026 that the final stretch is done. The Times of India said trial runs from Sarai Kale Khan to Sohna and Palwal took 40 to 45 minutes, against around 3 hours at peak time. See our report on the expressway's final stretch and Sohna buyers.
- Metro: Haryana's metro corporation lists a corridor from Subhash Chowk via Rajiv Chowk and Sohna Road to the railway station as in the pipeline. Consultants were appointed to prepare reports (30 December 2025). It isn't approved.
- Collector rates: the collector rate is the minimum value the district sets for registering a property. The line for all developed sectors in Sohna rose 75% in the 2026-27 list. Stamp duty is charged on the collector value whenever it's above the deal price, so a big jump may firm up asking prices.
Our post on future development near the Sohna elevated road tracks the status of each of these projects.
What could hold Sohna prices below the forecast range?
Supply and slowing demand are the main risks. Sohna has a lot of new homes coming, and its yearly price growth has slowed three years in a row.
HRERA registrations in Sohna carried 6,622 units in 2023, 5,096 in 2024, 1,977 in 2025 and 2,828 so far in 2026. That's 16,523 units since 2023 (6,622, 5,096, 1,977 and 2,828 added together). When many similar flats reach the market together, resale prices can stall. Our list of upcoming residential projects in Sohna names the 2025 and 2026 registrations.
The chart shows how many projects HRERA registered in Sohna each year from 2017 to 2026. Unit counts aren't in our records before 2021.
Other things to watch:
- Delays. Our infrastructure record, as of 9 October 2026, didn't confirm that the Delhi end of the DND-Faridabad-Sohna spur was complete, and its inauguration isn't confirmed.
- Village land. The median collector rate across Sohna tehsil's residential-plot lines rose just 0.1% in the latest list.
- Land problems. Our news desk reported on 16 October 2026 that the forest department plans a drive against complexes on forest land in Ghamroj, Behrampur and Naurangpur. Earlier drives reclaimed five acres in Sohna.
- Rent. Our tracker puts Sohna's rental yield at 3.4%. If rents don't keep up, investor demand may soften.
What does the Sohna forecast mean for plot buyers?
Treat it as a rough guide only. Our tracker is mostly flats, priced per sq ft, while plots are priced per gaj, and land can move on its own path.
The collector-rate lists show how wide that spread can be. In the 2026-27 list, the plot line for all developed sectors in Sohna rose 75% and Precore City in Sector 7 rose 25%. Yet the median across all 84 residential-plot lines in Sohna tehsil rose just 0.1%. One Sohna average can't capture that.
If you're pricing a plot, convert the size first. A 300 gaj plot is 2,700 sq ft (300 times 9). Then compare quotes per gaj from colonies in the same sector, and check whether the colony is a DDJAY one. DDJAY, the Deen Dayal Jan Awas Yojana, is Haryana's affordable plotted colony scheme. Our guide to the 300 gaj plot price in Gurgaon walks through the sums.
Is this Sohna price forecast investment advice?
No. It's a simple projection from past average asking prices, and real prices can land well outside it.
The forecast doesn't know about your project, your floor or your builder. It doesn't model interest rates, new launches, policy changes or a market downturn. It treats Sohna as one area, though prices differ between sectors, plots and flats. And asking prices aren't deal prices; buyers may negotiate below them.
Use it to frame questions, not to make the decision for you. If a seller claims a figure far above our base case for 2030, ask what's behind it. If you'd only be comfortable at the high case, think about what happens at the low case. Our guide to the best sectors in Sohna shows where the new supply sits.
Before you buy in Sohna on a price forecast: what to check
Check today's numbers before tomorrow's. These steps keep a forecast in its place.
- Compare your asking price with the Sohna average of ₹8,200 per sq ft for 2025, keeping in mind that it's mostly flats.
- Work out what the base, low and high cases would mean for your home. A 2030 base case of ₹11,100 is about 35% above the 2025 average, and the low case about 17%.
- Add the costs a forecast ignores. Haryana stamp duty is 7% for men and 5% for women, on the price or the collector-rate value, whichever is higher.
- Count the supply in your sector, and check the HRERA registration, licence and land status of the project.
- Check road and metro status from official sources, not from a brochure.
Our property appreciation calculator lets you test your own growth rate, and the stamp duty calculator adds the upfront cost. The Gurgaon property rates page shows how Sohna's forecast compares with other areas.
Questions
Frequently Asked Questions
What will property prices in Sohna be in 2030? +
Our base-case forecast is ₹11,100 per sq ft in 2030, with a low case of ₹9,600 and a high case of ₹11,200. The 2025 average was ₹8,200. These are projections of average asking prices, mostly for flats, built from our price tracker. They aren't a promise of what any home will sell for.
How much have Sohna property prices risen since 2020? +
Sohna's average asking price rose from ₹3,900 per sq ft in 2020 to ₹8,200 in 2025, a gain of 110.3% or about 16% a year. The yearly rise has slowed, though: it was 25% in 2022, 23.6% in 2023, 13.2% in 2024 and 6.5% in 2025.
Why is the Sohna forecast so much slower than past growth? +
Our method starts from the latest yearly change, which for Sohna was 6.5% in 2025, and eases it toward a long-run pace of 6.1%. That long-run figure is the average yearly rise in NHB RESIDEX's 50-city index over eight quarters, from NHB press releases. Faster past years don't carry forward.
Will the Delhi-Mumbai Expressway raise Sohna prices? +
It may help, but our forecast doesn't add anything for it. The 246 km Delhi-Dausa-Lalsot section, which starts near Alipur village on Sohna-Gurugram Road, opened on 12 February 2023. It has been open since early 2023, so part of its effect may already be in current prices.
Is the Sohna price forecast reliable enough to invest on? +
No forecast is. Ours is a simple projection of average asking prices, mostly flats, and it ignores interest rates, launches and project risk. Use it to test a seller's claims and to see what the low case would mean for you. It isn't investment advice, and actual prices may fall outside the range.
