Pataudi Road Gurgaon Property Investment: Our 2026 Data Guide
Pataudi Road is a road, SH-26, so in our data it means three areas: New Gurgaon Sectors 88 to 95, Sectors 36A to 37D where the Dwarka Expressway crosses it, and Pataudi town. The Gurgaon side has heavy HRERA supply and fast-rising plot collector rates, while Pataudi town is smaller, mostly plotted and slower on residential rates.

What does Pataudi Road mean for property buyers?
Pataudi Road is the Gurugram-Pataudi road (SH-26), not a sector, so our data splits "near Pataudi Road" into three areas. They are New Gurgaon Sectors 88 to 95, Sectors 36A to 37D where the Dwarka Expressway crosses the road, and Pataudi town further out. Each has its own supply, collector rates and risks, so this guide keeps them apart.
The crossing is on record. A PIB release of 18 May 2023 says the Dwarka Expressway crosses Pataudi Road near Harsaru. HSIIDC, the state body building Global City Gurugram in Sectors 36B and 37B, says the project has direct access from both roads.
Pataudi town is a separate town and a separate tehsil, with its own Sectors 1 to 5. A tehsil is a revenue area. It keeps the land records and has its own collector-rate list. The Harsaru sub-tehsil list covers most of Sectors 88 to 95, while Sectors 37C and 37D sit in the Kadipur list.
This page is the hub for our Pataudi Road series. Each section gives the short answer from our data, then points you to the post that goes deeper.
How much housing is registered near Pataudi Road?
A lot on the Gurgaon side, and much less in Pataudi town. HRERA records show 173 registered projects in Sectors 88 to 95, 45 in Sectors 36A to 37D and 13 in Pataudi town. The records run from June 2017 to 14 September 2026, so 2026 is a part year.
HRERA is the Haryana Real Estate Regulatory Authority. Its Gurugram office registers projects before they can be sold. A registration isn't a quality rating. "Lapsed" means the registration period ran out without an extension on record.
| Area in our data | Registered projects | Plotted projects | Plots filed | Units filed | Land (acres) | Registered since 2021 | Lapsed or cancelled |
|---|---|---|---|---|---|---|---|
| New Gurgaon Sectors 88 to 95 (Pataudi Road side) | 173 | 40 | 7,906 | 39,755 | 972.08 | 120 | 28 |
| Sectors 36A to 37D (Dwarka Expressway at Pataudi Road) | 45 | 6 | 524 | 11,138 | 151.26 | 27 | 6 |
| Pataudi town (Sectors 1 to 5) | 13 | 9 | 1,441 | 3,547 | 92.4 | 11 | 1 |
The mix is very different. In Sectors 88 to 95, only 40 of the 173 registrations are plotted, which in our records means plots were filed and no flats were. In Pataudi town, 9 of the 13 are plotted. Units and plots are as filed, and the records from 2017 to 2020 leave them blank, so those years add projects but no units.
The chart shows registrations by year in Sectors 88 to 95 plus 36A to 37D. In Sectors 88 to 95 alone there were 33 in 2017, the register's first year, then 22 in each of 2021 and 2022 and 27 in 2023. The count was 22 in 2024, 19 in 2025 and 8 so far in 2026.

What are collector rates doing near Pataudi Road?
They're rising fast on the Gurgaon side and have barely moved in Pataudi's residential lines. In the 2026-27 Harsaru list, the median residential-plot collector rate rose 25% across 32 areas listed in both years. The lines for the Pataudi Road side sectors each rose 30%.
A collector rate is Haryana's official minimum value for registering a property sale. It isn't a market price. Stamp duty is charged on the deal price or the collector value, whichever is higher. So a higher collector rate can raise your stamp duty even when the price doesn't change.
| Collector-rate list and line | Property type | Lines compared | Change, 2025-26 to 2026-27 (median where several lines) |
|---|---|---|---|
| Harsaru sub-tehsil, all areas | Residential plot | 32 | 25% |
| Harsaru, Sectors 88, 88A, 89, 89A | Residential plot | 1 line | 30% |
| Harsaru, Sectors 88B, 94, 95, 95A, 95B | Residential plot | 1 line | 30% |
| Kadipur sub-tehsil, all areas | Residential plot | 51 | 15% |
| Kadipur, Sector 37C 37D | Residential plot | 1 line | 30% |
| Pataudi tehsil, 2026-27 list (old to new rate) | Residential | 102 | 1% |
| Pataudi tehsil, 2026-27 list (old to new rate) | Agricultural | 95 | 60% |
Pataudi tells a split story. Its residential lines rose a median of just 1%, and our extraction notes that many small rises there are only the new rate rounded up. Farmland is another matter: agricultural lines rose a median 60% across 95 lines.
The road-frontage belt moved too. Pataudi's "State Highway within 2 Acre" lines and similar entries rose a median 60% across 22 farmland lines, ranging from 0% to 75%. These are the official percentage changes printed in the 2026-27 list, the only Pataudi list we could read. Our Gurgaon property rates page tracks market asking prices, which is a different measure.
Which way are prices moving near Pataudi Road?
Up, but more slowly than before. We don't hold a Pataudi Road price series, so we use New Gurgaon (Sectors 76 to 95) as a labelled proxy. Its average asking price rose from ₹4,800 per sq ft in 2020 to ₹11,000 in 2025. Yearly growth fell from 26.5% in 2023 to 18.6% in 2024 and 7.8% in 2025.
These are average asking prices across the projects and listings we track, and most of them are flats. Plots are priced per gaj. One gaj is one square yard, or 9 sq ft. So the flat figures show the direction of the market, not what a plot costs.
Our base-case forecast puts New Gurgaon at ₹15,300 per sq ft in 2030, with a low case of ₹13,000 and a high case of ₹16,000. The base case starts at the latest yearly change, 7.8%. It then moves in equal steps to a long-run pace of 6.1% a year by year five. That pace is the average yearly rise in NHB RESIDEX's 50-city index over eight quarters, taken from NHB press releases.
The low case halves base-case growth each year. The high case holds the faster of the two paces for five years. This is a projection from past data, not investment advice.
For an outside view, ANAROCK put average quoted prices in New Gurugram at about ₹13,450 per sq ft in Q2 2026, on super built-up area. Our Pataudi Road property price prediction for 2030 walks through the scenarios.
Which roads and projects matter most near Pataudi Road?
Three items stand out in our records: the Dwarka Expressway crossing, HSIIDC's Global City and the highway works towards Pataudi and Rewari. The Haryana section of the Dwarka Expressway, from the Delhi border to Kherki Daula, was inaugurated on 11 March 2024. Our record lists it as operational as of 9 October 2026.
Global City is under construction. On 12 August 2026 the chief minister said 80% of its physical work was done and the rest would be finished by December 2026. That's a state target, not a completion record, so watch for the actual handover.
On the Gurugram-Pataudi-Rewari highway, the Hindustan Times reported that NHAI has started the process for a toll plaza at Janaula. The same report said some flyover and overbridge work is still pending. We hold no route map or opening date for this road.
Our Pataudi Road future development plan covers each project with its date. Roads alone, including the Manesar side, are in upcoming highways near Manesar and Pataudi.
What are the main risks of buying near Pataudi Road?
Lapsed registrations, heavy supply and unfinished roads are the big three. In Sectors 88 to 95, 28 of 173 registrations are lapsed or cancelled, and 13 of those 28 date from 2017. Sectors 36A to 37D have 6 of 45, and Pataudi town has 1 of 13.
Supply is the second risk. Sectors 88 to 95 alone have 39,755 units and 7,906 plots on file. When you sell later, your buyer will have plenty of other choices nearby. Price growth in the New Gurgaon proxy has also slowed, as the section above shows.
Third, some projects are sold before they're registered. Brokers use the name Ganga LIV 90 for a project in Sector 90. Our page on it notes that it wasn't registered with HRERA Gurugram as of 3 October 2026, so always check the register yourself.
Last, we hold no development plan map, no distances and no opening date for the highway. A development plan is the state's map of how land may be used: homes, shops, industry or green belt. Read our guide to approved residential colonies near Pataudi Road before you book a plot. Our verdict post asks whether Pataudi Road is a good investment and scores each signal.
How does Pataudi Road compare with Manesar?
On collector rates, the Gurgaon side of Pataudi Road rose faster for plots and slower for farmland. Harsaru's median residential-plot rise in the 2026-27 list was 25%, against 0.7% in Manesar tehsil. For agricultural land it was the other way round: 15% in Harsaru and 45% in Manesar.
Neither area has its own price series in our tracker. Manesar's M-sectors hold 14 HRERA registrations, 13 of them since 2021, and one has lapsed. We set the two side by side, with supply and roads, in Pataudi Road vs Manesar for investment.
What should you check before buying near Pataudi Road?
Start with where the property really is, then check its papers one by one. Use this list before you pay any token money.
- Which of the three areas the site is in, and which tehsil registers it: Harsaru, Kadipur or Pataudi.
- The HRERA registration number, its status and its completion date on the HRERA Gurugram website.
- For a plotted colony, the DTCP licence number. DTCP is the Town and Country Planning Department, Haryana, which licenses colonies.
- The collector rate for that exact line at the tehsil office, since stamp duty uses the higher of price and collector value.
- The development plan for the area from the Town and Country Planning Department, to see what may come up around the site.
- How you'll reach the site today, not after a road opens.
Haryana stamp duty is 7% for men and 5% for women, plus a registration fee of up to ₹50,000. Work out your total with our stamp duty calculator before you sign anything.
