Pataudi Road vs Manesar for Investment: What Our Data Shows

The Pataudi Road side of New Gurgaon (Sectors 88 to 95 and 36A to 37D) has 218 HRERA projects against 18 in the Manesar M-sectors and IMT Manesar, where all but one date from 2022 on and only that 2017 record has lapsed. Pataudi Road or Manesar: how do the two compare?

On our records, the Pataudi Road side of New Gurgaon has far more registered supply than Manesar: 218 HRERA projects against 18. Manesar's M-sectors and IMT Manesar are newer. All but one of their projects were registered from 2022 on, and only that one, from 2017, has lapsed. Neither area has its own price series, so our New Gurgaon tracker stands in for both.

HRERA is the Haryana Real Estate Regulatory Authority in Gurugram. Projects must register with it before they are sold. A collector rate is Haryana's official minimum value for registering a sale, not a market price. The table puts our own figures for the two sides next to each other.

Which places count as Pataudi Road and Manesar here?

Pataudi Road is a road, the Gurugram-Pataudi road (SH-26). It isn't a sector. In our data, "near Pataudi Road" can mean three places, so we name the one we mean each time.

  • Sectors 88 to 95: the New Gurgaon sectors on the Pataudi Road side. Most sit on the Harsaru collector list.
  • Sectors 36A to 37D: where the Dwarka Expressway crosses Pataudi Road near Harsaru (PIB, 18 May 2023).
  • Pataudi town: a separate town and tehsil, with its own Sectors 1 to 5.

Manesar has four meanings too. The town, IMT Manesar (an industrial township built by HSIIDC, the state industrial development corporation), Manesar tehsil and the Manesar M-sectors are different things. A tehsil is a revenue area used for land records and collector rates. Its borders don't follow what people mean when they say "Manesar".

Here, "the Manesar side" means the M-sectors and IMT Manesar as HRERA groups them, plus the Manesar tehsil list for collector rates. For the wider Pataudi Road picture, start with our Pataudi Road property investment guide.

How much new supply has each side registered?

The Pataudi Road side has about twelve times as many registered projects as the Manesar side. The gap is smaller for plots: 8,430 plots filed (7,906 + 524) against 1,867. That's because the M-sectors hold a few very large plotted townships.

In Sectors 88 to 95, registrations peaked at 27 in 2023, and 15 of them were plotted colonies. Since then the mix has moved to homes. There were 22 filings in 2024 with 2 plotted, 19 in 2025 with 4 plotted, and 8 so far in 2026 with none plotted.

The M-sectors went the other way. After one record in 2017, they had 1 registration a year from 2022 to 2024, then 5 in 2025 and 5 so far in 2026. M3M Forestia West I, Smartworld Nature's Court I and M3M Forestia East I alone add 3,470 homes (1,384 + 1,214 + 872). So this year the M-sectors have filed 3,511 units, against 1,483 (1,478 + 5) on the Pataudi Road side.

The big plotted townships are The Golden City (511 plots, 118.15 acres), Swastik Greens (914 plots, 106.66 acres) and M3M's Gurgaon International City (291 plots, 139.79 acres). IMT Manesar has 4 records, all homes. Two are Express Greens by HSIIDC from 2022, and two are phases of Ashiana Aaroham, whose address reads Sector 80 IMT Manesar, a sector number inside our New Gurgaon range. Our guide to residential plots near IMT Manesar covers that belt in more detail.

What about lapsed records? A lapsed registration ran out without an extension on record. The Pataudi Road side has 34 lapsed or cancelled, and 13 of them are among the 33 records Sectors 88 to 95 filed in 2017. The Manesar side has one, a 2017 commercial project in Sector M1D. Its other records are young, and a registration can't lapse before its period ends.

What do collector rates say about Harsaru and Manesar?

In the 2026-27 list, residential plot rates rose more on the Harsaru list, with a median of 25% against 0.7% for Manesar tehsil. Farmland went the other way: 45% in Manesar tehsil against 15% in Harsaru. Each median runs across the lines listed in both years.

Commercial0% (26 lines)0.6% (60 lines)10% (11 lines)10.7% (41 lines)

The lists don't follow place names, so read the medians with care. In our extraction, the Harsaru list carries a line for "Residential Area Sector M9, M10, M12, M12A, M13, M14", up 30% in 2026-27. It also has a line for flats and floors in the IMT area, up 7.7%. The Manesar tehsil lines we hold by name are for flats and floors in New Gurgaon sectors such as 76 to 83 and 90. They rose 10% to 10.7%.

On the Pataudi Road side, the Harsaru plot lines for "Sector 88, 88A, 89, 89A" and "Sector 88B, 95, 95A, 95B, 94" both rose 30%. So a tehsil median is a broad signal. The figure that matters is the line your plot or flat falls on.

Pataudi tehsil, which covers Pataudi town, has only the 2026-27 list in our data. Its residential median was 1% across 102 rows, and farmland was 60% across 95 rows. Many of those 1% rows are only the new rate rounded up. For more on how Manesar lines moved, see our page on property rates in Manesar.

Which way are prices moving on Pataudi Road and in Manesar?

We don't hold a price series for Pataudi Road or for Manesar. The nearest is our New Gurgaon tracker, which covers Sectors 76 to 95. It includes the Pataudi Road side sectors but not Manesar, so treat it as a rough proxy for both.

The tracker is the average asking price per sq ft across the projects and listings we track, mostly flats. It went from ₹4,800 per sq ft in 2020 to ₹11,000 in 2025, a rise of 129.2%. The pace slowed from 26.5% in 2023 to 7.8% in 2025. Plots are priced per gaj (1 gaj is 1 square yard, or 9 sq ft), so use flat prices only as a guide to direction.

Our base-case forecast puts New Gurgaon at ₹15,300 per sq ft in 2030, with a low case of ₹13,000 and a high case of ₹16,000. The method: growth starts at the latest yearly change (7.8%). It moves in equal steps to a long-run pace of 6.1% a year, reached in year five. That 6.1% is the average yearly rise in NHB RESIDEX's 50-city index over 2024-Q3 to 2026-Q2, from NHB press releases. The low case is half the base growth; the high case holds the faster pace for five years. This is a projection, not investment advice.

Outside figures use a different basis. ANAROCK's Q1 2026 report quoted M3M Forestia East and West in Manesar at ₹13,000 per sq ft. ANAROCK's Q2 2026 report put New Gurugram's average quoted base price at ₹13,450 per sq ft on super built-up area. Our Pataudi Road price prediction for 2030 and the New Gurgaon price tracker go deeper.

What roads and big projects affect each side?

The Pataudi Road side has more dated road records in our files. The Dwarka Expressway crosses Pataudi Road near Harsaru, and its Haryana section was inaugurated on 11 March 2024. HSIIDC's Global City, in Sectors 36B and 37B, has direct access from the Dwarka Expressway and Pataudi Road. On 12 August 2026 the state said 80% of its physical work was done and the rest would finish by December 2026.

Further out, the Hindustan Times reported that NHAI has started the process for a toll facility at Janaula on the Gurugram-Pataudi-Rewari highway. The highway is still being finished in parts. Janaula appears in the Pataudi tehsil list, and two HRERA records in Pataudi Sector 1 name it. Our news desk covered the toll plaza plan on the Gurugram-Pataudi-Rewari highway.

For Manesar, the record we hold is the Delhi-Mumbai Industrial Corridor (DMIC) programme. It lists the Manesar-Bawal Investment Region among its nodes. We hold no dated works for Manesar town itself. The KMP Expressway appears in our records only at two junctions, neither of them in Manesar, and we hold no route for it.

We hold no distances or travel times for either side, so we state none. Our post on upcoming highways near Manesar and Pataudi lists each road record with its status.

Who does each side suit?

The data points to different buyers, not a winner. These are fits, not recommendations.

  • Sectors 88 to 95 and 36A to 37D: buyers who want a wide choice of registered flats, floors and plotted colonies, in sectors our New Gurgaon tracker covers. You'll have more older records to screen, including 34 lapsed or cancelled.
  • Manesar M-sectors: buyers comfortable with large townships from a handful of promoters, nearly all registered since 2022. Younger records mean a shorter delivery track record to check.
  • IMT Manesar: buyers looking for flats inside the HSIIDC township. Supply in our records is small, at 4 registrations.
  • Pataudi town: a separate, smaller market of mostly plotted colonies, 9 of its 13 records. Pataudi tehsil farmland collector rates rose by a median 60% in 2026-27.

If you're still weighing Manesar on its own, our guide on whether Manesar is good for property investment sets out that case.

What should you check before buying on either side?

Whichever side you pick, run the same checks. Most problems show up in paperwork before they show up on site.

  1. HRERA status: look up the registration number on HRERA Gurugram's site. Note any lapse or extension.
  2. DTCP licence: the licence from the Department of Town and Country Planning that lets a developer build a colony. Match its number to the project.
  3. Development plan: the official land-use map for the area. Ask the Town and Country Planning Department which plan covers your site, and what zone it shows.
  4. Your collector-rate line: find the exact line in the Harsaru, Manesar or Pataudi list. Stamp duty is charged on the price or the collector value, whichever is higher.
  5. Access and tolls: drive the route at peak hour yourself. If you will use the Gurugram-Pataudi-Rewari highway, ask how the Janaula toll will affect you.
  6. Title and land records: for plots, compare the online jamabandi (record of rights) with the manual copy and the mutation entries.
  7. Promoter history: check the promoter's other HRERA projects for delays or lapses.

Haryana stamp duty is 7% for men and 5% for women, with a registration fee of up to ₹50,000 (IANS via NewKerala, 28 July 2026). Work out your cost with our stamp duty calculator, and compare localities on our Gurgaon property rates page.

Questions

Frequently Asked Questions

Is Pataudi Road or Manesar better for investment? +

Our data doesn't pick a winner. The Pataudi Road side (Sectors 88 to 95 and 36A to 37D) has 218 HRERA projects and more choice. The Manesar M-sectors and IMT Manesar have 18, nearly all from 2022 on, with one lapsed. Neither has its own price series. Which suits you depends on budget, property type and how long you can hold.

Does Property Nivesh track prices on Pataudi Road or in Manesar? +

No. We hold no price series for either. Our New Gurgaon tracker covers Sectors 76 to 95, which include the Pataudi Road side sectors, so we use it as a labelled proxy. It averaged ₹11,000 per sq ft in 2025, mostly for flats. It doesn't cover Manesar town or IMT Manesar directly.

Why did Manesar farmland collector rates rise more than Harsaru? +

We can't say why. The 2026-27 list shows a median 45% rise for agricultural land across 84 Manesar tehsil lines, against 15% across 46 Harsaru lines. Collector rates are official minimum values for registration, not market prices. Check your own village line rather than relying on the tehsil median.

Which collector list covers the Manesar M-sectors? +

In our extraction, a line for "Residential Area Sector M9, M10, M12, M12A, M13, M14" sits on the Harsaru sub-tehsil list, up 30% in 2026-27. The Manesar tehsil lines we hold by name cover New Gurgaon sectors. Ask the sub-registrar which list and line applies before you work out stamp duty.

How far is Manesar from Pataudi Road? +

We hold no distances or travel times, so we don't state any. Drive the route yourself at peak hour, and check where you would join the Dwarka Expressway, NH-48 or the Gurugram-Pataudi-Rewari highway. Also ask whether the planned toll at Janaula would sit on your daily route.
