Is Manesar Good for Property Investment? A 2026 Guide by Buyer Type
Manesar can work for someone who works at IMT Manesar or a patient land buyer with clean papers, but it's a weak fit for a flat investor who needs rent soon. New HRERA supply has slowed, plot collector rates in Manesar tehsil rose just 0.7% in the 2026-27 list, and the big rail plans still aren't sanctioned.

Is Manesar a good place to invest in property?
It depends on who you are. Manesar fits best if you work at IMT Manesar and want to live near your job. It also suits a patient land buyer who checks every paper. It's a weak fit if you want a flat that pays steady rent soon.
The evidence points both ways. New housing registered with HRERA has slowed sharply since 2021. Collector rates for flats in Manesar tehsil rose 10% in the 2026-27 list, but plot rates barely moved. And the rail and metro lines that could change the area are still plans.
Below we go through each piece of evidence, then match it to three kinds of buyer. If you only want the numbers, our guide to property rates in Manesar puts them in one place.
Which Manesar are we talking about?
Four different things share the name, and mixing them up leads to bad comparisons. Before you trust any price or growth figure, check which one it means.
- Manesar town is the original settlement that gives the area its name. In the collector-rate list it's the village line called Manesar.
- IMT Manesar is the industrial township built by HSIIDC, the state's industrial development corporation. It has factories and some housing, such as co-operative group housing societies.
- Manesar tehsil is a revenue area in the district's collector-rate lists. Besides villages, it covers many NH-48 sectors numbered between 76 and 90.
- The Gurugram-Manesar Urban Complex is the planning area named in many HRERA addresses. Even a project in Sector 63A carries it, so "Manesar" in an address can mislead.
We don't track asking prices in Manesar. The nearest area we do track is New Gurgaon, sectors 76 to 95 along NH-48, so we use it only as a labelled proxy. Our New Gurgaon locality page has the full profile.
How much new housing is coming up in Manesar?
Far less than a few years ago. HRERA, the Haryana Real Estate Regulatory Authority, registers projects before they can be sold. Units in registered projects with Manesar in the address fell from 6,509 in 2021 to 432 in 2025.
The chart shows HRERA registrations each year from 2017 to 2026 for addresses that mention Manesar, including IMT Manesar. For 2017 to 2020 our records hold project counts but no unit counts.
| Year | Manesar projects | Manesar units | Of which plots | IMT Manesar units |
|---|---|---|---|---|
| 2021 | 7 | 6,509 | 1,499 | None in our records |
| 2022 | 7 | 5,147 | 199 | 1,766 (2 projects) |
| 2023 | 4 | 1,790 | 1,191 | None in our records |
| 2024 | 4 | 1,082 | 65 | None in our records |
| 2025 | 4 | 432 | 108 | 190 (1 project) |
| 2026 so far | 3 | 447 | 17 | 182 (1 project) |
A lot of the plotted supply sits in Manesar's own sectors, M9 to M14. Swastik Greens registered 914 plots on 106.66 acres there in December 2023, and a run of small JMS Group projects followed in 2025 and 2026. Inside IMT Manesar, Ashiana Aaroham registered 190 units in November 2025 and 182 more in January 2026.
Less new supply can help homes that are already built, since buyers have fewer fresh choices. It can also mean developers see weak demand. HRERA counts can't tell you which, so ask how much of a project has actually sold.
Are property values rising in Manesar?
Official values are rising steadily for flats and builder floors, and unevenly for plots. We can't show Manesar asking prices, so the collector rate is the main local signal we hold.
A collector rate is the minimum value the district sets for registering a property. Stamp duty is charged on it or on the sale price, whichever is higher. It isn't a market price, and we publish it only as a percentage change.
- Flats: the median Manesar tehsil line rose 10% from the 2025-26 list to 2026-27, across 7 areas.
- Builder floors: up a median 10.7% across 4 areas.
- Residential plots: up a median 0.7% across 60 areas in the latest list, and 10.9% over two years.
- Harsaru tehsil, whose list covers sectors such as 88, 89 and 95 plus Manesar's M-sectors: plots up a median 25% in the latest list.
The chart compares the median two-year change in plot collector rates by tehsil, from the 2024-25 list to 2026-27. Manesar tehsil's 10.9% sits close to Sohna's 10.1% and far below Wazirabad's 73.9%.
For market prices, our tracker puts New Gurgaon at an average asking price of ₹11,000 per sq ft in 2025, up 7.8% on the year. That's mostly flats across the projects and listings we track, not Manesar itself. Closer in, ANAROCK's Q1 2026 report put M3M Forestia in Manesar at about ₹13,000 per sq ft. The Realty Today reported in April 2025 that Conscient Elaira Residences in Sector 80 started at ₹14,500 per sq ft for 3 BHK homes. Realty N More reported in November 2025 that Ashiana Aaroham, also in Sector 80, was priced at ₹2.99 to 4.19 crore for 3 to 5 BHK homes.
Will the RRTS and metro plans lift Manesar?
They could, but neither is approved for construction yet. Until they are, paying extra today for a train that may come years later, or not at all, is a gamble.
The Delhi-Gurugram-SNB Namo Bharat corridor is a planned RRTS line. RRTS, the Regional Rapid Transit System, is fast regional rail that runs under the Namo Bharat name. Its 2018 detailed project report (DPR, the full technical and cost plan) named Kherki Daula, Panchgaon and Bawal among its stations. Haryana, Rajasthan and Delhi approved that DPR in 2019, and a revised DPR went to the Union housing ministry in April 2025.
As of 9 October 2026 we found no Union Cabinet sanction, so its status is still proposed. In October 2026, Swarajya and ET Infra reported that NCRTC expects the Centre to clear the Delhi-Gurugram-Behror route soon. Our note on the Namo Bharat approval report explains why expecting approval isn't the same as getting it.
The metro is a step behind. A corridor from Sector 56 to Panchgaon is planned at 35.25 km with 28 elevated stations. An HMRTC board release of 30 December 2025 said it has approval for state funding and a submitted final DPR. It's planned to meet the RRTS at Panchgaon. We hold no construction start or opening date for it.
What's already built matters more today. The Haryana section of the Dwarka Expressway opened on 11 March 2024 and ends at the NH-48 interchange at Kherki Daula.
Is Manesar right for an end-user, a land investor or a landlord?
Here's how the evidence lines up for three common buyers. It's a reading of our data, not a recommendation.
| Buyer type | What helps | What hurts | Fit on our data |
|---|---|---|---|
| End-user working at IMT Manesar | New housing inside IMT; the IMT co-operative housing collector line rose 20% | Long waits on new projects; Eldeco Fairway Reserve lists possession in December 2029 | Reasonable, if the project and builder check out |
| Long-term land investor | Some plot lines rose sharply, such as Manesar village at 25.3%; Harsaru plots up a median 25% | Manesar tehsil plot median up only 0.7%; title disputes; rail plans unsanctioned | Possible, for buyers who can wait and walk away from unclear titles |
| Flat investor wanting rent | New Gurgaon gross yield of 3.3% as a proxy | No Manesar rent data; rent depends on who works nearby, which we can't measure | Weakest fit on our data |
End-users. If your job is at IMT Manesar, living close by is a daily benefit that doesn't depend on any future project. The real question is delivery. Check the HRERA registration, the possession date and the builder's record, and price a ready flat against a new one.
Land investors. Plots could gain the most if the rail and metro plans are sanctioned, but they carry the most legal risk. In the latest list, 22 of Manesar tehsil's 60 plot lines rose 15% or more, while 38 moved less than 1%. So where you buy inside the tehsil matters a lot. Our guide to plots near Manesar for investment goes into this.
Flat investors. We hold no rent data for Manesar. In New Gurgaon the average gross yield is 3.3%. That's about ₹3,300 a year for every ₹1 lakh of price (3.3% of ₹1 lakh), before maintenance, tax and empty months. Ask for real rent agreements in the same society and test them in our rental yield calculator.
What are the risks of buying property in Manesar?
The big ones are land-title problems, plans that may change and slow official values for plots. None of them rules Manesar out, but each needs a check.
- Land deals under investigation. The Enforcement Directorate searched TDI Group premises in a probe tied to a CBI case on land in Manesar, Naurangpur and Lakhnoula villages. It alleges that more than 400 acres notified for acquisition were bought cheaply from farmers and resold after the acquisition lapsed. Read our note on the ED raids on TDI Group.
- Forest land. Hindustan Times reported in October 2026 that the forest department had found at least five housing complexes on forest land in Naurangpur. A drive is planned for mid-November. Naurangpur also appears in HRERA addresses for projects in Sectors 78 and 79B. We've seen no report tying those projects to the drive, but check the land record of anything you buy there.
- Plans that aren't sanctioned. The Namo Bharat line is still proposed, and the metro has a DPR but no construction. A seller's map may show stations that never get built.
- Flat plot values. Manesar tehsil's median plot line rose only 0.7% in the 2026-27 list, after 10.9% over two years.
- Plot paperwork. DDJAY is the state's affordable plotted-colony scheme, with plots of up to 150 sq m. The Tribune reported in April 2023 that it was dropped in the Gurugram-Manesar final development plan area. If a seller calls a plot "DDJAY", check the licence number and date.
Before you buy in Manesar: what to check
Six checks cover most of the risk, whichever kind of buyer you are.
- Pin down the exact sector, village and tehsil, not just "Manesar". It decides which collector line and which plans apply.
- Get the HRERA registration number and check it, along with the builder's delivery record. Our RERA checklist for buyers covers what to look for.
- For land, trace the title in the jamabandi (the land record) and mutation entries, and ask whether it was ever notified for acquisition.
- Check forest status and the licence. For a plot outside a licensed colony, ask about the Section 7A no-objection certificate.
- Confirm transport claims yourself: Union sanction for the RRTS from NCRTC, and tender news for the metro from the Haryana government.
- Budget for stamp duty. In Haryana it's 7% for men and 5% for women, on the price or the collector value, whichever is higher, plus a registration fee of up to ₹50,000. Try our stamp duty calculator.

Questions
Frequently Asked Questions
Is Manesar good for property investment in 2026? +
It can be, but not for everyone. Our data shows slowing new HRERA supply, modest or flat official value changes and big rail plans that aren't sanctioned. That suits end-users who work at IMT Manesar and patient land buyers with clean titles better than investors chasing quick rent or a fast resale gain.
What is the difference between Manesar and IMT Manesar? +
Manesar is the original town and also a tehsil, a revenue area, around it. IMT Manesar is the industrial township developed by HSIIDC, with its own sectors, factories and some housing. HRERA addresses also use the Gurugram-Manesar Urban Complex, a planning area that stretches well beyond both.
Is the Namo Bharat RRTS coming to Manesar? +
It isn't confirmed. The Delhi-Gurugram-SNB Namo Bharat corridor's 2018 project report named stations including Kherki Daula and Panchgaon, but as of 9 October 2026 we found no Union Cabinet sanction. NCRTC says it expects approval soon. Until the Centre sanctions it and the stations are fixed, treat it as a plan.
What rental yield can I expect in Manesar? +
We don't track rents in Manesar. In New Gurgaon, the nearest area we track, the average gross rental yield is 3.3%. That's about ₹3,300 a year for each ₹1 lakh of price (3.3% of ₹1 lakh) before costs. Ask for real rent agreements in the society you're looking at before relying on any figure.
Did collector rates go up in Manesar in 2026-27? +
For flats and builder floors, yes. The median Manesar tehsil line rose 10% and 10.7% from the 2025-26 list. For residential plots the median rise was only 0.7% across 60 areas, though some lines, such as Manesar village at 25.3%, rose much more. Collector rates are official minimum values, not market prices.
