Namo Bharat Approval Nears: What It Means for Property Prices in Gurugram-Behror and Karnal

Illustrative What happened?
Swarajya and ET Infra reported that the National Capital Region Transport Corporation expects the Centre to clear two proposed regional rail routes shortly: Delhi-Panipat-Karnal and Delhi-Gurugram-Behror. The statement came as the operator marked three years of running its first line.
Swarajya reported that the proposals are still being weighed by the Centre, since projects of this kind need detailed technical and financial scrutiny before funding is decided. It added that NCRTC has begun preparatory work while it waits. According to Swarajya, the Karnal route could bring Delhi to Karnal within about 90 minutes, and Delhi to Bawal within about 67 minutes.
ET Infra reported that the operating Delhi-Ghaziabad-Meerut line has carried over 4.5 crore passenger journeys and now serves more than 1.1 lakh people daily, with a peak day of around 1.68 lakh. Both publications said two further routes, linking Ghaziabad with Jewar and Noida with Faridabad and Gurugram, are still at the project-report drafting stage.
Which sectors are affected?

- Delhi-Panipat-Karnal corridor

Potential impact
If the Centre sanctions both routes, towns along the Gurugram-Behror and Karnal alignments could see stronger buyer interest, since faster rail access is something commuters pay attention to. Our data puts Gurgaon at an average of 16500 per sq ft, and the established parts of the city already price in much of its existing connectivity. Gains, if any, are more likely at the outer ends of the routes than in the core.
This is still a proposal awaiting a funding decision. Approval could slip, alignments and station sites could change, and construction would take years. Prices on the strength of an announcement alone carry risk, so treat the news as a reason to watch, not a reason to rush.
