ED Raids on TDI Group: What It Means for Buyers in Manesar and Gurugram
The Enforcement Directorate says it seized project files, servers and luxury cars from TDI Group premises in a money-laundering probe tied to the Manesar land case. Nothing in the reports says any buyer's plot or flat is affected yet, but people with TDI-linked purchases should check their paperwork.

Hindustan Times reported that the ED searched business and residential premises linked to TDI Group's chairman and several group companies, including TDI Infratech and TDI Infrastructure, in New Delhi and Mohali. The agency said it took project records, files, computers, hard disks, servers and luxury vehicles that it describes as proceeds of crime. HT also noted that an earlier search at TDI House in Sector 119 ran for about 53 hours.
According to the ED's statement, as carried by HT and The Tribune, the probe stems from a CBI case on land in Manesar, Naurangpur and Lakhnoula villages. The agency alleges that more than 400 acres of land notified for acquisition was bought cheaply from farmers by private builders and intermediaries. It says the acquisition later lapsed and the land was resold at much higher prices. The ED names TDI Group as one such intermediary. It alleges that between 2005 and 2007 the group used three companies to buy nearly 33 acres and sell it on to the Atul Bansal-led ABW group.
The Tribune reported that the CBI puts the loss to farmers at roughly Rs 1,500 crore. It also reported that the ED statement does not name former chief minister Bhupinder Singh Hooda, that no allegation against him arises from these searches, and that he denies wrongdoing. The ED added that records on other projects also turned up and are being examined. It said further action will depend on how the investigation proceeds.

Potential impact
The raids are an enforcement step in a long-running case, not a ruling against any project. The reports describe land trades from 2005 to 2007, and they do not say that any current TDI project has a defective title or a stalled approval. Gurgaon's overall market, which our data puts at an average of Rs 16,500 per sq ft, is unlikely to move on this alone.
The nearer-term effect falls on projects and buyers connected to TDI. If the ED attaches assets or widens its examination of other projects, delivery schedules, resale registrations and bank loan approvals could slow for affected buyers. Whether that happens is unknown. Lenders and resale buyers often become cautious when a developer is under investigation, so exits from TDI-linked holdings may take longer even without any formal restriction.
