Manesar Property Appreciation Potential: 5 Drivers to Judge in 2026
Manesar's appreciation potential rests on five drivers: jobs at IMT Manesar, transport plans, new supply, official value trends and its price gap to better-connected areas. On our data two look supportive, two are mixed and jobs can't be scored yet, so the case is real but not proven.

What is Manesar's property appreciation potential?
Manesar has a real case for price growth, but it isn't proven yet. It rests on five drivers: jobs at IMT Manesar, transport plans, new supply, the official value trend and the price gap to better-connected areas. On our data, two look supportive, two are mixed and one can't be scored.
This guide shows how to judge each driver yourself, using the data we hold. For a straight answer by buyer type, read is Manesar good for property investment. For scenario numbers to 2030, see our Manesar land price prediction.
One note before we start. Manesar has no price-tracker series of its own, so we compare prices using New Gurgaon, sectors 76 to 95 next door, as a labelled proxy.
Do jobs at IMT Manesar support property prices?
Jobs are probably the biggest source of housing demand in Manesar, but we hold no employment data, so we can't score this driver. What we can do is show the signals we have and say what to look for.
- IMT Manesar is the industrial township built by HSIIDC, the state's industrial development corporation. The Delhi-Mumbai Industrial Corridor programme lists a Manesar-Bawal Investment Region in Haryana.
- Housing is going up inside the township. Ashiana Aaroham registered two phases on HSIIDC plot GH-04 in Sector 80 with HRERA, the Haryana Real Estate Regulatory Authority. The first had 190 units in November 2025 and the second 182 in January 2026.
- Collector rates, the official minimum values for registering a property, rose too. In the 2026-27 list, co-operative group housing in IMT Manesar Sectors 1 to 8 went up 20%. Independent floors in IMT Sector 1 went up 14%.
To judge this driver, look for hard signs: new plant announcements, HSIIDC plot allotments and who actually rents in the society you're looking at. A steady flow of working tenants is better evidence than a brochure's list of company names.
How much should transport plans count in Manesar?
Only what's built or sanctioned should count in a price today. Projects climb a ladder: idea, detailed project report (DPR, the full technical and cost plan), state approval, central sanction, tender, construction and opening. The higher the step, the more real the benefit.
| Project | Stage in our records | As of |
|---|---|---|
| Dwarka Expressway, Haryana section, ending at Kherki Daula on NH-48 | Open to traffic | 11 March 2024 |
| Delhi-Gurugram-SNB Namo Bharat RRTS | State approvals; revised DPR with the Union government; no Union Cabinet sanction | 9 October 2026 |
| Sector 56 to Panchgaon metro, 35.25 km | State funding approved; final DPR submitted | 30 December 2025 |
| TOD zones near Gurugram RRTS stations | Influence area of 1.5 km set; zone split pending | 29 September 2026 |
RRTS, the Regional Rapid Transit System, is fast regional rail run under the Namo Bharat name. The corridor's 2018 DPR named Kherki Daula and Panchgaon among its stations, and the planned metro is meant to meet it at Panchgaon. If both get built, areas around that interchange stand to gain most directly. In October 2026, Swarajya and ET Infra reported that NCRTC expects the Centre to approve the route soon. Expecting approval isn't the same as having it. Our guide to Panchgaon property investment potential covers that area on its own.
So on transport, Manesar has one finished road link and two big rail plans still on paper. That's why we rate this driver as mixed. For the wider city, see our Gurgaon infrastructure impact report.
Is new supply a risk for Manesar property prices?
Not on current numbers. Registrations in HRERA projects with Manesar in the address have slowed sharply, so new homes aren't flooding the market.
The chart shows HRERA registrations by year, 2017 to 2026, for addresses mentioning Manesar, including IMT Manesar. Units fell from 6,509 in 2021 to 432 in 2025. So far in 2026 there are 447, plus 182 in IMT Manesar.
Two cautions, though. The address match is broad: projects in Sectors 63A, 69 and 88A count because their addresses name the Gurugram-Manesar Urban Complex. And slow supply only helps owners if buyers keep coming. To judge it, check how many units in your project and its neighbours are still unsold.
What's in the pipeline matters as much as the totals. Much of the recent plotted supply sits in Manesar's M-sectors, M9 to M14. Swastik Greens registered 914 plots there in December 2023, and smaller JMS Group projects followed. On the flat side, Eldeco Fairway Reserve in Sector 80 lists possession in December 2029, so homes registered now will reach the market over several years.
What does the official value trend say about Manesar?
It's steady for flats and floors and mostly flat for plots. In the 2026-27 list, Manesar tehsil's median line rose 10% for flats, 10.7% for builder floors and 0.7% for residential plots.
Look further back and it gets better. Over two years, the plot median rose 10.9%. Over three years, private group housing lines in NH-48 sectors such as 76 to 83 rose 40%. Next door in Harsaru tehsil, plots rose a median 25% in the latest list alone.
The chart compares the median two-year change in plot collector rates across Gurugram's tehsils, from 2024-25 to 2026-27. Manesar tehsil's 10.9% is near the bottom, next to Sohna's 10.1%, while Harsaru shows 37.5%.
To judge this driver, find the exact line for your sector or village. In Manesar tehsil's latest list, Sector 79 rose 45.1% while Sector 80 rose 0.1%, so a tehsil median can hide a lot. That's why we call this one mixed rather than weak.
How big is the price gap between Manesar and nearby areas?
We can only measure it for New Gurgaon, our proxy. Its average asking price of ₹11,000 per sq ft in 2025 was ₹2,500 below Dwarka Expressway (₹13,500 minus ₹11,000). It was ₹4,500 below the Southern Peripheral Road, or SPR (₹15,500 minus ₹11,000).
| Area on our tracker | Average asking price per sq ft, 2025 | Change in 2025 | Five-year rise | Gross rental yield |
|---|---|---|---|---|
| Sohna | ₹8,200 | 6.5% | 110% | 3.4% |
| New Gurgaon (proxy for Manesar) | ₹11,000 | 7.8% | 129% | 3.3% |
| Dwarka Expressway | ₹13,500 | 8% | 160% | 3% |
| Southern Peripheral Road | ₹15,500 | 9.2% | 150% | 3.1% |
| Gurgaon city average | ₹16,500 | Not in our series | 118% | 3.2% |
In percentage terms, Dwarka Expressway is about 23% dearer than New Gurgaon (₹2,500 on ₹11,000) and SPR about 41% dearer (₹4,500 on ₹11,000). Sohna is ₹2,800 cheaper (₹11,000 minus ₹8,200), or about 25%. Over five years, New Gurgaon's 129% rise trails Dwarka Expressway's 160% and SPR's 150%, but beats Sohna's 110%. And in 2025 all four slowed, to between 6.5% and 9.2%.
A gap closes only if the cheaper area gains what the dearer one has, such as finished roads, jobs and schools. It can last for years if those don't arrive. Watch launch prices too. ANAROCK's Q1 2026 report put M3M Forestia in Manesar at about ₹13,000 per sq ft, already close to Dwarka Expressway's tracked average. If new Manesar launches start that high, less of the gap is left to close. Compare the series on our Dwarka Expressway price tracker and SPR price tracker.
Manesar appreciation scorecard: how do the drivers add up?
Two drivers look supportive, two are mixed and one can't be scored. Here's the scorecard, built only from our data.
| Driver | What our data shows | Our reading | What would change it |
|---|---|---|---|
| Jobs at IMT Manesar | No jobs data; DMIC lists the Manesar-Bawal Investment Region; IMT co-operative housing collector line up 20% | Can't score | Hiring, plant or plot-allotment news from HSIIDC and employers |
| Transport plans | Dwarka Expressway open since March 2024; RRTS proposed; metro at final DPR | Mixed | A Union sanction for the RRTS or a metro tender |
| New supply | HRERA units down from 6,509 in 2021 to 432 in 2025 | Supportive for existing homes | A new wave of registrations |
| Official values | Flats up 10%, floors 10.7% and plots 0.7% in the 2026-27 list | Mixed | Plot lines rising in the next list |
| Price gap | New Gurgaon at ₹11,000 against ₹13,500 on Dwarka Expressway and ₹15,500 on SPR | Supportive, if it closes | Launch prices that already match nearby areas |
How you weigh the rows depends on why you're buying. If you'll live there, the jobs and transport rows matter most. If you're holding land, watch transport and official values, since sanctions and new collector lists show up there first. If you want rent, the supply row and real rent quotes count for more than any forecast.
A "supportive" reading isn't a promise. It means the data leans that way today, and it can turn with the next HRERA filing or collector list.
How to judge Manesar's potential before you buy
Use the same five drivers, but apply them to the exact property you're looking at.
- Name the exact sector, village and tehsil, and compare it only with like-for-like data.
- Look for job signals: HSIIDC allotments, plant announcements and who rents in the society.
- Check each transport claim against its stage. Ask NCRTC about the RRTS, the Haryana government about the metro and DTCP for TOD zone maps.
- Search HRERA for new registrations in your sector, and ask how many units in your project are sold.
- Find your collector line and its change over one, two and three years.
- Test returns with the low case as well as the base case in our property appreciation calculator.

Questions
Frequently Asked Questions
Will property prices in Manesar go up? +
No one can promise that. On our data the case is mixed. New supply has slowed, flats and builder floors gained about 10% in the 2026-27 collector list, and New Gurgaon next door rose 7.8% in 2025. But plot collector rates barely moved, and the big rail plans aren't sanctioned yet.
What drives property appreciation in Manesar? +
Five things matter most: jobs at IMT Manesar, transport links, the supply of new projects, the official value trend and the price gap to better-connected areas such as Dwarka Expressway and SPR. You can check each one in public records, from HRERA registrations to collector-rate lists and transport press releases.
How much cheaper is New Gurgaon than Dwarka Expressway? +
On our tracker, New Gurgaon averaged ₹11,000 per sq ft in 2025 against ₹13,500 on Dwarka Expressway, a gap of ₹2,500, or about 23%. SPR averaged ₹15,500. These are average asking prices for mostly flats across the projects and listings we track, not Manesar prices.
Does the Panchgaon metro help Manesar? +
It could, once it's built. The planned metro from Sector 56 to Panchgaon is 35.25 km with 28 elevated stations. A December 2025 HMRTC release said it has state funding approval and a submitted final DPR. It's meant to link with the proposed Namo Bharat RRTS at Panchgaon, but we hold no construction date.
Will flats or plots in Manesar appreciate more? +
Our data can't settle that. In Manesar tehsil's latest collector list, official values rose more for flats and floors, at 10% and 10.7%, than for plots, at 0.7%. But some plot lines jumped far more, such as Sector 79 at 45.1% and Kasan at 45.5%. Location matters more than property type.
