Panchgaon property investment potential: the case and the risks

Panchgaon's investment case rests on two rail plans: it's a named station on the proposed Delhi-Gurugram-SNB Namo Bharat corridor and the planned end of a Sector-56 to Panchgaon metro. Neither had Government of India sanction in our records in October 2026, and we hold no Panchgaon price series, so any purchase is a long and uncertain bet on plans.

What is Panchgaon's property investment potential?

Panchgaon's investment potential rests on plans, not on anything built yet. Panchgaon is a named station on the proposed Delhi-Gurugram-SNB Namo Bharat rail corridor and the planned end point of a Sector-56 to Panchgaon metro. Neither project had Government of India sanction in our records as of October 2026.

That makes it a long bet with plenty of unknowns. We don't track asking prices in Panchgaon, and the collector-rate lists we hold (official minimum values for registering a sale) have no Panchgaon line. No project registered with HRERA, the Haryana Real Estate Regulatory Authority, names Panchgaon in our extract either.

This guide sets out what the plans say, what the data around them shows, and what could go wrong. Two terms first. RRTS stands for Regional Rapid Transit System, a fast train service between cities around Delhi, and Namo Bharat is the name it runs under. A DPR, or Detailed Project Report, is the engineering and cost study a project needs before it can be sanctioned and paid for.

What is planned at Panchgaon?

Two rail lines are planned to meet at Panchgaon. Both are still on paper.

  • The Namo Bharat RRTS corridor. The Delhi-Gurugram-SNB line is Stage-1 of a longer Delhi-Gurugram-Alwar plan, and SNB is the Shahjahanpur-Neemrana-Behror Urban Complex in Rajasthan. The 2018 DPR put the line at 106 km, with a base construction cost of ₹24,975 crore. Its release named eight stations: Sarai Kale Khan, Jor Bagh, Munirka, Aerocity, Udyog Vihar, Kherki Daula, Panchgaon and Bawal.
  • The Sector-56 to Panchgaon metro. On 30 December 2025, the Haryana Mass Rapid Transport Corporation (HMRTC) said this proposed corridor is 35.25 km long with 28 elevated stations. It has state funding approval, its final DPR has been submitted, and it's planned to link with the RRTS at Panchgaon.

Those eight come from a table of links with other transport. The full 2018 DPR had 16 stations, 11 elevated and 5 underground, and the route has been revised since. NCRTC (the National Capital Region Transport Corporation, which builds and runs Namo Bharat lines) also gives different lengths for the wider corridor. So treat the eight-station list as a guide, not a final map.

We track each approval, with dates, in our Panchgaon future development plan timeline.

What is the investment case for Panchgaon?

The case for Panchgaon is about access. If both lines get built, Panchgaon would be an interchange between a regional train towards Delhi and a metro into Gurugram's newer sectors. That pairing is the heart of the case.

Here's what the case rests on, from our records:

  • Time to Delhi. Swarajya reported in October 2026 that the corridor could bring Delhi to Bawal within about 67 minutes. That's a planning estimate, not a timetable.
  • Links to New Gurugram. HMRTC said the Sector-56 to Panchgaon metro is expected to improve connectivity to residential, industrial and institutional areas of New Gurugram.
  • Station-area rules. In September 2026, Hindustan Times reported a change from DTCP, Haryana's Department of Town and Country Planning. It has added the Sarai Kale Khan to Bawal link to its Transit Oriented Development (TOD) policy. Land within 1.5 km of 12 proposed stations on the Gurugram stretch now falls in the TOD area, which can allow extra building rights. Our record doesn't list those 12 stations, so check whether Panchgaon is one.
  • Some movement at the centre. Swarajya and ET Infra reported that NCRTC expects the Centre to clear the Delhi-Gurugram-Behror route shortly. Swarajya added that NCRTC has begun preparatory work. Our note on what the Namo Bharat approval talk means for prices covers the detail.

Manesar itself is a different kind of bet. It already has an industrial township, IMT Manesar, and HRERA-registered housing. Our guide on whether Manesar is a good place to invest looks at it on its own terms.

What are the risks of investing in Panchgaon?

The biggest risk is time. A plan can sit for years between a DPR and the first pillar, and land bought on that plan earns nothing while it waits.

  • No central sanction yet. The NCRTC board approved the RRTS DPR in December 2018, and Haryana, Rajasthan and Delhi approved it in 2019. A revised DPR went to the Union housing ministry (MoHUA) in April 2025. But a Lok Sabha reply on 6 August 2026 listed it only as a DPR submission. The Union Cabinet's 2026 decisions, up to 6 October, included no approval for it.
  • The metro has no cost or date in our record. State funding approval and a submitted final DPR are real steps. Still, we hold no cost, contract, construction start or target year for it.
  • Stations can move. The RRTS route has been revised since 2018, and we don't hold the revised station list. A plot that looks close to a station on an old map may not be close on the new one.
  • No price history. We have no tracker series for Panchgaon, so there's no record of what buyers have paid. A seller's asking price is hard to test.
  • Land and title problems. In early October 2026, Hindustan Times and The Tribune reported an ED probe into land deals in Manesar, Naurangpur and Lakhnoula villages. The agency alleges that more than 400 acres notified for acquisition were bought cheaply from farmers and resold at much higher prices. Our note on the TDI Group raids lists what buyers should check.
  • Unregistered plotting. HRERA registers real estate projects and acts against those that skip it. IANS reported in December 2022, via Moneylife, that HRERA fined Brahma City ₹2.5 crore for selling 219 plots without registration.

What do official land values show near Panchgaon?

For plots, official values in the area barely moved in the latest list. Across Manesar tehsil, the median residential plot collector rate rose 0.7% in the 2026-27 list. That's across 60 areas found in both the 2025-26 and 2026-27 lists. Over two years, from 2024-25, the median rise was 10.9% across 40 areas.

A collector rate is the minimum value the district sets for registering a property. In Haryana, stamp duty is charged on the sale price or the collector-rate value, whichever is higher. Our lists have no line named Panchgaon, so we can't show its own figure. Manesar tehsil, a revenue area in these lists, is the guide we use here.

Change in residential plot collector rates by tehsil, 2024-25 to 2026-27. Median change across the areas listed in both lists; percentage changes only.

The chart compares the two-year median change in residential plot collector rates across Gurugram's tehsils. Manesar's 10.9% is the second lowest, just above Sohna's 10.1% and far below Wazirabad's 73.9%.

The median hides big swings, though. Within the Manesar tehsil list, the line named Manesar rose 25.3% in the latest list and a line labelled Kherki Daula rose 25.2%. Many village lines moved by less than 1%. Our guide to plots near Manesar for investment goes through these lines in more detail.

Are there HRERA-registered projects in Panchgaon?

Not in our records. Our HRERA extract searched project addresses for Manesar, Panchgaon and Sohna, and no registered project names Panchgaon. That tells you something too: there's no registered new launch in Panchgaon to compare prices against.

Projects whose HRERA address names Manesar are a different story. The table shows them by year from 2021, the first year our extract carries unit counts. The 2026 row covers part of the year.

Read the name with care. "Manesar" in an HRERA address often refers to the Gurugram-Manesar Urban Complex, the planning area that also covers many numbered Gurugram sectors.

Since 2023, 17 projects matched: 15 naming Manesar and 2 naming IMT Manesar. Of those, 7 sit in sectors labelled M9, M10, M13 and M14, and five of those addresses name Tehsil Harsaru. Others sit in sectors such as 63A, 77, 80 and 88A.

Registrations have also slowed, from 7 projects a year in 2021 and 2022 to 3 so far in 2026. Before you pay anyone, run through what to check on a RERA registration.

Who might Panchgaon suit, and who might it not suit?

Panchgaon fits a narrow kind of buyer: someone with patience, spare money and no need for income from the land.

  • It may suit a long-term buyer who can hold land for years without a loan payment pressing on them. That buyer also needs to check title papers properly and accept that the rail plans may change or slip.
  • It may not suit anyone who needs rent soon, plans to sell within a few years, or is stretching a budget with an EMI. It also won't suit someone who wants a home to live in now, since our data shows no registered project there to move into.

If you'd rather measure what you're buying, compare areas that have a price record. New Gurgaon (sectors 76 to 95) is the nearest area we track. Its average asking price was ₹11,000 per sq ft in 2025, up 7.8% on 2024.

That's a flat-price figure for a different area, not a Panchgaon price. Plots are priced per gaj (1 gaj is 1 square yard, or 9 sq ft), so use it as a direction guide only. The New Gurgaon price tracker has the yearly series.

Before you buy near Panchgaon: what to check

Check the plans first, then the paper. In order:

  1. Sanction. Look in the Press Information Bureau's Union Cabinet decisions for the Delhi-Gurugram-SNB (or Delhi-Bawal) Namo Bharat corridor. A state approval isn't a sanction.
  2. Station distance. Ask for the station site on NCRTC's latest alignment, not the 2018 list, and measure the walk from the plot yourself.
  3. Metro progress. Follow Haryana government press notes on HMRTC meetings for a cost, a tender or a contract award on the Sector-56 to Panchgaon metro.
  4. Land use. Check the Town and Country Planning Department's development plan for the area to see whether the land is zoned for housing, industry or farming.
  5. Forest status. Hindustan Times reported in October 2026 that Haryana's forest department found more than 45 complexes built on forest land in Ghamroj, Behrampur and Naurangpur. Confirm the land isn't forest land.
  6. Title chain. Have a lawyer check the land record and mutation history, and confirm the land isn't under acquisition or in a court case.
  7. Registration. For any plotted colony or project, confirm the HRERA registration number and the DTCP licence before paying a token amount.
  8. Collector rate. Ask the sub-registrar which line covers the exact khasra (land parcel). Stamp duty is charged on the price or that value, whichever is higher.
  9. Exit. Think about who'd buy the plot from you, and when, if the rail plans slip.

Then run the numbers. Haryana's stamp duty is 7% for men and 5% for women, as IANS reported via NewKerala on 28 July 2026. The registration fee goes up to ₹50,000, and our stamp duty calculator does the sums.

The Gurgaon property rates page shows current averages across the city. Our guide to Panchgaon metro connectivity and property prices looks at how the rail plans could feed into values.

Questions

Frequently Asked Questions

Is Panchgaon a good place to invest in property? +

Our data can't call it good or bad yet. Panchgaon is a named station on the proposed Delhi-Gurugram-SNB Namo Bharat corridor and the planned end of a Sector-56 to Panchgaon metro. Neither had Government of India sanction in our records in October 2026, and we hold no Panchgaon price series. It's a long, uncertain bet on plans.

Has the Namo Bharat RRTS to Panchgaon been approved? +

Only partly. The NCRTC board approved the Delhi-Gurugram-SNB DPR in December 2018, and Haryana, Rajasthan and Delhi approved it in 2019. A revised DPR went to the Union housing ministry in April 2025. We found no Union Cabinet approval up to 6 October 2026, though NCRTC said in October it expects clearance soon.

Which collector-rate list covers Panchgaon? +

Our copy of the Gurugram collector-rate lists has no line named Panchgaon, so we can't give its own figure. We use Manesar tehsil as a guide: its median residential plot rate rose 0.7% in the 2026-27 list and 10.9% over two years. Ask the sub-registrar which line covers your exact khasra.

Are there HRERA-registered projects in Panchgaon? +

None in our records. Our HRERA extract searched project addresses for Manesar, Panchgaon and Sohna, and no registered project names Panchgaon. Since 2023, 17 projects name Manesar or IMT Manesar, but many sit in numbered Gurugram sectors inside the Gurugram-Manesar Urban Complex. Check any project's registration with HRERA Gurugram before paying.

What should I check before buying land near Panchgaon? +

Start with the plans, then the paper. Check the Press Information Bureau for a Union Cabinet sanction of the RRTS, ask for the station site on the latest alignment, and read the Town and Country Planning Department's development plan. Then verify title, forest status, HRERA registration and the collector rate on the khasra before paying a token.
