Pataudi Road Property Price Prediction 2030: What Our Data Shows

We hold no Pataudi Road price series, so we use New Gurgaon (Sectors 76 to 95) as a labelled proxy. Its base case rises from ₹11,000 per sq ft in 2025 to ₹15,300 in 2030, within a range of ₹13,000 to ₹16,000, as a projection rather than a promise.

What is the Pataudi Road property price prediction for 2030?

We don't track Pataudi Road on its own, so we use New Gurgaon as a labelled proxy. Its base case reaches ₹15,300 per sq ft in 2030, up from ₹11,000 in 2025, with a range of ₹13,000 to ₹16,000. These are average asking prices, mostly for flats.

Put another way, if 2025 equals 100, the base case gets to about 139 by 2030. The low case gets to about 118 and the high case to about 145. That is simple division: ₹15,300 divided by ₹11,000 is 1.39.

Read this as a projection, not a promise. It comes from a fixed formula applied to past prices. It isn't a forecast for any one plot or project, and it isn't investment advice. Our numbers also stop at 2030. We don't publish anything further out.

Why is there no Pataudi Road price series?

Our price tracker follows a fixed set of localities, and Pataudi Road isn't one of them. In Gurgaon we track New Gurgaon, the Dwarka Expressway, the SPR, Golf Course Road, Golf Course Extension Road and Sohna.

Pataudi Road is the Gurugram-Pataudi road, SH-26, not a sector. In our data, "near Pataudi Road" means three areas:

  • New Gurgaon Sectors 88 to 95, on the Pataudi Road side;
  • Sectors 36A to 37D, where the Dwarka Expressway crosses the road near Harsaru (PIB, 18 May 2023);
  • Pataudi town, which has its own Sectors 1 to 5 and its own tehsil, a revenue sub-division of the district.

New Gurgaon fits the first area best. Our tracker defines it as Sectors 76 to 95, so Sectors 88 to 95 sit inside it. It doesn't cover Pataudi town or the farmland along the road. For those, the collector-rate lists further down are the only signal we hold.

There's a second gap. The tracker measures flat prices per sq ft, but plots trade per gaj. A gaj is one square yard, or 9 sq ft. You can't multiply a flat rate by 9 to get a plot rate, because a flat price includes the building. Use the percentage path, not the rupee level.

How have prices moved in New Gurgaon since 2020?

They more than doubled. Our New Gurgaon average rose from ₹4,800 per sq ft in 2020 to ₹11,000 in 2025, a 129% gain. But growth slowed sharply in 2025, to 7.8%.

New Gurgaon: yearly average asking price per sq ft from our tracker, and our base-case forecast. A projection, not advice.

The chart shows the yearly average from 2020 to 2025 and our base case to 2030.

Others measure differently. ANAROCK put New Gurugram at about ₹13,450 per sq ft in Q2 2026, on super built-up area, up 1% on the quarter. That's a quoted base price in the primary market, so it runs above our asking-price average. Savills India's year-end 2025 report put plot rates across Gurugram up about 13% in 2025. You can follow the live series on our New Gurgaon price tracker.

What does the forecast show for each year to 2030?

The base case grows 7.5% in 2026 and eases to 6.1% by 2030. The low case grows half as fast, and the high case holds 7.8% a year.

Here's the method, as printed on our property rates page:

  • Base case: growth starts at the area's latest yearly change, 7.8% here. It moves in equal steps to the long-run pace of 6.1% a year and reaches it in year five. That long-run pace is the average yearly rise in NHB RESIDEX's 50-city index over the eight quarters from 2024-Q3 to 2026-Q2, taken from NHB press releases.
  • Low case: half the base-case growth each year.
  • High case: the faster of the starting and long-run pace, held for five years.
  • Cap: the starting pace is capped at 15% a year.

Our research methodology page explains how the tracker itself is built.

What do collector rates say about land near Pataudi Road?

They point up, and much faster for land than for built-up homes in Pataudi. A collector rate is Haryana's official minimum value for registering a property, used to work out stamp duty. It isn't a market price, but a big change shows where the state thinks values have moved.

Source: Gurugram collector-rate lists for the Harsaru and Kadipur sub-tehsils, and the Pataudi tehsil list for 2026-27. The Pataudi list gives only the old 2025 rate and the final 2026 rate. Its figures are the official percentage changes printed in the 2026-27 list. Medians cover lines listed in both years.

Two details stand out. The plot lines for the villages of Harsaru and Garhi Harsaru each rose 75% in the latest Harsaru list. Garhi Harsaru is one of the villages named for Global City's land. In Pataudi, the list also adds 10% to the value of land within 2 acres of the Pataudi-Rewari road.

What could push prices toward the low or high case?

Supply could hold prices back, while new roads and Global City could lift them. None of these is in the formula, which only uses past prices, so treat them as things to watch.

  • Supply. HRERA has registered 120 projects in Sectors 88 to 95 since 2021. That is a big pipeline of similar homes, and as they are finished they will compete for buyers and tenants. Our list of upcoming projects on Pataudi Road has the details.
  • Fewer new plotted colonies. Plotted registrations in Sectors 88 to 95 fell from 15 in 2023 to 2 in 2024 and 4 in 2025. Thinner new plot supply is worth watching if you want land, though we hold no plot price series to test its effect.
  • Pataudi town's own pipeline. HRERA logged 7 projects there in 2025, six of them plotted, and a 2,038-unit homes project, Ycon Platinum Heights, in June 2026. A town that adds supply this fast can see prices held back.
  • Global City. HSIIDC's township in Sectors 36B and 37B has direct access from the Dwarka Expressway and Pataudi Road. In August 2026 the state said 80% of the physical work was done and the rest would finish by December 2026.
  • The highway. Hindustan Times reported on 30 September 2026 that NHAI had begun the process for a toll facility at Janaula on the Gurugram-Pataudi-Rewari highway. The same report said some flyover and overbridge work was still pending.
  • The Dwarka Expressway. Its Haryana section was inaugurated on 11 March 2024. Whatever effect it had shows up in the 2024 and 2025 figures the formula starts from, so we don't add anything extra for it.

How does this compare with Gurgaon's 2030 outlook?

New Gurgaon starts lower and grows at about the same pace as the city. The six-locality Gurgaon average was ₹16,620 per sq ft in 2025. Its base case reaches ₹23,300 in 2030, within a range of ₹19,700 to ₹24,700.

The pace is close because the method pulls every area toward the same long-run rate of 6.1%. What differs is the starting level and the latest yearly change. New Gurgaon started from 7.8% and the city average from 8.3%. Our Dwarka Expressway series, for the road that crosses Pataudi Road near Harsaru, has a 2030 base case of ₹18,800.

That city outlook is live on our Gurgaon property rates page, built with the same method. Sohna, another plot-heavy area, has a base case of ₹11,100 for 2030 in our Sohna price forecast. For the full New Gurgaon story, read our New Gurgaon price prediction for 2030. Our Gurgaon price prediction for 2030 covers the city level.

What should you check before relying on a 2030 forecast?

A forecast is only as useful as the deal you test it on. Check these first.

  1. Know which area you mean. Sectors 88 to 95, Sectors 36A to 37D and Pataudi town are different markets.
  2. Get a written price per gaj or per sq ft, and ask what it includes.
  3. Compare it with the collector rate for your line at the Harsaru, Kadipur or Pataudi tehsil office. Stamp duty is charged on the higher value.
  4. Check the HRERA registration, the DTCP licence and the completion date. DTCP is Haryana's Department of Town and Country Planning.
  5. Run the low case, not just the base case. If the deal only works at the high case, it's a thin deal.
  6. Remember the costs. Stamp duty is 7% for men and 5% for women, plus a registration fee of up to ₹50,000 (IANS via NewKerala, 28 July 2026).

Questions

Frequently Asked Questions

What will property prices be on Pataudi Road in 2030? +

We don't hold a Pataudi Road series, so we can't give a figure for the road itself. Our labelled proxy, New Gurgaon, has a base case of ₹15,300 per sq ft in 2030, with a range of ₹13,000 to ₹16,000. Those are average asking prices, mostly for flats, and a projection only.

How is the 2030 forecast worked out? +

The base case starts at the latest yearly change, 7.8% for New Gurgaon, and moves in equal steps to a long-run pace of 6.1% a year by year five. The low case is half that growth. The high case holds the faster pace for five years. Values are rounded to ₹100.

Can I use the New Gurgaon forecast for a plot? +

Only as a direction guide. The tracker measures flat prices per sq ft, while plots trade per gaj, and a flat price includes the building. Apply the percentage path, about 39% from 2025 to 2030 in the base case, to a plot price you have checked yourself.

Why do collector rates matter for a price forecast? +

Collector rates are Haryana's official minimum values for registration, not market prices. A big rise shows where the state thinks values moved. Plot lines in Sectors 88 to 95 rose 30% in the 2026-27 list, while Pataudi's residential lines rose a median of just 1%.

Does Property Nivesh forecast prices beyond 2030? +

No. Our forecasts stop at 2030 because the method runs five years from the latest full year of data. Anyone quoting a precise price for 2035 or later is guessing. For the long view, look at the low case and the supply pipeline rather than a single number.
