What is the Gurgaon property price prediction for 2030?

Our base case puts the Gurgaon average asking price at about ₹23,300 per sq ft in 2030, up from ₹16,620 in 2025. The low case ends at ₹19,700 and the high case at ₹24,700. It's a projection from a stated formula, not a forecast you can bank on and not investment advice.

The Gurgaon line is the one on our Gurgaon property rates page. It's the simple average of six tracked localities. They are Golf Course Road, Golf Course Extension Road, the Southern Peripheral Road (SPR), the Dwarka Expressway, New Gurgaon and Sohna. For 2025 that's (32,000 + 19,500 + 15,500 + 13,500 + 11,000 + 8,200) / 6 = 16,617, shown as ₹16,620.

Each locality figure is the average asking price per sq ft across the projects and listings we track there, mostly flats. So the city line is a guide to the market's direction, not the price of a typical home. Each locality gets equal weight, which means Golf Course Road pulls the average up and Sohna pulls it down.

How has the Gurgaon average moved since 2020?

It more than doubled. The six-locality average rose from ₹7,220 per sq ft in 2020 to ₹16,620 in 2025, a gain of 130.2%, or about 18.1% a year. Growth peaked in 2022 and 2023 at 27.2% each year, then eased to 17.2% in 2024 and 8.3% in 2025.

Gurgaon: yearly average asking price per sq ft across our six tracked Gurgaon localities from our tracker, and our base-case forecast. A projection, not advice.

The chart plots the six-locality average for 2020 to 2025 and our base-case line from 2026 to 2030.

That last step down is the key fact for any 2030 view. A market that slows from 27.2% to 8.3% in two years is telling you the easy gains are behind it. Our formula takes 8.3% as its starting point and doesn't assume a return to the boom years.

What does the Gurgaon forecast say for each year to 2030?

In the base case the average gains ₹1,280 to ₹1,400 per sq ft a year (17,900 minus 16,620 in 2026, and 23,300 minus 21,900 in 2030). Growth eases from 7.8% in 2026 to 6.1% in 2030. The low case adds far less, and the high case a little more.

202919,10021,90022,8006.5%
203019,70023,30024,7006.1%

In percentage terms, the 2030 base case is about 40% above 2025 (23,300 / 16,620 = 1.40). The low case is about 19% higher (19,700 / 16,620 = 1.19), and the high case about 49% higher (24,700 / 16,620 = 1.49). Compare that with the 130.2% rise of the previous five years.

The 2026 row is a projection too. Our tracker's yearly figures run to 2025, so even the current year sits inside the forecast.

What is the 2030 price range for each Gurgaon locality?

Every tracked locality lands about 35% to 42% above its 2025 level in the base case. The ranking by price doesn't change: Golf Course Road stays the most expensive and Sohna the cheapest.

Our base-case 2030 figure for each tracked Gurgaon locality, with the low to high range in brackets. A projection, not advice.

The chart compares the base-case 2030 price per sq ft for each tracked Gurgaon locality.

The spread is narrow because every locality slowed to between 6.5% and 9.2% in 2025, and the formula starts from that. SPR gets the steepest path, about 42% (22,000 / 15,500 = 1.42), because it had the fastest 2025 rise at 9.2%. Sohna gets the flattest, about 35% (11,100 / 8,200 = 1.35), because its 2025 rise was 6.5%.

In rupees the gaps are much wider. Golf Course Road's base case adds ₹12,900 per sq ft (44,900 minus 32,000), while Sohna's adds ₹2,900 (11,100 minus 8,200). For one area in depth, read our New Gurgaon price prediction for 2030 or our Sohna property price forecast for 2030.

How is the Gurgaon price forecast built?

We use one published formula for every area, with no hand adjustments. It's printed on our property rates pages.

  • Base case: growth starts at the area's latest yearly change. It moves in equal steps to a long-run pace of 6.1% a year and reaches it in year five. The 6.1% comes from NHB press releases. It's the average yearly rise in the National Housing Bank's RESIDEX 50-city index over the eight quarters from Q3 2024 to Q2 2026.
  • Low case: half the base-case growth, each year.
  • High case: the faster of the starting pace and the long-run pace, held for five years.
  • Limits: the starting pace is capped at 15% a year, and values are rounded to ₹100.

For the Gurgaon average the starting pace is 8.3%, the 2025 change, so the high case holds 8.3% for five years. The forecast stops at 2030, and we don't publish 10-year numbers. The research methodology page explains how the tracker itself is built.

Please read these numbers as a projection. The formula knows nothing about new roads, interest rates or supply. So it isn't investment advice, and it can't tell you what any one flat will fetch.

How do other Gurgaon price figures compare?

They differ, sometimes a lot, because each source measures a different basket. That's normal. The trick is to compare each source with its own past, not with ours.

  • Knight Frank India put Gurgaon's weighted average residential price at ₹18,354 per sq ft in H1 2026. It reported a 6% rise over 12 months and 3% over six months.
  • ANAROCK cited a Gurugram city average of ₹13,350 per sq ft in its Dwarka Expressway Micro Market Report for H1 2026. That's an average base selling price in the primary market, on super built-up area.
  • JLL India put Gurgaon prices up 10% on the year in Q2 2026, in its Delhi mass residential market report.

So prices were still rising in 2026 on every measure. Knight Frank's 6% and JLL's 10% sit either side of our 2026 base-case growth of 7.8%. None of these figures is in our tables, and we don't blend them into our forecast. Our quarterly Gurgaon property price report sets out our own numbers in more detail.

What could change Gurgaon's price path to 2030?

Supply, borrowing costs and infrastructure dates matter most. The formula ignores all three, so they decide whether the real line ends nearer the low or the high case.

Things that could hold prices back

  • Unsold homes. Knight Frank India counted 59,727 unsold homes in Gurgaon at the end of H1 2026, about 9.6 quarters of sales.
  • Fewer luxury launches. Savills India found Gurgaon's luxury launches fell 28% to 4,549 units in H1 2026, from 6,350 a year earlier, as reported by Business Today.
  • Dearer loans. The Reserve Bank of India raised its repo rate to 5.50% in October 2026, as ET Realty reported.
  • Thin rents. Gurgaon's rental yield is 3.2% in our city data, so most of any return has to come from price growth.
  • Steady new supply. HRERA Gurugram registered 131 projects in 2025 and 61 more from January to 14 September 2026. More projects mean more choice for buyers and more competition between builders.

Things that could lift them

  • Metro. The metro from Millennium City Centre (once called HUDA City Centre) to Cyber City, with a spur to the Dwarka Expressway, is under construction. Haryana reported about 11% physical progress up to June 2026.
  • SPR elevated road. GMDA re-tendered the NH-48 to Vatika Chowk elevated corridor on 1 October 2026. Bids are due by 18 November 2026, and the work gets 30 months from the award.
  • Namo Bharat rail. Namo Bharat is the name of the RRTS, the regional rapid rail network. On 29 September 2026 the Hindustan Times reported a step by DTCP, Haryana's Town and Country Planning Department. It brought the land around 12 proposed Gurugram stations under its transit-oriented development policy. The Delhi-Gurugram corridor still has no Union government sanction in our records.
  • Global City. The state said in August 2026 that 80% of physical work was done, with the rest due by December 2026.

Infrastructure dates slip often, so treat each one as a reason to watch, not a reason to pay more today. Our guide to which areas near Gurgaon may appreciate most sets these signals side by side, area by area.

What should you check before relying on a 2030 price?

  1. Which line you're reading. The city average mixes six very different localities. Use the locality row that matches your home.
  2. Flat or plot. The tracker is mostly flats per sq ft. Plots are priced per gaj, and 1 gaj is 9 sq ft, so use flat prices as a direction guide only.
  3. Your holding cost. Add stamp duty (7% for men and 5% for women in Haryana), loan interest and maintenance before comparing any gain with a 2030 number.
  4. The project's HRERA record. Check registration, status and possession date on the HRERA Gurugram website. HRERA is the Haryana Real Estate Regulatory Authority.
  5. The near term. Our Gurgaon real estate outlook for 2027 covers the next 12 months in more detail.
