What is the outlook for Gurgaon real estate in 2027?

Slower and steadier than the boom years, on our numbers. Our base case puts the Gurgaon average asking price at about ₹19,200 per sq ft in 2027, up 7.4% on 2026. New project registrations have also slowed, while loans have become dearer.

That's a big change from 2022 and 2023, when our six-locality average rose 27.2% each year. It's also a projection, not a promise and not investment advice. This post covers the next year or so. For the full path to 2030, see our Gurgaon property price prediction for 2030.

Below are our 2026 and 2027 forecast rows and the HRERA registrations of 2026 so far. After that come what the big research firms said about H1 2026 and the news worth watching.

What does our forecast say for Gurgaon in 2026 and 2027?

Growth of about 7% to 8% a year in most areas. The Gurgaon average goes from ₹16,620 in 2025 to ₹17,900 in 2026 and ₹19,200 in 2027 in the base case. The 2027 range runs from ₹17,900 in the low case to ₹19,500 in the high case.

These are average asking prices per sq ft across the projects and listings we track, mostly flats. The Gurgaon line is the simple average of the six localities, as on our Gurgaon property rates page. Our yearly figures run to 2025, so the 2026 row is a projection as well.

The method is fixed. In the base case, growth starts at each area's 2025 change and moves in equal steps to 6.1% a year by year five. That 6.1% comes from NHB press releases. It's the average yearly rise in the National Housing Bank's RESIDEX 50-city index over the eight quarters from Q3 2024 to Q2 2026. The low case is half the base-case growth, and the high case holds the faster of the starting and long-run pace. The starting pace is capped at 15% and values are rounded to ₹100.

SPR has the steepest 2027 base growth at 7.9%, because it rose fastest in 2025. Sohna has the gentlest at 6.3%.

How many new projects has HRERA registered in Gurgaon in 2026?

Sixty-one, from January to 14 September 2026, against 131 in all of 2025 and 124 in 2024. HRERA, the Haryana Real Estate Regulatory Authority, registers projects before they can be sold. A registration isn't a quality rating.

Units and plots are as filed, and the total is the sum of the column. 2026 is a part year of about eight and a half months, so don't compare it straight with a full year. Even so, the shift is clear. The Dwarka Expressway went from 26 registrations in 2025 to 8 so far, while Golf Course Extension Road doubled from 6 to 12. New Gurgaon's two groups together have 14 so far (6 plus 8), against 29 in 2025 (10 plus 19).

Some big names sit behind those counts. Six of the 12 on Golf Course Extension Road are separate tower registrations for Oberoi Realty's Three Sixty North in Sector 58. Godrej Verano and The Estate One in Sector 63A also registered. In Sohna, Antares by ROF in Sector 7 filed 1,953 units, and in Pataudi town Ycon Platinum Heights filed 2,038. What did H1 2026 market reports say about Gurgaon?

Prices were still rising, but sales and launches were softer, and the reports don't fully agree. Here's what the main firms published, each on its own basis.

  • Knight Frank India put Gurgaon's weighted average price at ₹18,354 per sq ft in H1 2026. That was up 6% on the year and 3% in six months. It counted 59,727 unsold homes, about 9.6 quarters of sales. For NCR it reported H1 sales of 24,862 homes, down 7%.
  • JLL India, which counts apartments only, had NCR H1 2026 sales up 7%. It put Gurgaon prices up 10% on the year in Q2 2026.
  • ANAROCK quoted average base prices for Q2 2026 on super built-up area: ₹14,180 per sq ft on the Dwarka Expressway and ₹13,450 in New Gurugram. It listed ROF Antares in Sector 7, Sohna, at ₹3,600 per sq ft.
  • Savills India found luxury launches in Gurgaon fell 28% to 4,549 units in H1 2026, from 6,350 a year earlier, according to Business Today. Completed homes on the Dwarka Expressway gained 6% in value, against 2% for the city.

The third quarter didn't change the picture much. ET Realty, citing Knight Frank India, reported 35,574 NCR home sales in January to September 2026, down 11%. It said Gurugram holds 57% of the region's unsold stock. Our Gurgaon luxury market report for H1 2026 and the news story on NCR's 11% sales slip go further.

What news should Gurgaon buyers watch going into 2027?

Interest rates first, then a handful of road, rail and civic projects with dates attached. Each one could nudge demand in its corridor if it lands on time, or not at all if it slips.

  • Home loan rates. The RBI raised its repo rate by 25 basis points to 5.50% in October 2026, ET Realty reported. A Kotak Institutional Equities note, reported by ET BFSI, expects 50 basis points more, which would take it to 6%.
  • SPR elevated road. GMDA re-tendered the NH-48 to Vatika Chowk corridor, with bids due by 18 November 2026 and 30 months allowed from the award. Our news story on the SPR elevated road tender covers the sectors it serves.
  • Metro. The Millennium City Centre to Cyber City line had about 11% physical progress up to June 2026. The Hindustan Times reported a ₹1,662 crore tender for the Phase 2 corridor from Sector 9 to Cyber Hub.
  • Namo Bharat rail. This is the RRTS, the regional rapid rail network. NCRTC expects the Centre to clear the Delhi-Gurugram-Behror corridor soon, Swarajya and ET Infra reported in October 2026, but nothing is sanctioned yet. See our story on the Namo Bharat approval.
  • Global City. The state said the rest of the work is due by December 2026.
  • Dwarka Expressway hospital. The Tribune reported a construction deadline of 31 December 2026, with bids to run it due to open on 30 October 2026.
  • Gurugram-Pataudi-Rewari highway. NHAI has started the process for a toll plaza at Janaula, the Hindustan Times reported on 30 September 2026. Parts of the highway are still being finished.
  • Water. A 100 MLD treatment unit at Chandu Budhera was approved in October 2026. GMDA expects its total capacity to reach 870 MLD within two to three years, the Hindustan Times reported.

Our Gurgaon news page tracks these as they move.

What are the main risks for Gurgaon property in 2027?

Costlier loans, a lot of unsold stock and builders who don't deliver. None of these shows up in a price forecast until it has already hit prices.

  • EMIs. ET Realty reported that Punjab National Bank raised its repo-linked rate from 8.10% to 8.35% after the October hike. The same budget now buys a smaller loan.
  • Unsold homes. With Gurugram holding 57% of NCR's unsold stock, per Knight Frank India via ET Realty, sellers of high-value homes may wait longer.
  • A top-heavy market. The same report said launches below ₹2 crore are down by about two-thirds since 2023, while those above ₹2 crore are up 54%.
  • Delivery delays. The Tribune reported that HARERA ordered 10.8% a year delay interest for 26 buyers in one affordable project. It also reported that Gurugram moved against 71 builders owing ₹486 crore in RERA dues.
  • Older buildings. The Tribune reported that the Municipal Corporation of Gurugram found 87 dangerous buildings in a survey. If you're buying an older flat, ask whether the building has a notice.
  • Low rents. Gurgaon's rental yield is 3.2% in our city data, so price growth carries most of the return.

What should you check before investing in Gurgaon in 2027?

  1. Your loan at a higher rate. Work out the EMI at 50 basis points above your offer, since more hikes are expected.
  2. The HRERA record. Check the registration number, status and possession date, and whether it has lapsed. Lapsed means the registration period ran out with no extension on record.
  3. The builder's delivery history. Look for delay or refund orders against the promoter.
  4. The full cost. Haryana stamp duty is 7% for men and 5% for women, on the price or the collector-rate value, whichever is higher. A collector rate is the state's minimum value for registration.
  5. The asking price against our tracker. Heavy supply gives you room to bargain.

How do higher interest rates affect Gurgaon property in 2027? +

They raise EMIs and shrink the loan a given salary can support. The RBI raised its repo rate to 5.50% in October 2026, and banks such as Punjab National Bank raised repo-linked rates soon after. Buyers using loans should test their budget at a higher rate before booking.
