NCR Sales Slip 11%: What It Means for Property Prices in Gurugram's Luxury Segment

Knight Frank data reported by ET Realty shows NCR sales down 11% in Jan-Sep 2026, with the weakness concentrated in Gurugram and the ₹5-10 crore band. Gurugram luxury buyers may get more room to bargain, and sellers there may wait longer for a sale.

What happened?

ET Realty reported, citing a Knight Frank India study, that NCR recorded 35,574 home sales in January-September 2026, 11% fewer than a year earlier. The third quarter was the weakest quarter since 2021, at 10,712 units. Leave out Gurugram and the rest of the region actually grew 3%.

According to the report, developers have been steering launches towards costlier homes. Launches below ₹2 crore are down by roughly two-thirds since 2023, while those above ₹2 crore are up 54%. Gurugram also holds 57% of the region's unsold stock, as ET Realty summarised the findings.

The ₹5-10 crore band was weakest. Buyers took 4,033 homes, down 39% on the year, while developers brought 5,002 to market. In Q3 alone, 2,346 homes were launched in this band and 925 were sold. The ₹2-5 crore band was NCR's largest, with sales up 8%. ET Realty also noted that weighted average prices rose in every major NCR market, with Gurugram up 4%.

Potential impact

The data points to a localised slowdown, not a region-wide one. In Gurugram's ₹5-10 crore band, launches have run well ahead of sales, so unsold stock there is likely to build up. That usually pushes developers towards discounts, payment-plan sweeteners or slower launches, though none of this is certain. Gurugram prices still rose in the period, so the slowdown has not yet shown up as falling prices.

Elsewhere the picture is firmer. Demand in the ₹2-5 crore band is steady and prices rose across NCR's markets. Fewer affordable launches below ₹2 crore could keep options thin for first-time buyers. Gurugram's average of ₹16,500 per sq ft in our data sits against a reported 4% annual price rise, which is modest next to Delhi and Ghaziabad. This is one report covering nine months, and a single quarter should not be read as a trend.
