SPR Elevated Road Tender: What It Means for Property Prices in Gurugram

GMDA has invited bids for the first phase of the elevated Southern Peripheral Road, reviving a project whose earlier tender was scrapped. It is still only a tender, so buyers and owners should treat any price effect as gradual and uncertain.

What happened?

Hindustan Times reported that GMDA put out a tender on Thursday for phase one of the elevated Southern Peripheral Road. The stretch begins at Vatika Chowk and ends at the Dwarka Expressway junction on the Delhi-Gurgaon Expressway. According to the newspaper, it is a 4.23 km structure costing ₹776 crore, to be built on an EPC basis, with GMDA officials giving a 30-month completion window counted from the award of work. Bids close on November 18.

The paper said GMDA expects the flyover to ease choke points at junctions across sectors 69 to 75A, and that the authority's own traffic studies point to these junctions needing grade separation. Hindustan Times quoted GMDA's chief engineer as saying the design has a four-lane carriageway in each direction, plus service roads, ramps and U-turns at ground level for signal-free movement.

The report also noted that this is a second attempt. An earlier tender, at ₹755 crore, was issued in March and withdrawn in June because the state government wanted changes to the request for proposal. GMDA's CEO told the paper that phase two, an interchange at Vatika Chowk, and phase three, an 8.5 km stretch towards Ghata, are still at detailed-project-report stage. The chief minister's review meeting in Gurugram on Friday also covered the project.

Potential impact

If the contract is awarded and the flyover is built on schedule, daily travel between Sohna Road and the expressways could get easier, and that usually helps demand for homes along the corridor. Our data shows SPR averaging about ₹15,500 per sq ft, with the corridor average up 9.2% between 2024 and 2025, so some of the expected improvement may already be in prices.

A tender is not a finished road. The first attempt was cancelled, bids are still open, and phases two and three are only at the planning stage. Construction can also bring months of diversions and disruption before any benefit arrives. Any gain in prices or rents is likely to be slow, uneven between sectors, and not guaranteed.
