What is DLF The Aureva in Gurugram?
The Aureva is DLF's first retirement housing project: a single tower of 172 apartments on 4.16875 acres in Sector 63, Gurugram, Haryana, built by DLF Home Developers Ltd under Haryana's retirement housing policy. HRERA Gurugram registered it on 14 September 2026 as RC/REP/HARERA/GGM/1092/824/2026/64, with completion due by 31 October 2033. On 2 October 2026 Business Standard still described the launch as expected, and DLF had published no prices.
Before registration the project circulated as DLF Arbour Senior Living, the name Business Standard used in August 2026. DLF's managers call it Aureva; the registered name is The Aureva, and people also search for it as DLF Aureva Sector 63.
Where is The Aureva located?
The licence places the land in the revenue estate of Maidawas village, Sector 63, Gurugram-Manesar Urban Complex, in Badshahpur sub-tehsil. HRERA gives the address as Sector 63, Gurugram 122102. DLF's representatives told HRERA the site fronts a 24-metre metalled road, so no separate access permission was needed. The licence and the registration cover the same 4.16875 acres, so the tower isn't one phase of a larger licensed colony.
DLF has not published a location map or distances for the project. Its existing Sector 63 housing project, The Arbour, sits on HRERA's list under its original name, The Sixty Three (RC/REP/HARERA/GGM/671/403/2023/15).
How big is The Aureva, and what are the apartments like?
The plot measures 16,870.30 sq m. The certificate allows 53,141.465 sq m of FAR area at a ratio of 3.15, and DLF proposes to use 3.12935, all in one tower.
Every home has the same carpet area in the REP-I table: 218.263 sq m, or about 2,349 sq ft. The certificate also counts four commercial units, listed at 16.181 to 35.715 sq m. DLF hasn't published bedroom counts in any filing we found.
The land-use table sets aside 1,815.842 sq m for a club house plus smaller areas for parks, green belts and parking, and the filed drawings include a ground-floor medical plan. Specifications list marble in living areas, laminated wood in bedrooms and fire-rated main doors.
Haryana's policy also sets design rules. Hindustan Times summarised them as a minimum of 30 sq m of carpet per home, wheelchair-friendly layouts with doorways at least 900 mm wide, lifts big enough for stretchers, and ramps throughout. Under the same policy, homes can be sold only after RERA registration.
A Business Standard report of 5 August 2026, citing a project website, described two towers on nearly 5 acres with 3 BHK + study and 4 BHK homes of 1,593 to 4,200 sq ft. The HRERA registration covers one tower on 4.16875 acres.
Is DLF The Aureva RERA registered?
Yes. Registration No. 64 of 2026, dated 14 September 2026, runs to 31 October 2033; HRERA uploaded the certificate on 25 September 2026. It rests on DTCP licence No. 209 of 2025 of 16 October 2025, valid to 15 October 2030, and building plans approved on 14 July 2026.
Several approvals were still pending. DLF must file the environment clearance, fire scheme approval, service plans and electrification plan within four months, with three ₹25 lakh bank guarantees as security, and get mining permission before excavation. The REP-I gave 15 September 2026 as the likely start of construction, and recorded ₹9.16 crore already spent on the apartments when DLF applied. DLF's draft buyer agreement promises an occupation certificate by 31 May 2033 and possession by 31 October 2033.
Who is developing The Aureva, and who holds the land?
DTCP granted the licence to five land-owning companies, Vamil, Hoshi, Akina, Atherol and Arlie Builders & Developers, in collaboration with DLF Home Developers Ltd. The National Company Law Tribunal approved their merger into DLF Ltd on 14 January 2026. The certificate now names DLF Ltd as licence holder and DLF Home Developers as collaborating promoter; at the 10 August 2026 hearing, DTCP's recognition of the merger was still awaited.
DLF Home Developers' filing lists its recent projects, including The Arbour: 25.087 acres and 1,137 apartments, all booked, due by 31 March 2030. Its litigation statement as of 31 July 2026 shows four cases, two of them civil suits concerning The Arbour.
DLF told analysts in January 2026 that the senior living project had a revenue potential of about ₹2,000 crore. Ohri told Hindustan Times in July that the launch was slated for the second quarter of the financial year. On 4 August 2026 DLF said the deferred launch had held first-quarter bookings to ₹657 crore, and that it was awaiting final approvals.
What will a home at The Aureva cost?
DLF hasn't published prices. DLF Home Developers' managing director, Aakash Ohri, declined to give a price in July 2026, citing compliance norms. Business Standard reported on 5 August 2026 that market listings suggested about ₹11 crore to ₹12 crore onwards, which is not a DLF figure.
The REP-I puts the project's estimated cost at ₹1,656.33 crore: ₹120.38 crore for land, ₹963.99 crore for construction and ₹534.33 crore of EDC, taxes and other costs. DTCP's licence separately required ₹2,38,40,735 in infrastructure development charges. Charges for the medical, care and hospitality services that a retirement project depends on are not in the public filings.
What should buyers check before booking at The Aureva?
Start with eligibility. Hindustan Times reported that Haryana's retirement housing policy treats people aged 55 or older as eligible residents and requires 24x7 ambulance cover with oxygen and hospital tie-ups. Ask how the agreement treats occupancy, resale and renting, and who will run the care services.
Compare any quoted size with the 218.263 sq m carpet area in HRERA's table, and insist on a carpet-area price. Confirm that DLF has filed the environment clearance, fire scheme and service plans, due within four months of registration, or by mid-January 2027.
Finally, check title after the merger. HRERA's certificate tells DLF to clear any litigation on the land before offering possession, and it bars DLF from taking more than 10% of the price before a written agreement for sale is signed and registered.
