What is the New Gurgaon property price prediction for 2030?

Our base case puts the average asking price in New Gurgaon at about ₹15,300 per sq ft in 2030, up from ₹11,000 in 2025. The low case ends at ₹13,000 and the high case at ₹16,000. These are projections from a fixed formula, not a promise and not investment advice.

New Gurgaon here means Sectors 76 to 95 along NH-48, the area on our New Gurgaon price tracker. The tracker figure is the average asking price per sq ft across the projects and listings we track there, and most of them are flats. It isn't the price of any one project, and it isn't a registered sale price.

This post sticks to New Gurgaon: the yearly numbers, the three cases, the method and the risks either way. For the city line and every tracked locality, see our Gurgaon property price prediction for 2030.

How have New Gurgaon prices moved since 2020?

Fast at first, then slower. The tracker average went from ₹4,800 per sq ft in 2020 to ₹11,000 in 2025. That's a rise of 129.2%, or about 18% a year on average. Most of it came in 2022 and 2023, when prices rose by roughly a quarter each year.

New Gurgaon: yearly average asking price per sq ft from our tracker, and our base-case forecast. A projection, not advice.

The chart shows the same yearly averages from 2020 to 2025, with our base-case line running on to 2030.

Older figures show where the climb began. In March 2022, JLL reported on independent floors launched in 2020 and 2021 in Sectors 81, 89 and 92. They were priced at ₹5,500 to ₹7,250 per sq ft, on super built-up area.

The slowdown matters, though. The 2025 rise of 7.8% was the smallest in our series, and it's the number our forecast starts from. Other trackers show the same cooling. ANAROCK's NCR Residential Market Viewpoints put New Gurugram's average quoted base price at ₹13,450 per sq ft in Q2 2026. That's on super built-up area, and it was up just 1% on the quarter.

Why is ANAROCK's figure higher than ours? It's a different basket. ANAROCK quotes base prices of homes on sale in the primary market, while ours averages asking prices across the projects and listings we track. Compare each source with its own history, not with another source.

What does each case say for New Gurgaon, year by year?

All three cases rise every year, just at different speeds. By 2030 the low and high cases are ₹3,000 per sq ft apart (₹16,000 minus ₹13,000). That gap shows how much depends on whether growth holds up.

YearLow case (₹ per sq ft)Base case (₹ per sq ft)High case (₹ per sq ft)Base-case growth
202611,40011,80011,9007.5%
202711,80012,70012,8007.1%
202812,20013,50013,8006.8%
202912,60014,40014,9006.4%
203013,00015,30016,0006.1%

Put in rupees, a 1,000 sq ft flat at the 2025 average of ₹11,000 per sq ft comes to ₹1.1 crore. At the 2030 base case of ₹15,300 it would be ₹1.53 crore. The low case gives ₹1.3 crore and the high case ₹1.6 crore. That's plain multiplication on an average, so a real flat can sit well above or below it.

In percentage terms, the base case is about 39% above the 2025 level (15,300 / 11,000 = 1.39). The low case is about 18% higher (13,000 / 11,000 = 1.18). Both are far below the 129.2% gain of the last five years.

How is the New Gurgaon forecast worked out?

It's a simple, published formula, the same one printed on our Gurgaon property rates page. We don't adjust it by hand for any area.

  • Base case: growth starts at the area's latest yearly change. It then moves in equal steps to a long-run pace of 6.1% a year, reaching it in year five. The 6.1% comes from NHB press releases. It's the average yearly rise in the National Housing Bank's RESIDEX 50-city index over the eight quarters from Q3 2024 to Q2 2026.
  • Low case: half the base-case growth, each year.
  • High case: the faster of the starting pace and the long-run pace, held for five years.
  • Limits: the starting pace is capped at 15% a year, and values are rounded to ₹100.

For New Gurgaon the starting pace is 7.8%, the 2025 change. So base-case growth slides from 7.5% in 2026 to 6.1% in 2030, and the high case holds 7.8% for five years. The 15% cap doesn't come into play.

We stop at 2030 on purpose. A formula like this gets weaker the further out it runs, so we don't publish 10-year numbers. Our research methodology explains how the tracker is built. If you're weighing a longer hold, our post on whether New Gurgaon is a good investment for 10 years takes the long view without stretching the forecast.

What could push New Gurgaon prices above the base case?

Mostly roads, transit and jobs arriving on time. The formula only looks at past prices, so none of this is built in. These are the things to watch.

  • Dwarka Expressway. The Haryana section was inaugurated on 11 March 2024. Our infrastructure record lists Sectors 83, 84 and 88 among the places it serves.
  • Global City. HSIIDC's township in Sectors 36B and 37B has access from the Dwarka Expressway and Pataudi Road. On 12 August 2026 the state said 80% of the physical work was done, with the rest due by December 2026.
  • A metro for New Gurugram. A proposed metro corridor from Sector 56 to Panchgaon has state funding approval and a final detailed project report. That's according to a Haryana Mass Rapid Transport Corporation release of 30 December 2025. It's expected to improve links to New Gurugram, but building hasn't started.
  • Water. The Hindustan Times reported on 21 October 2026 that the state approved another 100 MLD treatment unit at the Chandu Budhera plant, costing ₹49.5 crore.

Official land values are moving up too. A collector rate is the minimum value Haryana sets for registering a property, not a market price. Each tehsil, a revenue area, has its own list. In the 2026-27 list, the two Harsaru lines for group housing flats in Sectors 88 to 95 rose 7.7%. The Manesar lines for group housing flats in most of Sectors 76 to 87 rose 10%. Our New Gurgaon land price post goes through these lists in detail.

What could pull New Gurgaon prices below it?

Supply, loan costs and a slower market. The low case is there because any of these can drag growth down for a few years.

Plenty of supply. HRERA, the Haryana Real Estate Regulatory Authority, registers projects before they can be sold. Its Gurugram records list 313 projects in Sectors 76 to 95 from June 2017 to 14 September 2026. That's 140 in Sectors 76 to 87 and 173 in Sectors 88 to 95. Together they filed 75,758 units (36,003 plus 39,755). A registration isn't a quality rating, and 64 of them (36 plus 28) have lapsed or been cancelled. Lapsed means the registration period ran out with no extension on record.

HRERA project registrations in New Gurgaon (Sectors 76 to 95) by year, 2017 to 2026. Projects matched by the sector named in the HRERA record. 2026 runs to 14 September.

The chart counts registrations by year in Sectors 76 to 95. Filings peaked at 48 in 2023, fell to 29 in 2025 and stood at 14 in 2026 up to 14 September.

Costlier loans. ET Realty reported that the Reserve Bank of India raised its repo rate by 25 basis points to 5.50% in October 2026. It was the first rise in nearly four years. Several banks raised home loan rates soon after.

A slower NCR market. ET Realty, citing a Knight Frank India study, reported 35,574 NCR home sales in January to September 2026, 11% fewer than a year earlier. It said Gurugram holds 57% of the region's unsold stock. A big pile of unsold homes tends to slow price rises, because buyers have choice and builders compete.

Rail that's still on paper. Namo Bharat is the name of the RRTS, the regional rapid rail network run by NCRTC. The Delhi-Gurugram-SNB Namo Bharat corridor has state approvals but, in our records, no Union government sanction as of October 2026. Prices that already assume it could cool if it slips.

Can plot buyers in New Gurgaon use these numbers?

Only as a direction guide. Our tracker is mostly flats, priced per sq ft. Plots are priced per gaj, and 1 gaj is 1 square yard, or 9 sq ft. Land can move faster or slower than flats, and we hold no plot price series for New Gurgaon.

The same care applies to places without a series of their own. We have no tracker line for Pataudi Road, so our Pataudi Road price prediction for 2030 uses New Gurgaon as a clearly labelled proxy. For a plot, ask the local sub-registrar's office for recent registered deals in that sector and the collector rate that applies.

What should you check before buying in New Gurgaon?

  1. The HRERA record. Check the registration number, status and possession date on the HRERA Gurugram website, and make sure it hasn't lapsed. Our guide to what buyers must check on RERA walks through it.
  2. The DTCP licence. Colonies in Haryana need a licence from the Department of Town and Country Planning (DTCP). Ask for the licence number and check it covers your tower or plot.
  3. The asking price. Compare quotes with our tracker average. A new launch and a resale flat in the same sector can be priced very differently.
  4. Stamp duty. In Haryana it's 7% for men and 5% for women, on the price or the collector-rate value, whichever is higher. The registration fee goes up to ₹50,000.
  5. Your loan at a higher rate. Work out the EMI at a rate above today's, since more hikes are possible.
  6. Water, roads and drains. Ask residents how supply and the approach road hold up in the monsoon.

To cost a purchase, try our stamp duty calculator, and check the latest locality averages on the Gurgaon property rates page.

Questions

Frequently Asked Questions

What will property prices be in New Gurgaon in 2030? +

Our base case puts the New Gurgaon average asking price at about ₹15,300 per sq ft in 2030, against ₹11,000 in 2025. The low case is ₹13,000 and the high case ₹16,000. These come from a published formula applied to our tracker, which mostly covers flats, so treat them as projections, not promises or investment advice.

How much have New Gurgaon prices risen in the last five years? +

The tracker average rose from ₹4,800 per sq ft in 2020 to ₹11,000 in 2025, a gain of 129.2%, or about 18% a year. The biggest jumps came in 2022 and 2023. Growth slowed to 7.8% in 2025, the smallest rise in the series, and that's where our forecast starts.

Which sectors count as New Gurgaon in your data? +

Our New Gurgaon tracker covers Sectors 76 to 95 along NH-48. In HRERA records we split the area into two groups: Sectors 76 to 87, and Sectors 88 to 95 on the Pataudi Road side. Together they hold 313 registered projects from June 2017 to 14 September 2026, with 75,758 units filed.

Why don't you forecast New Gurgaon prices beyond 2030? +

Our forecasts stop at 2030. The method starts from the latest yearly change and eases to a long-run pace of 6.1% a year by year five, so running it further would mostly repeat that one assumption. We'd rather show a short, clearly stated range than a long number that looks precise but isn't.

Is the forecast a good guide to plot prices in New Gurgaon? +

Only as a rough direction. The tracker is mostly flats priced per sq ft, while plots are priced per gaj, and 1 gaj is 9 sq ft. We hold no plot price series for New Gurgaon, so check recent registered deals in the sector and the collector rate before you judge a plot's price.
