Is New Gurgaon a Good Investment for 10 Years? What the Data Says
Our data covers only the first half of a 10-year hold: New Gurgaon's tracked average asking price rose from ₹4,800 per sq ft in 2020 to ₹11,000 in 2025, and our base case reaches ₹15,300 by 2030. We publish nothing beyond 2030, so the rest depends on supply, delivery and infrastructure you'll need to watch.

Is New Gurgaon a good investment for 10 years?
Our data can speak for only half of a 10-year hold. In our tracker, New Gurgaon's average asking price rose from ₹4,800 per sq ft in 2020 to ₹11,000 in 2025. Our base case reaches ₹15,300 by 2030. We publish nothing beyond 2030, so the rest of the decade depends on supply, delivery and infrastructure you'll have to watch yourself.
Whether that's a good investment depends on you. How long can you truly hold, will you live there or rent it out, and could you cope with a few flat years? This guide sets out what the record shows and what to check. It isn't investment advice.
New Gurgaon here means Sectors 76 to 95 along NH-48. Our tracker figures are average asking prices across the projects and listings we follow there, mostly flats.
How did New Gurgaon prices move from 2020 to 2025?
They more than doubled, but growth has slowed sharply. The tracked average rose 129.2% from 2020 to 2025, about 18% a year. Yearly gains peaked at 26.5% in 2023 and fell to 7.8% in 2025.
The table puts our ten-year frame in one place: six tracked years, then five projected ones. The projected rows are a base case, with the low and high cases alongside.
| Year | Average asking price, ₹ per sq ft | Yearly change | Basis |
|---|---|---|---|
| 2020 | 4,800 | Start of series | Tracked average |

| 2022 | 6,800 | 25.9% | Tracked average |
| 2023 | 8,600 | 26.5% | Tracked average |
| 2024 | 10,200 | 18.6% | Tracked average |
| 2025 | 11,000 | 7.8% | Tracked average |
| 2026 | 11,800 | 7.5% | Base-case projection (low 11,400, high 11,900) |
| 2027 | 12,700 | 7.1% | Base-case projection (low 11,800, high 12,800) |
| 2028 | 13,500 | 6.8% | Base-case projection (low 12,200, high 13,800) |
| 2029 | 14,400 | 6.4% | Base-case projection (low 12,600, high 14,900) |
| 2030 | 15,300 | 6.1% | Base-case projection (low 13,000, high 16,000) |
The chart shows New Gurgaon's yearly average asking price from 2020 to 2025, with our base-case forecast to 2030.
Third-party data points the same way. ANAROCK put average quoted prices in New Gurugram at about ₹13,450 per sq ft in Q2 2026, on super built-up area. Its quarter-on-quarter change was 1% that quarter, down from 13% in Q1 2025. ANAROCK measures primary-market base prices, so its level differs from ours.
What does our forecast say for New Gurgaon by 2030?
Our base case puts the New Gurgaon average at ₹15,300 per sq ft in 2030. The low case is ₹13,000 and the high case ₹16,000. Against the 2025 average of ₹11,000, the base case is a rise of about 39% (15,300 divided by 11,000). The low and high cases work out to about 18% and 45%, from 13,000 and 16,000.
Take a 1,000 sq ft flat at the area average. That's ₹1.1 crore in 2025 (1,000 times ₹11,000) and about ₹1.53 crore in the 2030 base case (1,000 times ₹15,300). Real projects will sit above or below the average.
The method is simple and printed on our property rates page. The base case starts at the area's latest yearly change, 7.8%. It then moves in equal steps to a long-run pace of 6.1% a year, reaching it in year five.
That long-run pace is the average yearly rise in NHB RESIDEX's 50-city index over the eight quarters from 2024-Q3 to 2026-Q2, from NHB press releases. The low case takes half the base-case growth each year. The high case holds the faster of the two paces for five years.
This is a projection, not a promise, and not investment advice. For the year-by-year detail, read our New Gurgaon price prediction for 2030. Our research methodology explains how we build the data.
Why does our New Gurgaon forecast stop at 2030?
Because after 2030 the method has nothing new to say. By year five the base case has settled at 6.1% a year. Carrying it to a tenth year would only repeat that assumption, and a number built that way would look precise without telling you anything.
The history is short, too. Our series starts in 2020, so it has six yearly points. Those six years hold both a 26.5% boom year and a sharp slowdown, which isn't enough to project a full decade honestly.
What matters most in the second half of a 10-year hold isn't knowable yet. That includes how many of today's projects get delivered, what interest rates do and which transit plans get built. So we don't publish a 10-year figure, and it's wise to be wary of anyone who does.
To test your own assumption, use our property appreciation calculator. Try the low case as well as the high one.
How much new supply is coming to New Gurgaon?
A lot. Since 2021, HRERA has registered 201 projects in Sectors 76 to 95. Between them they filed 75,758 homes and plots, adding up each year's filings in our two New Gurgaon groups. HRERA is the Haryana Real Estate Regulatory Authority, which registers projects before sale.
Registrations peaked at 48 in 2023 and slowed to 29 in 2025, with 14 by mid-September 2026. Every project filed since 2021 will add finished homes at some point, and that matters for a long hold. A wave of completions can mean more resale listings and more flats chasing the same tenants.
The record also shows delivery risk. Of 313 registrations in Sectors 76 to 95, 64 have lapsed or been cancelled, though 46 of those date from before 2021. For the project-by-project list, see upcoming residential projects in New Gurgaon.
What infrastructure is on record for New Gurgaon?
One big road is open, and most rail links are still plans. Here's where each record stood in October 2026.
- Dwarka Expressway, Haryana section: inaugurated on 11 March 2024. Our record lists Sectors 83, 84 and 88 among the places it serves.
- Gurugram Metro, Millennium City Centre to Cyber City: under construction, with a spur to the Dwarka Expressway at Sector 101. HMRTC reported about 11% physical progress up to June 2026. In September 2025 the chief minister said it would be finished within four years, but no official calendar date is on record.
- Metro from Sector 56 to Panchgaon: proposed. It has state funding approval and its final project report has been submitted, HMRTC said in December 2025. HMRTC expects it to improve links to New Gurugram.
- Delhi-Gurugram-SNB Namo Bharat: proposed. Namo Bharat is the brand for RRTS, the regional rapid transit trains linking NCR cities. The states approved its project report, but we found no central sanction as of October 2026.
- Global City Gurugram: HSIIDC's township in Sectors 36B and 37B. The state said in August 2026 that 80% of physical work was done, with the rest due by December 2026.
- Water: a new 100 MLD unit at the Chandu Budhera plant was approved, as our Chandu Budhera news report covers.
Treat each as a status, not a price signal. A project that's proposed today may take years to reach a sanction, if it gets one. For the sectors along the expressway itself, see our guide to the best investment sectors near the Dwarka Expressway.
What could go wrong over a 10-year hold in New Gurgaon?
Slower growth is the first risk, and it's already visible. Yearly gains fell from 26.5% in 2023 to 7.8% in 2025. A decade can include several flat years, and our data can't tell you when they'll come.
- Supply: 201 projects registered since 2021 will compete for buyers and tenants as they finish.
- Delivery: 64 lapsed or cancelled registrations show that not every project runs to plan.
- Rules: The Tribune reported on 22 July 2026 that a planning memo suspended further S+4 approvals until further orders. S+4 means stilt parking plus four floors, so this matters in an area with many builder-floor projects.
- Civic gaps: our Gurgaon market essay records that heavy rain in June 2024 left the Dwarka Expressway under water. The Tribune reported in October 2026 that a public hospital on the Dwarka Expressway still had no date for services.
- Thin rent: our tracker puts New Gurgaon's gross rental yield at 3.3%. ANAROCK's Q2 2026 data showed 2 BHK rents in New Gurugram of ₹22,000 to ₹35,000 a month, flat on the quarter.
Costs add up over time as well. Haryana's stamp duty is 7% for men and 5% for women, and under-construction homes outside the affordable band carry 5% GST.
Who might a 10-year hold in New Gurgaon suit?
It fits people who plan to live there, or who can hold through slow years without needing to sell. It fits less well if you might need the money back within two or three years.
Entry is lower than the city average. New Gurgaon's 2025 tracked average of ₹11,000 per sq ft compares with ₹16,620 for our six-locality Gurgaon average. That gap is a fact, not a forecast that it will close. To weigh New Gurgaon against a nearby option, see New Gurgaon vs Sohna.
Under-construction and ready homes carry different risks over a decade. Our guide to under-construction vs ready-to-move homes sets out the trade-offs.
What should you check before a long-term buy in New Gurgaon?
For a decade-long hold, check delivery first and price second.
- Search the project on HRERA Gurugram's register and note its status, completion date and any extensions.
- Check the DTCP licence, the state planning department's go-ahead for the colony.
- Read the Gurugram-Manesar development plan to see what's zoned around the site over the coming years.
- Check the builder's delivery record on earlier projects, not just the brochure.
- Price your exit: work out what the low case would mean for you, not only the base case.
- Add stamp duty, GST and loan interest to your cost before you compare returns.
Follow the yearly numbers on our New Gurgaon price tracker, and work out your duty in the stamp duty calculator.
Questions
Frequently Asked Questions
What will New Gurgaon property prices be in 10 years? +
We don't know, and we don't publish a 10-year figure. Our forecast stops at 2030, when the base case reaches ₹15,300 per sq ft, with a low case of ₹13,000 and a high case of ₹16,000. Beyond that, the method would only repeat its long-run pace of 6.1% a year, which isn't evidence. Treat any 10-year number with caution.
How much did New Gurgaon prices rise in the last five years? +
In our tracker, the average asking price in New Gurgaon rose 129.2%, from ₹4,800 per sq ft in 2020 to ₹11,000 in 2025, about 18% a year. Growth wasn't even. It peaked at 26.5% in 2023 and slowed to 7.8% in 2025. These are averages across the projects and listings we track, mostly flats.
Is there too much supply in New Gurgaon? +
There's a lot. HRERA registered 201 projects in Sectors 76 to 95 between 2021 and mid-September 2026, with 75,758 homes and plots filed. Registrations peaked at 48 in 2023 and slowed to 29 in 2025. Whether that's too much depends on demand, which our data doesn't measure, but it does mean many homes will finish in the coming years.
What rental yield does New Gurgaon offer? +
Our tracker puts New Gurgaon's gross rental yield at 3.3%. ANAROCK's Q2 2026 data showed 2 BHK rents in New Gurugram of ₹22,000 to ₹35,000 a month, unchanged on the quarter. Gross yield is before maintenance, tax and vacant months, so the net return to a landlord is lower. Rent alone rarely carries a long-term property case.
Which infrastructure projects matter for New Gurgaon's long-term outlook? +
The Dwarka Expressway's Haryana section, open since 11 March 2024, is the main finished link. The Gurugram Metro to Cyber City is under construction, while a metro from Sector 56 to Panchgaon and the Delhi-Gurugram-SNB Namo Bharat line are still proposed. Global City Gurugram, in Sectors 36B and 37B, is due by December 2026, the state says.
