Which are the best investment sectors near the Dwarka Expressway?

On HRERA records, the deepest sectors near the Dwarka Expressway are 102 (27 projects) and 37D (26). Sectors 104 and 106 (20 each), 99A (19), 108 (18) and 103 (17) follow. Sectors 113, 111 and 36A pair heavy recent activity with no lapsed registrations, and Sector 114 leads on plots.

"Best" here means best on those stated criteria and our data, not a pick of any project. HRERA, the Haryana Real Estate Regulatory Authority, keeps the register every project must join before it's sold. Our copy runs to 14 September 2026.

This guide goes sector by sector. For the corridor-wide picture, read our Dwarka Expressway investment guide, which we won't repeat here.

Which sectors count as near the Dwarka Expressway?

We use three groups, all drawn from our own records.

  • Sectors 99 to 115: the main belt. Our market pages call Sectors 102 to 113 the launch belt.
  • Sectors 36A to 37D: where the expressway crosses Pataudi Road (SH-26) near Harsaru, per a PIB release of 18 May 2023. HSIIDC says its Global City Gurugram, in Sectors 36B and 37B, has direct access from both roads.
  • New Gurgaon's Sectors 83, 84 and 88: our road record for the Haryana section lists them among the places it serves.

That Haryana section runs from the Delhi border to Kherki Daula and was inaugurated on 11 March 2024. We hold no distances from any sector to the road, so check access on the ground.

What does HRERA show for each sector near the Dwarka Expressway?

The table lists each sector with more than two registered projects, plus the three New Gurgaon sectors. For plotted colonies, the units column counts plots.

Sector 37D is the second deepest, with 26 projects and 7,062 units filed. That includes Signature Global's De-Luxe DXP (1,215 units) and Sarvam at DXP Estate (2,159 units). Sectors 102A, 107 and 110A have one or two records each.

Two 2017 records in Gadauli Kalan village, Rise and Skyz, give no sector, so they sit outside these counts.

HRERA-registered projects since 2021 by sector, Sectors 99 to 115 and 36A to 37D, where the record names a sector.

The chart shows projects registered since 2021 in each sector from 99 to 115 and 36A to 37D.

Which Dwarka Expressway sectors have the most recent activity?

Sector 104 is the busiest right now. It had 9 HRERA registrations in 2025 and 2026. They include three phases of Hero Realty's The Palatial and three of Delphine Central Park Estates. Sectors 102, 103, 106 and 37D had 5 each in the same period.

By share, Sector 113 stands out: 9 of its 10 projects date from 2021 or later, with 5,903 units filed. Sector 36A has 7 of 9, and Sector 114 has 9 of 11. Our page on Central Park Delphine in Sector 104 shows what one of these newer projects looks like on paper.

Some sectors filed most of their projects long ago. Only 3 of Sector 99's 11 records and 1 of Sector 110's 6 date from 2021 or later. Older sectors can mean more finished homes and fewer building sites, but they also show fewer new choices.

Which sectors near the Dwarka Expressway suit plot buyers?

Sector 114 is the most plot-heavy: 8 of its 11 projects are plotted, with 663 plots filed and no lapsed record. Sector 99A has 6 plotted projects and 737 plots, Sector 37D has 5 with 519, and Sector 106 has 4 with 366.

Plot prices here are quoted per gaj, which is one square yard or 9 sq ft. Adani Realty's page lists plots of 131 to 179 sq yd at Tatva Estates in Sector 99A, now sold out. Those fall under DDJAY, the Deen Dayal Jan Awas Yojana. It's Haryana's affordable colony scheme, and it caps a plot at 150 sq m, about 179 gaj.

At the other end, BPTP's page for Amstoria in Sector 102 lists "200 sq. yards onwards" and "₹6 Cr. onwards". It doesn't say whether that price is for a bare plot or a built home, so don't divide one by the other.

Where are lapsed registrations a warning sign near the Dwarka Expressway?

Sector 110 has the highest lapsed share: 3 of its 6 registrations lapsed or were cancelled. Sector 37C has 4 of 10, and Sector 99A has 7 of 19. Sectors 105, 111, 113, 114 and 36A have none.

Across Sectors 99 to 115, 31 of 198 records have lapsed or been cancelled. In Sectors 36A to 37D it's 6 of 45. "Lapsed" means the registration period ran out with no extension on record. It doesn't prove a project failed, so ask the builder for any extension order and confirm it on HRERA's register.

A registration also isn't a quality rating. It shows the project filed its papers, nothing more.

What are developers quoting in each Dwarka Expressway sector?

Quotes vary hugely from sector to sector, even along one road. These are third-party figures, each with its own basis.

  • Sector 37D: ANAROCK's NCR Q1 2026 report listed Signature Global's Sarvam at ₹15,000 per sq ft. PTI, via Outlook Business on 25 December 2025, put it at 1,798 units and ₹3 to 4 crore per unit. The HRERA record lists 2,159 units.
  • Sector 103: Punjab Kesari reported on 14 May 2026 that AIPL's Riviera started from ₹17,450 per sq ft.
  • Sector 111: Business Today reported on 13 January 2026 that the M3M Residences by Elie Saab cost ₹37,000 per sq ft. Homes started from about ₹15 crore.
  • Sector 112: PTI, via Outlook Business on 4 February 2025, put Emaar's Urban Ascent at ₹2.5 to 6 crore.

Our own page for Central Park Delphine in Sector 104 lists studios at ₹3 to 5 crore and 4-bed homes from ₹15 crore. For comparison, our tracker put the corridor's 2025 average asking price at ₹13,500 per sq ft. That's an average across the projects and listings we follow, mostly flats.

A single launch price says little about a whole sector. To compare listed projects, see our best projects on the Dwarka Expressway. The yearly series is on our Dwarka Expressway price tracker.

What do collector rates show for sectors near the Dwarka Expressway?

Plot lines rose much faster than flat lines in the 2026-27 list. Kadipur's plot line for the Sector 99 range rose 45%, and its line for Sectors 37C and 37D rose 30%. Its flat lines for the same sectors rose 9.1% and 8.3%.

Collector rates are the state's floor values for registering property. Stamp duty is worked out on the floor value or the deal price, whichever is higher, which is why the floor isn't a market price. A tehsil is a revenue sub-division, and Kadipur's list holds Sectors 37C, 37D and 99 to 110.

Village lines can differ from sector lines. Several Sector 37D records name Gadauli Kalan village in their address, and its line didn't change in 2026-27. Across Kadipur, the median plot line rose 15% across 51 lines, and the median flat line 7.1% across 7.

What should you check before choosing a sector near the Dwarka Expressway?

Check civic and transit records sector by sector, because they differ. A metro spur to the expressway at Sector 101 is part of the Gurugram Metro line now under construction. A metro link from Rezangla Chowk to Dwarka Sector 21 would have stations at Sectors 110 and 111. It's only proposed, with no central sanction found.

Two civic records matter too. GMDA is planning a stormwater drain for Sectors 37C, 37D and 9B, as our drain plan report explains. The Tribune reported in October 2026 that the corridor's public hospital still had no date for services.

  • Look up the HRERA record and note the status, declared completion date and any extension.
  • Ask for the colony's DTCP licence, issued by Haryana's Town and Country Planning Department.
  • Read the Gurugram-Manesar development plan, the official land-use map, for the sector and its neighbours.
  • Find the exact collector line, sector or village, that covers the property.
  • Visit after heavy rain and at rush hour; we hold no travel times.

Haryana's stamp duty is 7% for men and 5% for women, so use the stamp duty calculator. Compare areas on our Gurgaon property rates page. For New Gurgaon's own sectors, see our best sectors in New Gurgaon. For Sectors 36A to 37D in depth, read our Pataudi Road investment guide.
