Best Sectors in New Gurgaon for Investment: HRERA Data by Sector
There's no single best sector in New Gurgaon, but HRERA records show Sectors 89, 88A, 92, 93 and 95 hold the most registered projects. Of these, 88A, 89, 93 and 95 pair heavy activity since 2021 with few lapsed registrations, which makes them a data-led shortlist to check.

Which are the best sectors in New Gurgaon for investment?
There's no single best sector in New Gurgaon, but HRERA records show clear differences. Sector 89 has the most registered projects, 28. Sector 88A has 26, Sector 92 has 25, Sector 93 has 23 and Sector 95 has 22. Sectors 88A, 89, 93 and 95 also clear a simple bar: at least 15 registrations since 2021, with no more than one in five lapsed.
New Gurgaon here means Sectors 76 to 95 along NH-48, the range our market pages use. HRERA is the Haryana Real Estate Regulatory Authority, and its Gurugram office registers projects before they can be sold. Our copy of its list runs to 14 September 2026, so 2026 is a part year.
"Best" in this guide means best on the stated criteria and our data. It's a shortlist to check, not a tip to buy. For the wider area profile, see our New Gurgaon locality page.
How did we compare New Gurgaon sectors?
We ranked nothing by opinion. Each sector is compared on five things our records hold, and you can weigh them your own way.
- Depth: how many projects HRERA has registered in the sector. More projects mean more choice, and more finished or upcoming homes around you.
- Recent pipeline: projects registered since 2021. This shows where builders are active now.
- Plot supply: plotted projects, meaning plots were filed and no flats were.
- Lapsed or cancelled: registrations whose period ran out with no extension on record, plus cancellations. A high count is a reason to check harder.
- Collector-rate change: how the official minimum value for the sector's line moved in Haryana's latest lists.
A registration isn't a quality rating; it means the project filed its papers.
Sector counts have one small gap. A handful of records give only a village, not a sector, so they sit outside these counts. One is Godrej Aria & 101 (Vol. III) in Naurangpur, whose first two volumes are filed in Sector 79.
What does HRERA show for each New Gurgaon sector?
The table lists every sector from 76 to 95 with at least five registered projects. Our data splits the area into two groups: Sectors 76 to 87, and Sectors 88 to 95, which it labels the Pataudi Road side. Units include plots where a colony filed plots.
| Sector | Projects | Plotted projects | Registered since 2021 | Lapsed or cancelled | Units or plots filed |
|---|---|---|---|---|---|
| 76 | 13 | 3 | 11 | 1 | 4,839 |
| 77 | 8 | 0 | 2 | 1 | 760 |
| 78 | 16 | 4 | 9 | 6 | 2,402 |
| 79 | 18 | 2 | 13 | 2 | 9,142 |
| 80 | 10 | 0 | 9 | 0 | 2,896 |
| 81 | 11 | 2 | 8 | 4 | 5,425 |
| 82A | 10 | 3 | 5 | 8 | 936 |
| 83 | 12 | 2 | 3 | 6 | 1,777 |
| 84 | 17 | 3 | 11 | 4 | 2,289 |
| 85 | 13 | 2 | 4 | 2 | 782 |
| 86 | 8 | 0 | 3 | 1 | 1,921 |
| 88A | 26 | 8 | 19 | 4 | 5,832 |
| 88B | 6 | 2 | 5 | 2 | 1,666 |
| 89 | 28 | 4 | 22 | 5 | 11,161 |
| 89A | 5 | 2 | 3 | 0 | 1,364 |
| 90 | 9 | 0 | 5 | 1 | 2,734 |
| 91 | 14 | 1 | 10 | 3 | 777 |
| 92 | 25 | 3 | 12 | 7 | 3,727 |
| 93 | 23 | 6 | 18 | 4 | 5,340 |
| 95 | 22 | 9 | 16 | 0 | 2,782 |
| 95A | 10 | 5 | 7 | 0 | 740 |
Smaller entries: Sector 88 has 4 projects, Sector 79B has 3 and Sector 82 has 2. Sectors 81A and 95B have 1 each. Sector 80's count includes two Ashiana Aaroham phases whose address names an HSIIDC plot in IMT Manesar.
The chart shows how many projects HRERA registered in each sector from 76 to 95 since 2021.
Size tells its own story. Sector 89 has the most units filed, 11,161 across 28 projects on 242.21 acres. Sector 79 is next with 9,142 units. Sector 81 has the most land, 333.94 acres, but only 11 projects, so a few large registrations drive its total.
Which New Gurgaon sectors have the most recent supply?
Sectors 89, 88A and 93 lead on new supply. Since 2021, HRERA registered 22 projects in Sector 89, 19 in Sector 88A and 18 in Sector 93. Sector 95 (16), Sector 79 (13), Sector 92 (12), and Sectors 76 and 84 (11 each) come next.
As a share of each sector's record, Sector 80 is the most recent: 9 of its 10 projects date from 2021 or later. Sector 76 has 11 of 13, about 85%, and Sector 89 has 22 of 28, about 79%. Sector 76 holds DLF's Privana projects. Sector 80 holds Eldeco Fairway Reserve, registered in October 2024 with completion declared for December 2029.
Some sectors filed most of their projects earlier. Only 2 of Sector 77's 8 projects and 3 of Sector 83's 12 date from 2021 or later.
Sector 92 is a mix of old and new. Nine of its 25 records date from 2017, HRERA's first year, while 12 date from 2021 or later. Five of those newer ones are Signature Global City 92 filings from 2021 and 2023.
Fresh supply cuts both ways. It brings choice and visible building work. It can also mean many homes reaching the market together, which can hold back resale prices and rents for a while. For the full list of 2025 and 2026 filings, see upcoming residential projects in New Gurgaon.
Which New Gurgaon sectors suit plot buyers?
Sector 95 has the most plotted projects: 9, with 1,971 plots filed. Sector 88A has 8 (966 plots), Sector 93 has 6 (1,376 plots) and Sector 95A has 5 (665 plots). Sectors 89 and 78 have 4 each, with 1,084 and 486 plots.
Plots here are priced per gaj, a square yard of 9 sq ft. Several plotted records in Sectors 78, 79 and 89 are named as DDJAY colonies. DDJAY, the Deen Dayal Jan Awas Yojana, is Haryana's affordable plotted colony scheme. Its plots are capped at 150 sq m, about 179 gaj.
One example is DLF Gardencity Enclave in Sector 93. It's registered as a DDJAY plotted colony on 26.91875 acres under DTCP licence 94 of 2021, with 367 residential plots. A DTCP licence is the Town and Country Planning Department's permission to develop a colony. Check both the licence and the HRERA number before you pay.
We hold no plot prices by sector. For what land means here and how official values moved, read our guide to the New Gurgaon land price.
Where are lapsed registrations most common in New Gurgaon?
Sector 82A has the highest lapsed share: 8 of its 10 registrations lapsed or were cancelled. By count, Sector 92 (7 of 25), Sectors 78 (6 of 16) and 83 (6 of 12), and Sector 89 (5 of 28) follow. Sectors 80, 95 and 95A have none.
Most are old: of the 64 lapsed or cancelled records across Sectors 76 to 95, 46 were registered before 2021. Of those, 27 date from 2017, HRERA's first year. A lapse means the registration period ended with no extension on record. It doesn't prove a project failed, but it's a flag worth chasing.
One recent case stands out. Ganga Valley, a DDJAY plotted colony in Sector 78 registered in January 2025, already shows as lapsed in our copy of the list. If a project you like shows "lapsed", ask the builder for the extension order and confirm it on HRERA's own register.
For two sectors side by side, see our Sector 90 vs Sector 95 comparison.
What do collector rates show for New Gurgaon's sector groups?
Official values rose faster for plots than for flats in the 2026-27 list. On the Pataudi Road side, the three Harsaru residential-plot lines that name Sectors 88 to 95 each rose 30%. Flat and floor lines that name New Gurgaon sectors rose between 7.7% and 10.7%.
A collector rate is Haryana's official minimum value for registering a property. Stamp duty is charged on the deal price or this value, whichever is higher, so it isn't a market price.
A tehsil is a revenue sub-division. The Harsaru sub-tehsil covers Sectors 88, 88A, 88B, 89, 89A, 89B, 90, 91, 94, 95, 95A and 95B. The Manesar list names every sector from 76 to 87 except 84, plus 89 and 90, in its flat and floor lines.
| Line, as named in the list | Tehsil | Type | Change, 2025-26 to 2026-27 | Change, 2024-25 to 2026-27 |
|---|---|---|---|---|
| Sector 88, 88A, 89, 89A | Harsaru | Residential plot | 30% | not in both lists |
| Sector 88B, 95, 95A, 95B, 94 | Harsaru | Residential plot | 30% | not in both lists |
| Sector 89, 89A, 89B | Harsaru | Residential plot | 30% | not in both lists |
| Group housing flats, Sectors 88, 88A, 89, 89A, 84, 36A | Harsaru | Flat | 7.7% | 27.3% |
| Group housing flats, Sectors 88B, 89B, 90 to 95B, 84, 99A, 36A | Harsaru | Flat | 7.7% | 27.3% |
| Independent floors, Sectors 76, 77, 78, 80, 81, 81A, 82, 82A | Manesar | Builder floor | 10.7% | 10.7% |
| Independent floors, Sectors 79, 79A, 79B, 85, 86, 87, 89 | Manesar | Builder floor | 10.7% | 10.7% |
| Independent floors, Sectors 83 and 90 | Manesar | Builder floor | 10.7% | 10.7% |
| Group housing, Sectors 76 to 83 (except 79) | Manesar | Flat | 10% | 10% |
| Group housing, Sectors 79, 79A, 79B, 85, 86, 87, 89 | Manesar | Flat | 10% | 10% |
| Group housing, Sector 90 | Manesar | Flat | 10.7% | 10.7% |
| Group housing, Sectors 63, 63A, 64, 67, 67A, 68, 75, 76, 78 | Badshahpur | Flat | 10.3% | 20.8% |
Across the whole tehsil, Manesar's 60 residential-plot lines moved by a median of just 0.7% in the latest list. Harsaru's 32 lines moved by a median of 25%. We hold no sector-named plot line for Sectors 76 to 87, so read that tehsil median with care. Medians cover lines listed in both years.
What should you check before choosing a New Gurgaon sector?
Start with the record, then the ground. Here's a short checklist.
- Search the project on HRERA Gurugram's register. Note its status, end date and any extension.
- Ask for the DTCP licence number and check it with the Town and Country Planning Department, Haryana.
- Read the Gurugram-Manesar development plan, from the same department, to see what's zoned around the site. A development plan is the official map of land uses for an area.
- Find the sector's line on the Gurugram collector-rate list, so you know the minimum value for stamp duty.
- Ask GMDA or HSVP whether the sector roads, water and sewer lines are in place. We hold no record of these by sector.
- Visit at rush hour and after heavy rain. Our data holds no travel times or distances.
Our guide on what to check on RERA walks through the certificate. Haryana's stamp duty is 7% for men and 5% for women, so run your numbers in the stamp duty calculator. Compare areas on our Gurgaon property rates page, and for the Pataudi Road side in depth, read our Pataudi Road investment guide.
Questions
Frequently Asked Questions
Which sector in New Gurgaon has the most projects? +
Sector 89 has the most, with 28 projects registered with HRERA Gurugram in our records to 14 September 2026. Sector 88A has 26, Sector 92 has 25 and Sector 93 has 23. More projects mean more choice, but also more homes competing for buyers and tenants. A registration count is not a quality rating, so check each project's own record.
Which New Gurgaon sectors have the most plotted projects? +
Sector 95 leads with 9 plotted projects and 1,971 plots filed. Sector 88A has 8, Sector 93 has 6, Sector 95A has 5, and Sectors 89 and 78 have 4 each. Plotted means plots were filed and no flats were. Some are DDJAY affordable colonies, where plots are capped at 150 sq m, about 179 gaj. Check the DTCP licence for each one.
Is a lapsed HRERA registration a red flag? +
It's a flag to investigate, not proof of failure. Lapsed means the registration period ran out with no extension on record. In Sectors 76 to 95, 46 of the 64 lapsed or cancelled records were registered before 2021. Ask the builder for any extension order and confirm it on HRERA Gurugram's register before you pay anything.
Do collector rates show New Gurgaon property prices? +
No. A collector rate is Haryana's official minimum value for registering a property, used to work out stamp duty. It isn't a market price. What the lists do show is direction: in the 2026-27 list, Harsaru's plot lines for Sectors 88 to 95 rose 30%, and flat lines naming New Gurgaon sectors rose 7.7% to 10.7%.
Which New Gurgaon sectors are on the Pataudi Road side? +
In our data, Sectors 88 to 95 form the group labelled the Pataudi Road side. Pataudi Road itself is the Gurugram-Pataudi road, SH-26, not a sector. The Harsaru sub-tehsil's collector list covers Sectors 88, 88A, 88B, 89, 89A, 89B, 90, 91, 94, 95, 95A and 95B. Sectors 76 to 87 form the other group.
