Dwarka Expressway Drain Plan: What It Means for Buyers in Sectors 37C, 37D and 9B
GMDA wants to build a 3.3 km stormwater drain for waterlogged sectors along Dwarka Expressway, but approval and bids are still pending. If it gets built, it fixes a long-running livability problem for residents and could help resale appeal.

Illustrative What happened?
The Times of India reported that GMDA is planning a 3.3 km stormwater network for sectors 37C, 37D and 9B in Gurgaon. The drain would run along roads in these sectors and empty into the Badshapur drain. According to the paper, GMDA has put the cost at around Rs 20 crore and is seeking approval before inviting bids.
The paper noted that HSVP developed these sectors more than a decade ago without a full stormwater system. Rain collects on internal and main roads each monsoon and disrupts commuting, and temporary arrangements and natural slopes cannot cope with heavy downpours. An RWA president from Apex Our Home told the paper that around 4,000 families live in Sector 37C alone and that residents face the problem every monsoon.
The Times of India added that GMDA's board cleared the project in June 2022, yet construction has not begun. The scope was later widened to the Pataudi Road stretch between Umang Bharadwaj Chowk and Gadoli, but MCG has since taken over that stretch. GMDA's own plan stays limited to the sectors.
Which sectors are affected?
- Sector 37C, Gurgaon
- Sector 37D, Gurgaon
- Sector 9B, Gurgaon
- Dwarka Expressway corridor
- Pataudi Road (Umang Bharadwaj Chowk to Gadoli), now under MCG
Current property prices
Dwarka Expressway average: ↑ 8% year on year (2024→2025), from our locality data.

Potential impact
For now this is a plan, not a drain. The project is still awaiting approval, bids have not been invited, and the same scheme was cleared on paper in 2022 without reaching construction. Nothing in the report justifies pricing in a fix today, and any effect on values would only show up once work is visibly under way and then finished.
If it is delivered, the gain is mostly about daily living: fewer flooded roads, less disruption during the monsoon and one fewer complaint in resale conversations. Our data puts the Dwarka Expressway average at 13500 per sq ft against 16500 for Gurgaon, with an 8% year-on-year rise between 2024 and 2025. Drainage is one input among many in that gap, so treat any price benefit as modest and uncertain.
