New Gurgaon or Sohna: how do they compare?

New Gurgaon is the pricier and bigger market on our data. Our tracker put it at ₹11,000 per sq ft in 2025 against ₹8,200 in Sohna, and it has 313 HRERA projects against Sohna's 86. Both slowed in 2025, to 7.8% and 6.5%, and our base-case forecasts keep them on a similar pace to 2030.

The tracker is the average asking price per sq ft across the projects and listings we track, mostly flats. HRERA is the Haryana Real Estate Regulatory Authority in Gurugram, where projects register before they are sold.

What do New Gurgaon and Sohna cover in our data?

New Gurgaon here means Sectors 76 to 95 along NH-48. HRERA records split it into two groups: Sectors 76 to 87, and Sectors 88 to 95 on the Pataudi Road side. The tracker covers all of it as one area.

Sohna is looser. Our tracker area is Sohna in South Gurgaon. The HRERA "Sohna" group collects records whose address names Sohna. Of its 86 records, 6 from 2017 are in Gurugram Sectors 59, 62 and 67A, with addresses that name Sohna tehsil. Most of the rest are in Sohna's own sectors, such as 2, 5, 33 and 35.

For collector rates we use tehsil lists. A tehsil is a revenue area used for land records. A collector rate is Haryana's official minimum value for registering a sale, not a market price. Our locality pages for New Gurgaon prices and Sohna prices show each series in full.

How have prices moved in New Gurgaon and Sohna?

Both areas more than doubled between 2020 and 2025, but New Gurgaon pulled further ahead. The gap between them grew from ₹900 per sq ft in 2020 (₹4,800 minus ₹3,900) to ₹2,800 in 2025 (₹11,000 minus ₹8,200).

2028 (base forecast)₹13,500₹9,900₹3,600
2030 (base forecast)₹15,300₹11,100₹4,200

Gap figures are simple subtraction. The 2026 to 2030 rows are base-case forecasts, explained in the next section.

The two areas moved in step. Both had their fastest years in 2022 and 2023, at 25.9% and 26.5% for New Gurgaon and 25% and 23.6% for Sohna. Both then slowed: New Gurgaon to 18.6% in 2024 and 7.8% in 2025, Sohna to 13.2% and 6.5%. Over the five years, that works out to about 18% a year for New Gurgaon and 16% for Sohna.

These are mostly flat prices. Plots are priced per gaj (1 gaj is 1 square yard, or 9 sq ft), so for plots the tracker shows direction only.

What do our 2030 forecasts show for New Gurgaon and Sohna?

Our base case puts New Gurgaon at ₹15,300 per sq ft in 2030 and Sohna at ₹11,100. The ranges are ₹13,000 to ₹16,000 for New Gurgaon and ₹9,600 to ₹11,200 for Sohna. Sohna's base and high cases almost match, because its 2025 pace (6.5%) was already close to the long-run pace.

The method: base-case growth starts at the latest yearly change. It moves in equal steps to a long-run pace of 6.1% a year, reached in year five. That 6.1% is the average yearly rise in NHB RESIDEX's 50-city index over 2024-Q3 to 2026-Q2, from NHB press releases. The low case is half the base-case growth each year, and the high case holds the faster pace for five years. Values are rounded to ₹100. This is a projection, not investment advice, and our forecasts stop at 2030.

Outside figures use a different basis. ANAROCK's Q2 2026 report put New Gurugram's average quoted base price at ₹13,450 per sq ft on super built-up area. The same report listed ROF Antares in Sector 7, Sohna, among the quarter's launches at ₹3,600 per sq ft. Our full forecasts are in the New Gurgaon price prediction for 2030 and the Sohna price forecast to 2030.

How much new supply is each area adding?

New Gurgaon registers several times as many projects a year as Sohna, but the gap narrowed in 2025. New Gurgaon filed 29 registrations that year (10 + 19), against 13 in Sohna, Sohna's highest since 2017.

Plots matter in both. Plotted colonies are 62 of New Gurgaon's 313 records, about one in five, and 21 of Sohna's 86, about one in four. Lapsed or cancelled records are about one in five in each, 64 and 17, and most date from before 2021.

Recent Sohna filings are mostly small plotted colonies and floor or flat projects in Sohna Sectors 2, 5, 33 and 36. One big exception is Antares by ROF in Sohna Sector 7, which filed 1,953 units on 11.12 acres in April 2026. Our guide to the best sectors in Sohna breaks this down by sector. The best sectors in New Gurgaon does the same for Sectors 76 to 95.

What do collector rates say about New Gurgaon and Sohna?

New Gurgaon spans two main tehsil lists, Manesar and Harsaru, and they moved very differently in 2026-27. Harsaru's residential plot lines rose by a median 25%, Manesar's by 0.7%, and Sohna's by 0.1%. Farmland rose 45% on the Manesar list and 15% on both Harsaru and Sohna.

Over two lists, 2024-25 to 2026-27, Sohna residential plots rose a median 10.1% across 60 lines and farmland 28.8% across 84 lines. Harsaru plots rose 37.5% across 15 lines and Manesar plots 10.9% across 40.

The tehsil names can mislead. The Manesar list's flat and floor lines name New Gurgaon sectors such as 76 to 83 and 90, not Manesar town. So check the exact line for your sector, because stamp duty is charged on the price or the collector value, whichever is higher.

Which roads and transit plans matter for each area?

Both areas have one big road that already works. Transit is further off, and none of the transit records we hold names a station in Sohna. For New Gurgaon, the Dwarka Expressway's Haryana section, which serves Sectors 83, 84 and 88, was inaugurated on 11 March 2024. For Sohna, the Delhi-Mumbai Expressway's first 246 km, which starts on the Sohna-Gurugram road near Alipur village, opened on 12 February 2023.

Sohna also has the DND-Faridabad-Sohna spur. Our records show two of its packages listed as completed in March 2025, but the Delhi end isn't confirmed complete. On 20 October 2026, The Times of India reported that a South Delhi MP had announced the final stretch complete. An inauguration is not yet confirmed. Our news desk covered the final stretch of the Faridabad-Sohna corridor, and our post on future development near the Sohna elevated road covers the area.

For transit, a Haryana press release of 30 December 2025 covered a proposed metro from Sector 56 to Panchgaon. It is 35.25 km long with 28 elevated stations, and has state funding approval. It's expected to improve links to New Gurugram, but we hold no station list for it. Another corridor, from Subhash Chowk via Rajiv Chowk and Sohna Road to the railway station, is at the consultant stage. The Delhi-Gurugram-SNB Namo Bharat line (RRTS, a regional rapid rail service) is still a proposal, with no Union Cabinet sanction found.

Sohna buyers should also watch legal risk near the Aravallis. The Hindustan Times reported on 16 October 2026 that Haryana's forest department found over 45 complexes on forest land in Ghamroj, Behrampur and Naurangpur. A demolition drive is planned for mid-November.

Who does New Gurgaon suit, and who does Sohna suit?

The data describes two different markets, not a better and a worse one. These are fits, not recommendations.

  • New Gurgaon fits buyers who want a large, established flat market with an operating expressway and lots of choice, 313 registered projects. They pay more: ₹11,000 per sq ft on our 2025 tracker average.
  • Sohna fits buyers with a lower budget per sq ft, ₹8,200 on our 2025 average. It also fits those looking at plotted colonies and floors in Sohna's own sectors. They should be comfortable with a thinner market and a few forest-land and access questions.

Our base case gives both areas a similar pace to 2030, so price growth alone doesn't separate them. Your budget, the property type and your daily route matter more. For a longer view of New Gurgaon, see whether New Gurgaon is a good 10-year investment.

What should you check before buying in either area?

The checks are the same in both areas, with one extra for Sohna.

  1. HRERA status: look up the registration on HRERA Gurugram's site, and note any lapse or extension.
  2. DTCP licence: the licence from the Department of Town and Country Planning that allows a colony or group housing project. Match its number to the project.
  3. Development plan: the official land-use map. Ask the Town and Country Planning Department which plan covers your site and what zone it shows.
  4. Forest status (Sohna): for land, plots or farmhouses near the Aravallis, check the forest department's records before you pay a token.
  5. Collector line: find your sector or village line in the Manesar, Harsaru or Sohna list.
  6. Commute: we hold no distances or travel times. Drive your daily route at peak hour.

Haryana stamp duty is 7% for men and 5% for women, with a registration fee of up to ₹50,000. Work out your cost with our stamp duty calculator.
