Is Pataudi Road a Good Investment? What Our Data Shows in 2026
Pataudi Road is a mixed bet on our data: the Dwarka Expressway crossing is open and plot collector rates in the Harsaru list rose a median 25% in 2026-27. But growth in our New Gurgaon price proxy slowed to 7.8% in 2025, supply is heavy and 28 of 173 registrations in Sectors 88 to 95 have lapsed or been cancelled.

Is Pataudi Road a good investment in 2026?
It depends on what you buy and how long you can hold it. Our data shows steady supply, sharp rises in plot collector rates on the Gurgaon side and an open Dwarka Expressway crossing. Against that, price growth in our New Gurgaon proxy slowed to 7.8% in 2025, highway works are unfinished and some registrations have lapsed.
This post scores each signal so you can weigh it yourself. It's a reading of the data, not advice to buy or sell.
Pataudi Road is the Gurugram-Pataudi road, SH-26, not a sector. In our data, "near Pataudi Road" covers three areas. They are New Gurgaon Sectors 88 to 95, Sectors 36A to 37D where the Dwarka Expressway crosses it, and Pataudi town. Our Pataudi Road property investment guide explains all three areas in more detail.
How does Pataudi Road score on our data?
It scores well on access and collector-rate rises, and less well on price momentum and lapsed registrations. Here is each signal, what our records show and how we read it.
| Signal | What our data shows | How it reads |
|---|---|---|
| New supply since 2021 | 120 registrations in Sectors 88 to 95, 27 in Sectors 36A to 37D, 11 in Pataudi town | For: builders keep filing here |
| Registrations in 2026 (to 14 September) | 8 in Sectors 88 to 95, 1 in Sectors 36A to 37D, 1 in Pataudi town | Mixed: slower, but a part year |
| Plot collector rates, 2026-27 list | Harsaru median 25% (32 areas), Kadipur 15% (51 areas), Pataudi residential 1% (102 lines) | For on the Gurgaon side, flat in Pataudi |
| Farmland collector rates, 2026-27 list | Harsaru median 15% (46 areas), Pataudi 60% (95 lines) | For land holders, official values only |
| Price direction (New Gurgaon proxy, mostly flats) | 26.5% in 2023, 18.6% in 2024, 7.8% in 2025 | Mixed: still rising, but slowing |
| 2030 forecast (New Gurgaon proxy) | Base ₹15,300 per sq ft; low ₹13,000; high ₹16,000 | Mixed: steady, not fast |
| Rental yield (New Gurgaon proxy) | 3.3% | Low income return |
| Lapsed or cancelled registrations | 28 of 173, 6 of 45 and 1 of 13 | Against: check every project |
| Road access | Dwarka Expressway crossing open; Global City under construction; Pataudi-Rewari highway unfinished in parts | Mixed: partly delivered |
"For" means the number supports demand or value. "Against" means it's a risk you have to manage, and "Mixed" means it cuts both ways.
HRERA, the Haryana Real Estate Regulatory Authority, registers projects before they can be sold. Its records here run to 14 September 2026, so 2026 is a part year.
A collector rate is Haryana's official minimum value for registering a sale. It isn't a market price. The tracker figures are average asking prices across the projects and listings we track, mostly flats. They show direction, not the price of any one home.
What's the case for investing on Pataudi Road?
The strongest point is access that already exists. A PIB release of 18 May 2023 says the Dwarka Expressway crosses Pataudi Road near Harsaru. Its Haryana section was inaugurated on 11 March 2024, so this benefit isn't a promise.
Global City adds a second reason. HSIIDC, the state body building it, says the township in Sectors 36B and 37B has direct access from both roads. On 12 August 2026 the chief minister said 80% of its physical work was done.
The state's own valuations are moving up as well. In the 2026-27 Harsaru list, the residential-plot line for Sectors 88, 88A, 89 and 89A rose 30%. So did the line for Sectors 88B, 94, 95, 95A and 95B.
The Harsaru and Garhi Harsaru village lines rose 75%. These are minimum values for registration, but they do set the floor for stamp duty.
Over a longer run, prices have climbed. Our New Gurgaon proxy rose 129.2% from 2020 to 2025, or about 18% a year on average.
The chart shows the yearly average asking price for New Gurgaon from 2020 to 2025, plus our base-case forecast to 2030. You can see the rise and the slower slope since 2024.
What's the case against Pataudi Road?
Slowing price growth and heavy supply are the main counterweights. The New Gurgaon proxy grew 26.5% in 2023, 18.6% in 2024 and 7.8% in 2025. Our base case expects growth of 7.5% in 2026, easing to 6.1% by 2030.
Supply is large. Sectors 88 to 95 alone have 39,755 units and 7,906 plots on file with HRERA. When you sell, your buyer can pick from many similar homes nearby, which can hold back resale prices.
Some projects haven't gone to plan on paper. In Sectors 88 to 95, 28 of 173 registrations are lapsed or cancelled. "Lapsed" means the registration period ran out without an extension on record, so the status needs checking before you pay.
The road story isn't finished either. The Hindustan Times reported, as covered in our news on 30 September 2026, that the Gurugram-Pataudi-Rewari highway is still being finished in parts. It also said NHAI has started the process for a toll plaza at Janaula. A toll is a running cost for anyone who drives that way often.
Pataudi town's official signal is weak. Its residential collector lines rose a median of just 1% in the 2026-27 list. Rent is modest too. The New Gurgaon proxy shows a rental yield of 3.3%, so a year's rent is about 3.3% of the price.
Is Pataudi Road better for end users or investors?
The data is kinder to end users than to short-term investors. If you plan to live here, the main access gain, the Dwarka Expressway crossing, is already open. What matters most is a registered project with a completion date you can live with.
For investors, the maths is tighter. If prices follow our base case, the New Gurgaon proxy would move from ₹11,000 per sq ft in 2025 to ₹15,300 in 2030. That's (15,300 minus 11,000) divided by 11,000, or about 39% over five years, before costs. Stamp duty of 7% for men or 5% for women is added when you buy.
Plot buyers and flat buyers should read different signals. Plots are priced per gaj, where one gaj is one square yard, or 9 sq ft. For plots, the collector changes and the plotted supply say more than flat prices. For flats, the tracker trend and the number of competing homes matter most.
Either way, our forecast is a projection from past data, not a promise. Our Pataudi Road property price prediction for 2030 shows the low and high cases in full.
Which part of Pataudi Road fits which buyer?
Each of the three areas suits a different kind of purchase. Sectors 88 to 95 are the largest and most mixed. Of 173 registrations, 80 are filed as flats or floors, 40 as plots and 53 don't say.
Our project pages there include DLF Gardencity Enclave in Sector 93. Its HRERA filing describes a DDJAY plotted colony with 367 residential plots under DTCP licence 94 of 2021. DDJAY is the Deen Dayal Jan Awas Yojana, Haryana's affordable plotted colony policy. DTCP is the Town and Country Planning Department, which licenses colonies.
Sectors 36A to 37D are where the Dwarka Expressway meets Pataudi Road. They lean to flats: 21 of 45 registrations are homes and 6 are plotted. Our page on Estate 361 by Max Estates in Sector 36A lists 1,096 units with possession in September 2033.
Pataudi town is small and mostly plotted, with 9 of 13 registrations plotted. Spiti Heritage Homes in Sector 1 is filed under DDJAY, where plots are capped at 150 sq m, about 179 gaj. The town's largest filing, Ycon Platinum Heights in Sector 3, came in June 2026 with 2,038 units on 13.28 acres.
What would change the verdict on Pataudi Road?
Five things to watch over the next year. Each one would move a row in the scorecard above.
- Our 2026 tracker figure for New Gurgaon. The base case expects about ₹11,800 per sq ft.
- Whether Global City's remaining work is done by December 2026, the date the chief minister gave.
- The start of tolling at Janaula and the finish of the pending flyover and overbridge work.
- The full-year 2026 HRERA count, and whether any lapsed projects get extensions.
- The 2027-28 collector-rate lists for Harsaru, Kadipur and Pataudi.
If prices pick up while supply stays steady, the case firms up. If more registrations lapse or roads slip, it weakens. We compare the same signals for a nearby belt in Pataudi Road vs Manesar for investment.
What should you check before you decide?
Check the project, the land and the costs, in that order. A good area can't fix a bad file.
- The HRERA registration number, its current status and its completion date. Our guide on what to check on RERA walks through it.
- For plots, the DTCP licence and whether the colony is DDJAY, since that caps plot size.
- Which tehsil registers the land, and its current collector rate for that line.
- Recent registry prices on the same street, since we don't publish a Pataudi Road price.
- How you'll travel today, including any toll on your route.

Questions
Frequently Asked Questions
Is Pataudi Road good for long-term investment? +
Our data gives mixed signals. Plot collector rates in the Harsaru list rose a median 25% in 2026-27, and the Dwarka Expressway crossing is open. But our New Gurgaon price proxy slowed to 7.8% growth in 2025, and supply is heavy. A long holding period matters more here than a quick resale. This is not investment advice.
Is Pataudi Road better for plots or flats? +
Our data can't rank them, but it shows where each is registered. Pataudi town is mostly plots, with 9 of 13 registrations plotted. Sectors 88 to 95 lean to homes, with 80 registrations filed as flats or floors and 40 as plots. Check each project's HRERA status before you compare prices.
Is there a Pataudi Road property price index? +
Not in our tracker. We use New Gurgaon, Sectors 76 to 95, as a labelled proxy. Its average asking price, mostly flats, was ₹11,000 per sq ft in 2025, and the base case for 2030 is ₹15,300. Plots are priced per gaj, so ask for recent registry prices on the same street.
Have many projects lapsed near Pataudi Road? +
Some have. HRERA records show 28 of 173 registrations in Sectors 88 to 95 lapsed or cancelled, 6 of 45 in Sectors 36A to 37D and 1 of 13 in Pataudi town. Lapsed means the registration period ran out with no extension on record. Ask for the current status before you pay.
Will the planned toll plaza affect Pataudi Road buyers? +
It could add a regular cost for drivers. The Hindustan Times reported, as covered in our news on 30 September 2026, that NHAI has started the toll plaza process at Janaula on the Gurugram-Pataudi-Rewari highway. We hold no toll rates yet, so check how often your daily route would pass it.
